The Old Coach House is a charming and comfortable character property in the centre of Brancaster Staithe, just minutes walk from the Jolly Sailors pub and the harbour.  It offers a completely enclosed courtyard garden with plenty of space for cars and recreation, with a paved BBQ and relaxing space outside the house.  Inside there is a kitchen / diner, large sitting room with wood burning stove & downstairs family bathroom.  Upstairs are three bedrooms, one with a charming view across the road to the Staithe.

 

New for 2011 - The Old Coach House has been undergoing some improveements over the winter months and now boasts electronic gates, a new fourth bedroom with a single bed, a refurbished ground floor bathroom, new ground floor entrance hall, new ground floor utility room and the whole house has been re-decorated and fitted with new oak doors & window sills.

Entrance Hall : Large entrance hall with two chairs and plenty of space for boots & coats.  Lovely natural stone flagstones and exposed brickwork.

 

Utility Room: Sink & marble worktop.

 

Kitchen / Dining Area:  Comfortable room with a dining table & 6 chairs and well equipped fitted kitchen.  There is an integral electric oven & grill with integral ceramic hob and extractor hood, under counter fridge/freezer, washing machine, dishwasher, microwave, toaster, kettle and sink with new oak draining surround.

 

Sitting Room: Large room with two seater sofa, comfy sofa and armchair at one end with coffee table, log burning stove in the centre of the room and second two seater sofa, TV & DVD player at the other end.  Windows to both front and rear of the property.

 

Bathroom: Brand New Bathroom for 2011, natural stone tiling throughout with bath with mains pressure shower over, WC and basin.

First floor:  

New oak flooring on upstairs landing.

 

Bedroom 1:  Raised single bed with storage beneath with views out across the road to the Staithe.

 

Bathroom 2: Double Bed, bedside tables with lamps, wardrobe and window to the front of the property.

 

Bedroom 3:  Double Bed, bedside tables with lamps, wardrobe, small chest of drawers with television on top.

 

Bedroom 4:  Brand new room, single sleigh style bed, oak floor, bedside table with lamp, chair and window to the rear of the property.

Towels can be provided at £5 per person 
Central Heating
There is no cot or high chair provided at the proerty, these can be hired from the offices of Norfolk Hideaways at a cost of £10 each plus £20 refundable deposit.

 

Outside:  The property is approached from the side through two large electric wooden gates  (a remote control is provided on key collection), once closed the garden is fully enclosed and there is a pedestrian gate in the main gate for easy access on foot.  The courtyard garden is all shingle and paved area but very pretty borders of mature shrubs & trees give it a lovely feel.  There is a table and chairs & BBQ available outside the back door and clothes airier.

Local Area

Brancaster Staithe, just a couple of minutes drive from Brancaster, bustles with sailors.  Home to Brancaster Staithe Sailing Club, the harbour is a busy place.  Fresh seafood  and coffee can be had from the shed on the quay (in high season)or you can go up to The Jolly Sailors where children, muddy dogs and boots are welcomed.  For more formal dining The White Horse provides a spectacular view of the marshes where you can enjoy the local seafood whilst watching the tide come in over the creeks.  The Fish Shed gives you the opportunity to take home some great local produce. Kayaks and boats can be hired from Northshore Sport and Leisure. Brancaster Staithe is right on the Norfolk Coast Path. Fresh mussels can be bought on the quay direct from the fishermen, or try Mervyn in the village, he will have a sign out!
