Off road parking 

Smallborough is a traditional semi detached cottage, perfect for a family holiday near the beach.  Situated down a quiet lane in the village of Docking, it provides comfortable accommodation for up to 4 adults and 3 children.  There is a large sitting room with comfy sofas and a woodburner, a separate dining area with large table and three bedrooms upstairs.  The children's room has bunk beds and a cabin bed with a good supply of toys.

There is also a very useful outbuilding which contains laundry facilities and a shower, perfect for coming off the beach! Docking is well served with two pubs, Spar shop and Fish and Chip shop. There is also a doctor's surgery.  Brancaster and Burnham Market are both within a few minutes drive.  

Accommodation

Ground floor 

Entrance Hall/Dining Room:   Pine table and chairs,  French pine dresser, tiled floor.  Stairs to first floor.

Kitchen:  Country style kitchen, dishwasher, electric cooker, microwave, fridge, ceramic butlers sink, stable door to courtyard garden. 

Sitting room:  Spacious room with comfy sofas, sofa bed, wood burner, TV with Freeview, DVD. French doors to courtyard garden.

First floor 

Family Bathroom.  Bath with shower over, sink and WC. 

Bedroom 1: Light and airy double room with painted iron bedstead, period furniture and beamed ceiling. 

Bedroom 2:  Pretty cosy room with painted double bedstead, beamed ceiling. 

Bedroom 3:  Exciting children's room with cabin bed, two bunks and toys. 

Bed linen is provided. No Towels.

Oil central heating. 

Outside:  Enclosed courtyard garden, with useful outbuilding housing laundry facilities and shower. BBQ and garden furniture.  Off road parking.
