Manningham House is a handsome family home, comfortably appointed and extremely welcoming. The house is of Carrstone construction with a traditional Victorian double bay fronted entrance. It is positioned centrally in the village, just a short stroll from the acclaimed Gin Trap Inn and the lovely village shop which supplies organic produce and has an interesting selection of wines to choose from. Ringstead also boasts a children’s playground with small bike ramp for little ones and access to some fabulous walks; Peddars Way, Courtyard Farm, Ringstead Downs and more. Situated less then 2 miles from the stunning beaches of Old Hunstanton, Thornham and Holme with Titchwell nature reserve close by too.

Please note Manningham House is having some improvements carried out during November to include the third double becoming a twin room,  the family bathroom will be totally refurbished with a full sized bath, separate shower, underfloor heating and new sanitary wear. The kitchen will be repainted.  These improvements will apply to bookings after the 3rd December 2010.

Accommodation

Ground Floor:

 

Kitchen / Diner:  This beautiful room stretches the width of the house at the rear. The kitchen area boasts an Aga, separate conventional hob and oven, microwave, fridge/freezer, butler sink dishwasher and washing machine with extensive granite worktops and a stylish central island.
The dining area comprises a lovely light oak dining table that comfortably seats eight, flat screen TV and ipod docking station. There are French windows which open onto the pretty back garden.

 

Hall: Spacious area with stairs and galleried landing

 

Sitting Room 1: A cosy room with lovely bay windows looking out to the front of the property. Furnished with comfy sofas and a chair, a coffee table, TV (with Sky television) and DVD player. The focus of the room is the lovely open fire.

 

Sitting Room 2: Second sitting room with windows out to front of property; comfortably furnished with an Ipod docking station, providing an ideal retreat from the television across the hall.  Another lovely open fire provides the final touches to this cosy room.

 

First Floor:

Master Bedroom:  A handsome room, with king size wrought iron bed, bedside tables and en-suite bathroom; comprising bath with wall mounted hand held shower attachment, sink and WC.

 

Bedroom 2:  Double bed with brass bed, bedside tables and large wardrobe and chest of drawers.

 

Bedroom 3:  Double bed with rear aspect window looking out over fields. There is a door leading to the family bathroom from this room.

 

Bedroom 4: Well proportioned single bedroom with rear aspect window.

 

Family Bathroom:  Quaint room with interesting pictures on the walls, bath with shower attachment, WC and hand basin.

Outside:

The house is set back from the road and has a small garden to the front of the property. The rear of the property is accessed via a shingle drive to the left of the house and leads to a gated parking area suitable for two vehicles. There is a pretty enclosed rear garden laid to lawn and patio, garden furniture is provided to enjoy the afternoon sun. The rear garden backs onto open countryside views.
There is a charming garden shed at the bottom of the garden and within the parking area is a more modern brick building, housing a full size table tennis table.
