Reputedly one of the oldest houses in the village, Hambledon is pretty as a picture with a flint walled cottage garden to the front, and climbing roses around the windows.

Once inside the front door, you will be charmed by the delightfully cosy rooms that are brim full of character with fireplaces, beams, Pamment flooring, the odd curved wall, a sloping floor or two, latch doors and pretty floral wallpapers. Thankfully the staircases are straight (yes, there are two, and one is steepish), the furniture very comfortable, the antique style beds have mattresses that will guarantee you a good night, and the small, but perfectly formed, kitchen is very well-equipped. With three bedrooms, two bathrooms (one has a fabulous Fired Earth slipper bath), a spacious sitting room with dining area as well as a snug/study, this lovely cottage will appeal to families, friends, birders and walkers - in fact anyone who would like to spend some time in this pretty coastal village.

Cley-next-the-Sea is a popular holiday destination, and bustles with visitors almost all year round. There's a fantastic delicatessen and local smokehouse just around the corner, as well as a restored windmill for fine dining, pubs, cafes and galleries all within easy walking distance. You can pick up the North Norfolk coastal path from the village, take a stroll to the Norfolk Wildlife Trust's oldest and best known nature reserve and its Visitor Centre, or catch the Coasthopper bus service and take a ride to the other lovely villages along the coast. The beautiful Georgian market town of Holt - only three miles inland - is a popular shopping destination, and well worth a visit.

Entrance Hallway
With Pamment flooring, and settle bench with cushions. Steep open tread stairs lead to Second Twin bedroom.

Sitting Room with Dining Area
A really cosy, comfortable room with sofa, armchairs, large log burner, side tables and lamps, with windows overlooking the front garden. At the dining end there is an oak table and six dining chairs and a second brick fireplace (unused).

A compact but well equipped kitchen with electric oven, induction hob and extractor fan, microwave, fridge with icebox, and washing machine. A barn door leads into the walled courtyard, and a half glazed side entrance door leads into a public cobbled pathway (Loke).

Shower Room
With tiled shower cubicle, washbasin and wc.

A pretty room with windows overlooking the garden and village road, with small desk, armchair and understairs cupboard housing small fridge/freezer.

First Floor

Twin Bedroom
A charming room with full size twin antique style brass and metal bedsteads, chest of drawers, wall lamps and wardrobe.

Master Bedroom
With an antique style brass and metal double bedstead, bedside tables, wall lamps, chest of drawers, mirror and hairdryer. A latch door leads into the Jack and Jill bathroom.

Twin Bedroom
With full size twin antique style brass and metal bedsteads, chest of drawers, and wardrobe. One doorway leads into the Jack and Jill bathroom, and a further doorway opens to a staircase to the ground floor.

Jack and Jill Family Bathroom
With a fabulous Fired Earth slipper bath with handheld shower attachment, washbasin, freestanding towel rail, mirror, cane armchair and separate closet with wc. There is a wardrobe for the Master Bedroom and a cupboard which stores an extending stairgate, and travel cot.

There is a flint walled cottage garden to the front of the house, and a small high walled courtyard outside the kitchen, with table and chairs, and barbecue.

There is no parking immediately outside the cottage, but roadside parking is available nearby both in the village and at The Fairstead, which is at the top of a short Loke (cobbled pathway), accessed via the side entrance door.

Surrounding local area

Cley-Next-The-Sea is a very popular and charming coastal Village not far from Holt & Blakeney. It is well appointed with a pub/hotel, deli, pottery and the famous Cley Smokehouse. There are beautiful walks along the beach and through the saltmarshes and fantastic birdwatching.
