York Cottage is a fantastic large family house, offering spacious & comfortable accommodation for eleven people.  It has a large walled garden which is ideal for children & dogs to play in and is perfectly situated within walking distance of both the beach and The Ship Inn.  With a more formal sitting room, separate TV room and dining room there is plenty of space for everyone to relax whilst on holiday.  The house is traditionally furnished and has lots of original features, including an amazing deep tub upstairs.  It is ideal for large family get togethers or multi-family holidays.

Ground Floor

 

Front Door - Leading to main entrance hall with stairs doors to ground floor reception rooms.

 

Kitchen: A bright room with large windows to the front of the property.  Equipped with a freestanding electric oven & hob, dishwasher, tall larder fridge, microwave, sink with drainer, cupboards, larder and table with 4 chairs.

 

Utility Room: Situated off the kitchen with washing machine, tumble dryer, sink with drainer and small chest freezer.

 

Dining Room: On the opposite side of the hall to the kitchen is a traditional dining room.  Large dining table that can be extended to seat all eleven guests, warming plate and hot cupboard and windows out over the garden.

 

Sitting Room: Lovely room with windows out to the garden and French doors onto the patio to the side of the property.  Plenty of comfortable sofas and arm chairs, original feature fireplace with open fire, TV & DVD.

 

TV / Garden Room: French Doors and windows out to the rear garden, armchairs, coffee table & sideboard, TV & DVD.

 

Downstairs Cloakroom & Shower Room: Cloakroom, leading to shower room with shower cubicle, WC & wash hand basin.

Master Bedroom (1): Large bright room with bay windows over rear garden.  Flexible beds that can be singles or zipped together to be super king size.  Side tables & lamps, dressing table, chest of drawers, built in wardrobes.

Single Bedroom (3): Single Bed, wardrobe, lamp and window looking towards the coast.

 

Bathroom & Separate WC: Antique roll top bath with antique brass taps, wash hand basin and towel rail.  Separate WC next door.

 

Twin Bedroom (4): Large room with twin beds, bedside table & lamp, wardrobe, dressing table, sink and windows over the side garden.

 

Twin Bedroom (5): Twin beds, bedside table & lamp and chair, window to the front of the property.

 

Twin Bedroom (6):  Accessed through twin bedroom (5), twin beds, bedside table & lamp and window to the front of the property.

 

Family Bathroom: Bath with electric shower over, wash hand basin and WC, window to the side of property looking towards the coast.

 

Outside: There is a lovely completely enclosed walled garden to the rear of the property with extensive lawns, a patio around the house and picnic table.  It is possible to pull in through the gates to the side of the property to park one or two cars or there is unrestricted parking on the road outside the house.

Local Area

Brancaster is known for its simply stunning beach.  It stretches for miles backed by gentle sand dunes and the famous links golf course of The Royal West Norfolk Golf Club.  Seals bask on the creek edges and children can safely paddle in the tidal lagoons.  The tide goes out a long way revealing the shipwreck of the S S Vina (beware of strong tides and do not venture out!) The sand is perfect for sandcastles and picnics. Kite surfers provide exciting entertainment on windy days. Parking is a few yards from the beach and anyone who walks that little bit further will be rewarded with their own private stretch of sand! The Ship public house has recently been reopened under Chris Couborough The Flying Kiwi Chef to great reviews. Traditional icecream and lollies can be had from the booth on the beach! Wildlife along the coast is abundant and accessible, Marsh Harriers wheel overhead along with Avocets, Oyster Catchers and Terns. A trip would not be complete without tasting the famous mussels, in season when there is an 'R' in the month.
