A superb brick and flint Grade II listed farmhouse set within seven acres of grounds in the village of Gunthorpe, one of the prettiest villages in North Norfolk. Totally refurbished in 2018, this stunning property offers privacy, luxurious accommodation and easy access to world-class beaches.

Heritage Norfolk dates Valley Farmhouse to the late 16th century, with a late 17th century stair tower, and the property oozes old world characterful charm and includes many original features. Expect vaulted ceilings, uneven floors, extra wide floor boards, thick heavy doors, stone and pamment floors, inglenook fireplaces along with a bread oven. Add a feeling of opulent grandeur and combine that with modern day comforts throughout. Interiors have been thoughtfully and stylishly designed using rich colours and beautiful fabrics that enhance the property's age and bring it back to life. Bespoke fittings and furniture, fabulous Swedish light fittings, vast bedrooms with sumptuous beds with Tempur mattresses and fine bedding, and beautiful bathroom suites with Burt & May tiling. Extra touches include Bluetooth Roberts radios, a stocked drinks trolley with honesty box and hand crafted South African Wonki Ware dinnerware.

On the ground floor you will find a large well-equipped kitchen with both oil and electric Aga cooking options, a huge American-style fridge/freezer and marble topped island. From here walk straight into a sunny dining conservatory, fully glazed with Crittall windows and double doors that lead out to the terrace overlooking the pond. Off to the side of the kitchen is a spacious boot/utility room. The dining hall is very grand with a log burning stove and a bespoke 3m dining table that cries out for long dinners, lazy lunches and private catering (please enquire for recommendations). Afterwards retire to the warmly atmospheric sitting room where there is a 65" television and sublime velvet sofas to sink into.

The five bedrooms spread over two floors and each one enjoys an individual boutique theme and wonderful views across the gardens. No need to queue for the bathroom with two en suites, two family bathrooms, one bedroom has a bath within the room, plus there's a cloakroom on the ground floor.

The grounds that surround Valley Farmhouse are made up of meadows, gardens, an orchard and include a pond as well as a lake and small stream. There are different seating areas within the garden that enjoy lovely views across open farmland and to St Mary's striking medieval church in the distance.

Valley Farmhouse is an extra special and particularly romantic Norfolk hideaway that will appeal to holidaymakers who enjoy the finer things in life, may want to celebrate a special event or just enjoy a chill-out holiday with friends and family. Outside of the main school holidays, Valley Farmhouse offers flexible stays, with a minimum of three nights.

NB: Small children and dogs must be supervised at all times when in the garden. Neither the pond nor the lake are safe for swimming.

Outside:
Gardens of seven acres surround the property. There are two seating areas, with patio furniture and grill barbecue. An adjacent 'games' barn has a table tennis table, X-box, comfortable seating and kitchenette (available from April). The garden is not fully enclosed, and because there is an open lake and an uncovered pond (with some restrictive fencing) within the garden, both small children and dogs must be supervised at all times. Neither the pond nor the lake are suitable or safe for swimming.
Parking available for up to six cars on the driveway and in a large carport.

Additional Information:
Two well-behaved dogs are welcome for an additional charge.
The house has many different levels, and some uneven floors.
Travel cot and high chairs available. Please request on booking.

Surrounding local area

The village of Gunthorpe is situated in a shallow valley on the eastern side of the A148 King’s Lynn to Cromer road.
At the centre of the village is a green where there is a convergence of five roads. In the north west of the village there is a parish church which is dedicated to Saint Mary. Close by is the old village school which was built in 1869, but now closed. It is a very historical village with many interesting buildings including Gunthorpe Hall, designed by Sir John Soane who was the architect of The Bank of England building in Threadneedle Street.
This pretty and peaceful rural village is a superb base from which to explore both rural and coastal North Norfolk at any time of the year.
Only a twenty minute drive to the beautiful north Norfolk coast where you can discover charming coastal villages, some great gastro pubs, fantastic scenery and lots more.
For boutique shopping, the popular Georgian market towns of Holt and Burnham Market are both within easy reach.
The nearby market town of Fakenham has a fantastic Thursday market, its own well-attended racecourse and Pensthorpe Natural Park, a great day out for both adults and children, and The Hawk & Owl Trust are both on its doorstep. Thursford, famous for its Christmas Spectacular and Steam Collection, is but a short drive away.
