Manor Farm is a much loved substantial period home sleeping 14 people. It is the perfect setting for family gatherings, working weeks, small parties and celebrations.  The house, 250 years old, is a quintessentially traditional English country home, having been in the same family for many years. The accommodation is spacious,comfortably furnished, and wonderfully situated, being a short walk to Brancaster beach and the Royal West Norfolk Golf Club.  There are many original features including the old Butler’s bells, cupboards and fireplaces.  Children will simply adore exploring and playing Hide and Seek.  The grounds are private and spacious with large lawned  areas and an outdoor pool (see terms) for guests use.   Manor Farm gives guests a true and personal country house experience making a celebration or simply a family get together a truly memorable occasion.

Ground floor: 

 

Rear door from driveway:  Entrance hallway with quarry tiled floor, original cupboards and shelving.

 

Kitchen:  A real heart of the home, with oil fired Aga, Butlers sink, range of wooden cupboards, wonderful large dresser, large table seating 14.  Dishwasher, fridge and microwave. 

 

Pantry: Accessed from the rear of the kitchen is the original ‘larder area’ with freestanding cooker, two fridege / freezers, granite tops.  The room is naturally cool, so ideal for storing foodstuffs.

 

(Second staircase: from the hall leading up to bedrooms & bathrooms at the rear of the house)

 

Dining Room:  More formal dining room with large table and chairs, which will comfortably seat ten, original fireplace with tiles.  Window with views to rear gardens.

 

Family Room:  Comfortable large room with sofas and armchairs. Full height bay window overlooking the lawned areas.  Original bookselves, TV with Freeview, DVD, board games and books for rainy days, open fire (one basket of logs supplied for arrival, supplies available locally).  

 

Drawing Room:  A more formal sitting room with imposing, full height bay window overlooking the garden. Perfect for drinks before dinner. Original open fire (logs as before) Large sofas and armchairs. Bookshelves. CD player. 

 

Downstairs Cloakroom:  WC and basin.

 

Downstairs shower room:  Shower cubicle.  Perfect for rinsing children from the beach or pool!

 

Central Hallway:  With imposing entrance door to the gardens and terrace area, sweeping staircase with mahogany rail to first floor, quarry tiled floor.

 

First Floor:  Galleried landing. Large window overlooking the gardens.

 

Master Bedroom 1:  Beautiful bright principal bedroom with full height bay window overlooking the gardens.  Chaise lounge, King size bed, built in wardrobes and chest of drawers.

 

Master Bedroom 2:  Another wonderfully proportioned bedroom with full height bay window overlooking the gardens.  King size bed, armchair, dressing table and built in wardrobe.  (door with access to twin bedroom 2 so would suit family).

 

Double Bedroom: Sleigh style double bed, bediside tables & lamps, suitcase stand, chest of drawers and double windows overlooking the rear of the property.

 

Twin Bedroom 1: Spacious Room with three windows overlooking the rear and side of the property.  Dark wood twin beds, central bedside table & lamp, wardrobe and chair. 

 

Twin Bedroom 2:  Pretty twin room with 2ft 6" beds, built in wardrobe, hand basin and window to side of the property. (door with access to mster bedroom 2)

 

Family Bathroom: Large traditional bathroom with seperate shower cubicle, full size bath, wash hand basin and WC.  Windows to the driveway side of the property.

 

Twin Bedroom 3: Charming room with twin beds, chest of drawers with lamps & wardrobe, windows to the gravelled drive.

 

Single Bedroom1:  Metal bedframe single bed, bedside table with lamp, chest of drawers and window to the side gardens of the property.

 

Single Bedroom 2:  Single room with wardrobe, chest of drawers and window to the side gardens of the property.

 

Shower Room:  Shower cubicle,  basin and WC.

 

Bathroom:  Basin and bath.

 

Outside:

The grounds are a real feature of Manor Farm with extensive landscaped gardens and large lawned areas surrounded by mature trees.  The house is approached via a long driveway to the rear with generous parking for several vehicles.  There is a terrace overlooking the lawns with seating for 14, a trampoline and outdoor pool for guests use (see terms). There is plenty of space for cricket, football and general running about!

Local Area

Brancaster is known for its simply stunning beach.  It stretches for miles backed by gentle sand dunes and the famous links golf course of The Royal West Norfolk Golf Club.  Seals bask on the creek edges and children can safely paddle in the tidal lagoons.  The tide goes out a long way revealing the shipwreck of the S S Vina (beware of strong tides and do not venture out!) The sand is perfect for sandcastles and picnics. Kite surfers provide exciting entertainment on windy days. Parking is a few yards from the beach and anyone who walks that little bit further will be rewarded with their own private stretch of sand! The Ship public house has recently been reopened under Chris Couborough The Flying Kiwi Chef to great reviews. Traditional icecream and lollies can be had from the booth on the beach! Wildlife along the coast is abundant and accessible, Marsh Harriers wheel overhead along with Avocets, Oyster Catchers and Terns. A trip would not be complete without tasting the famous mussels, in season when there is an 'R' in the month.
