Idyllically situated overlooking the village duck pond, this gorgeously spacious and characterful cottage sits privately within its own sunny walled garden and comes with two luxury boutique en-suite bedrooms and lots of ground floor living space. Perfect for couples seeking a luxury holiday cottage close to the coast and in easy walking distance of a good village pub, trendy café/deli and an enchanting village shop, which is right on the edge of the Sandringham Estate.

Step inside this comfortable and spacious brick and flint semi-detached cottage and you will feel at home instantly. The large farmhouse-style contemporary kitchen/diner is extremely well-equipped and stylish, as is the remainder of the cottage. With a large hallway with log burning stove, stylish sitting room leading onto a large spacious garden room with lots of light, it was originally the dairy for Pond Farmhouse next door. Now a stylish holiday let, this delightful property has retained its character. What it doesn't do though is skimp on style or luxury and the two bedrooms; which feature a King-size bed and Super-King zip and link bed, come with luxury deep hotel-style mattresses with quality Egyptian cotton linens, soft duvets, plump pillows and fluffy towels to make your stay special and to enhance your relaxation. Two well-appointed en-suite shower rooms make this special homestay complete.

Outside there is off-road parking and a large south facing fully-enclosed rear garden to dine alfresco on warm summer days.

There are three entrances to The Old Dairy; via the hallway, the garden room and the back door which opens directly off the drive into the utility room.
Utility room
With washing machine, tumble dryer, hanging space for coats
Large kitchen with practical tiled floor, farmhouse-style dining table with corner bench seating providing seating for up to eight, large free-standing fridge/freezer, double oven with induction hob, extractor fan, microwave, dishwasher, Nepresso coffee machine (guests will need to bring their own pods). Doorway to the inner hallway.
Spacious inner hall with log burner, set within a feature brick fireplace, refectory table and card table. Door to the living room and cloakroom with stairs leading up to the first floor.
With WC with wash basin.
Sitting room
Large yet welcoming and costy room with feature fireplace with mirror. Two comfy sofas, arm chairs, side tables and coffee table, plus large flat screen TV with Freesat, DVD player and Bose music system.
Garden room
Lovely light room furnished with quality furniture, with windows overlooking the garden and double doors opening onto the sunny terrace. Trunk stocked with games and jigsaws.

First Floor:
Both bedrooms lead off the spacious landing. There is also a study area with desk and chair for those needing to keep in touch whilst away, plus a bookcase with a good selection of books.
Master bedroom
Large bedroom with King-size bed, bedside cabinets, chest of drawers, wardrobe and arm chairs.
En-suite shower room with walk-in shower, wash basin, WC and heated towel rail.

Bedroom two
Large bedroom with Super-King size zip and link bed, bedside tables, Lloyd Loom chairs, coffee table and chest of drawers and built-in wardrobe.
The zip and link bed can be split into two single beds on request.
Steps down to the en-suite shower room which features a double walk-in shower, wash basin, WC and heated towell rail.

Fully-enclosed south-facing landscaped garden which is mainly laid to lawn with shrub and flower borders. There’s a large patio area with garden table and chairs seating six, plus a raised timber deck with outside lighting. After a day on the beach, dogs can be cleaned up (or cooled down) with the outdoor hose.
A shared shingle drive leads to a gated parking area where there is parking for two cars. There is an additional parking space in the communal driveway which leads to the cottage.

Two well-behaved dogs welcome.
There are steps down/up to the en-suite shower rooms.
A travel cot, high chair and stairgate is available at the property, please request at time of booking.

Surrounding local area

Bircham is a charming rural village which sits in the heart of North Norfolk's undulating countryside, Bircham Windmill now looks as it did over 100 years ago and is the only windmill in working order in this area open t the public. Visitors can climb the five floors up to the fan stage and on windy days, visitors can also see the sails and milling machinery turning There are also tea rooms and a gallery/gift shop to enjoy. Also in this pretty village you will find Bircham Stores and Cafe where you can find some wonderful local produce to browse and buy and the adjoining cafe offers good home-cooked food and breakfasts/lunches. The King's Head just opposite also serves good food and local ales so you will be spoilt for choice on where to eat! Head to the Georgian village of Burnham Market, where there is a good selection of independent shops restaurants, pubs and local facilities. If you want to feel the sand between your toes, then head to Brancaster beach about eight miles away or the secluded beach at Burnham Overy Staithe Leave only footsteps in the sand where you arrive by boat at Scolt Head Island which is owned by the National Trust and is home to a tremendous amount of bird life, but not much else (but that's what makes it so special). Being so close to Sandringham, a visit to HM The queen's Sandringham residence is a must although you might be lucky to spot one of the royals who sometimes pass through the village. The port and medieval town of King's Lynn is about 12 miles drive away and Norwich is a little further but well worth a visit. If you love wildlife no visit is complete without a trip to the RSPB reserves locally at Titchwell and Snettisham and the Norfolk Wildlife Trust reserves which are in abundance throughout Norfolk.
