Garden Cottage, Manor Farm is simply a perfect romantic bolthole.  Situated just 20 minutes drive from Burnham Market and the North Norfolk coast in a tiny hamlet close to Fakenham.  The property is part of a converted barn on the owners conservation award winning farm.  The formal gardens overlook the  13th century church and are filled with  roses and herbaceous borders, a gardeners paradise!  The cottage is beautifully furnished with great attention to detail.  Well equipped with a cosy woodburner for chilly evenings and French doors to the patio area for summer al fresco eating.  In our opinion the cottage is a wonderful find away from the bustle of the coast yet within a few miles drive, and a very special place to stay indeed.
 

Accommodation:

 

Single storey

 

Open plan living and kitchen space:  A stunning room with vaulted ceiling and  exposed ‘A’ frame roof trusses.   Pamment style tiled flooring.  French doors to rear patio area and formal gardens.   A comfortable sofa and chair in front of the woodburner make for cosy nights in by the fire.  There is great attention to detail in the elegant furnishings and there are several interesting objects including some stag’s antlers! TV with DVD player.

 

Kitchen area:  Well equipped with washing machine, fridge, ceramic hob, oven and microwave.

 

Master Bedroom:  A pretty romantic room, again with vaulted ceiling and exposed ‘A’ frame trusses.  Stylish brass and iron four poster bed surrounded with lace panels and dressed with patchwork quilts and cushions.  Chest of drawers and plenty of storage. 

 

Bathroom:  Luxurious contemporary bathroom with bath and separate shower cubicle. WC and basin.   Heated towel rail. Large mirrored wall.

 

 

Bed linen and Towels are provided.

Oil Fired Central Heating (Please note there is an extra charge for heating from October to April inclusive of £10.00)

 

Outside:  Without doubt this is the icing on the cake!  The gardens that surround the cottage are beautifully kept and include walkways lined with old roses and fabulous herbaceous borders, all of this to the back drop of the 13th century church.  Free-range eggs available from the farm for breakfast!  Patio area with chairs and table.  Parking. Rural walks direct from the cottage down the lanes.

Local Area

Wellingham is a quiet little village tucked away in mid-Norfolk.  It\'s really not much more than a hamlet, in the 2001 census it is shown as covering an area of 1.69 square miles with a population of 55 in 27 households.  If it\'s peace and quiet you want this is the place to be.  It\'s only 20 minutes drive to Wells-Next-The-Sea or Burnham Market and just 8 minutes into the market town of Fakenham which has three supemarkets, banks, a host of local traders and a very popular farmers market once a month and a weekly market on Thursdays.  Wellingham is perfectly situated for exploring the whole of Norfolk including all the historic houses like Houghton, Sandringham, Blickling & Holkham.
