Mayes Cottage is a traditional brick and flint Norfolk Cottage in central Brancaster.  It has just been completely refurbished including the addition of a stunning new kitchen and dining room extension with vaulted ceiling.  The rooms are all tastefully decorated with new floorings and furnishings throughout. Many of the original features have been retained including the old front door! The décor is restful and stylish.  The kitchen is bespoke with deep granite tops and new appliances. The accommodation really has the ‘Wow’ factor and will provide a fabulous and comfortable base from which to explore the North Norfolk beaches!

Entrance hall:  Pamment flooring.  

 

Kitchen / Dining Room:  A room with the ‘wow’ factor!  A great room for cooking, relaxing and eating. Limestone flooring. Full length windows and a vaulted ceiling gives a great sense of space.  Open plan with central granite topped island, stainless steel sink. Halogen hob, electric oven, microwave, large American style Smeg fridge freezer, dishwasher. Well equipped with toaster, coffee maker and utensils.  Flat screen tv with Freeview, dining table and 6 chairs.  French doors opening to enclosed sunny courtyard garden. 

 

Utility area:  With washing machine and tumble dryer.

 

Downstairs Cloakroom:  WC and basin.

 

Sitting Room: A lovely room with a cosy but contemporary feel. Two comfortable sofas, woodburning stove, large flat screen TV with Freeview, Sony Playstation, selection of games and DVDs.

 

Bedroom 1.  Double bedroom with pretty painted fitted cupboard. Views to front garden.  En-Suite shower room, fully tiled with WC and basin. 

 

First Floor:

 

Bedroom 2:  Double bedroom with two painted original fitted cupboards, views over courtyard garden. 

 

Bedroom 3: Twin room with pine beds and a nautical theme!  Painted fitted cupboard, views to front garden.

 

Family Shower Room:  Contemporary and high quality fittings, fully tiled throughout with a large shower unit, basin and WC.

Outside:  To the front is a good sized shingled area parking for two cars, partly walled.  Fully enclosed.  French doors off the dining area lead to a sunny and very private enclosed courtyard with table and chairs and a sheltered  loggia for sitting outside even when it rains!

Local Area

Brancaster is known for its simply stunning beach.  It stretches for miles backed by gentle sand dunes and the famous links golf course of The Royal West Norfolk Golf Club.  Seals bask on the creek edges and children can safely paddle in the tidal lagoons.  The tide goes out a long way revealing the shipwreck of the S S Vina (beware of strong tides and do not venture out!) The sand is perfect for sandcastles and picnics. Kite surfers provide exciting entertainment on windy days. Parking is a few yards from the beach and anyone who walks that little bit further will be rewarded with their own private stretch of sand! The Ship public house has recently been reopened under Chris Couborough The Flying Kiwi Chef to great reviews. Traditional icecream and lollies can be had from the booth on the beach! Wildlife along the coast is abundant and accessible, Marsh Harriers wheel overhead along with Avocets, Oyster Catchers and Terns. A trip would not be complete without tasting the famous mussels, in season when there is an 'R' in the month.
