Kitche/Diner
A very large, beamed and well-equipped high specification kitchen with tiled floor and underfloor heating. Everyone will love gathering around the central island and dining are where there is a lare table with seating for 10. There is an electric ovens, hob, microwave/oven/grill, fridge/freezer, dishwasher and coffee machine, plus TV and radio.

Washer/dryer, iron, ironing board, storage cupboards.

Bedroom One
This lovely room features a 6ft Super Knig size bed, TV, bedside cabinets, lamps, dressing table and storage cupboards.

Outside
Throw open the french doors from the sitting room and kitchen and you can walk out onto the large terraced area, which is planted with lavender and shrubs and enjoy the lawned area. There is a large table with seating for 10 to enjoy alfresco dining, made all the better with the Weber gas BBQ which is provided. The garden is fully enclosed so safe for little ones and your four-legged guest. Bike storage is also available, please advise at time of booking.

3 Powell's Yard is located in a great sport in the pretty village of Brancaster and is in walking distance of the beach. Brancaster is the neighbouring village of Brancaster Staithe and is in an area of outstanding natural beauty. With its big blue skies, wide sandy beaches, spectacular sunsets, salty sea air and wildlife this is a beautiful part of the world. At the beach there is plenty of parking and facilities to buy refreshments, food and icecreams or simply walk the coast path and you will be rewarded with breath-taking panoramic views across tidal marshes and if you're lucky and walk left, you'll see the seals frolicking in the lagoon between Brancaster and Titchwell. Titchwell which is in easy walking distance, is home to the famous RSPB Bird and nature reserve.

Brancaster boasts a fabulous gastro pub/restaurant, The Ship which sits opposite the church at the crossroads to the road which takes you down to the beach. If not the award-winning restaurant, The White Horse makes the most of the local fishermen's catch and boasts fantastic views from its terrace towards Scolt Head Island and the sea beyond. The Jolly Sailor's pub is also walkable and serves good food all day and was recently voted best family pub. There are shops in the neighbouring village of Burnham Deepdale, only a five minute drive away. The Deepdale shopping complex includes a supermarket, Fat Face clothing store, a pottery, nature shop, gift shops and cafe.

If you love golf, The Royal West Norfolk Golf Course is an outstanding links course and runs parallel to Brancaster bay and the saltmarsh.

Brancaster and Brancaster Staithe village are both special and unique places to be enjoyed all year around. Popular with walkers, sailors, golfers, cyclists, paddle boarders, kayakers, birdwatchers and dog owners, it is a great base for exploring the whole North Norfolk coastline. Trendy Burnham Market is just a few minutes drive away and the popular villages and beaches of Holkham and Wells-next-the-Sea are not far, when you feel the urge to explore further afield.
