The Maltings is an exceptional property; it has been completely refurbished for letting in 2011 and offers lovely accommodation with stunning views from upstairs over the saltmarsh and harbour at Brancaster Staithe.  The open plan, split level living area is beautifully furnished and bright with an enormous floor to ceiling arched window leading out to the patio garden to the rear.  The bedrooms are tastefully decorated and there are two with en suite facilities; plus a super ‘den’ in the eaves of the attic – carpeted, with a TV, two giant bean bags and a large Velux window with the best view in the house, great for kids (and big kids) who aren’t afraid of scaling the ladder to get to it!  It also now boasts solar electricity panels making it an eco friendly and low emissions house too.

Kitchen & Dining Area: The fully fitted new kitchen and dining area are on the galleried mezzanine floor.  The kitchen has plenty of cupboard space and is well equipped with fully integrated under counter fridge & separate freezer, washer/dryer, dishwasher, ceramic hob and fan assisted oven with extractor hood.  There is a sink with drainer, window to the front of the property, microwave, toaster & kettle, along with a good range of kitchen utensils and cooking equipment.  The kitchen area also has a tumbled marble floor, leading to the solid oak flooring in the Dining Area. In the dining area there is a lovely wooden table with 8 chairs, sideboard and lamp.  There are railings over to the sitting room below.

Sitting Room: A good sized comfortable room with solid oak flooring.  There are two comfortable two seater sofas and two armchairs, an LCD TV with freeview, open fire, coffee table, side tables and lamps. The whole room is dominated by the arched ceiling height window with French doors out to the paved courtyard to the rear of the property.

 

First Floor.

 

Master Bedroom: King size bed with side tables and reading lamps.  Velux window with lovely views out over the harbour, built in cupboard with hanging space and shelves, wall mounted mirror with shelf below and En Suite Shower Room.  Electric shower, WC and small wash hand basin.

 

Twin Bedroom: Full size twin beds with side tables and lamps, built in cupboard with hanging space and shelves and another Velux window with beautiful views to the rear of the property over to the harbour and saltmarsh.

 

Twin Bedroom: Full size twin beds with bedside lamps and basket shelving, built in cupboard with hanging rail and shelves.  En Suite toilet with WC, small sink & heated towel rail.

Family Bathroom: Bath with hand held shower over, separate shower cubicle with electric shower, WC, sink and heated towel rail.

 

Secret Attic Den: Approached from fold away attic ladder, the fully carpeted loft space in the eaves has two giant bean bags, a flat screen TV and lamp.  It also has the best view in the house from the Velux window so it’s a great den for kids both big and small (as long as big kids don’t mind the step ladder and the limited ceiling height).

 

Bed linen and towels are provided.

Electric Storage Heaters & Wall Hung Electric Radiators.

Cot, High Chair & Two Stairgates are provided at the property.

 

Outside:  There is off road parking to the front of the property for at least 2 cars.  To the rear is a small courtyard garden, completely walled and enclosed with shrubs and Indian paving stones.  Garden furniture & BBQ are provided.

Local Area

Brancaster Staithe, just a couple of minutes drive from Brancaster, bustles with sailors.  Home to Brancaster Staithe Sailing Club, the harbour is a busy place.  Fresh seafood  and coffee can be had from the shed on the quay (in high season)or you can go up to The Jolly Sailors where children, muddy dogs and boots are welcomed.  For more formal dining The White Horse provides a spectacular view of the marshes where you can enjoy the local seafood whilst watching the tide come in over the creeks.  The Fish Shed gives you the opportunity to take home some great local produce. Kayaks and boats can be hired from Northshore Sport and Leisure. Brancaster Staithe is right on the Norfolk Coast Path. Fresh mussels can be bought on the quay direct from the fishermen, or try Mervyn in the village, he will have a sign out!
