Beautifully styled by the owner, this gorgeous and charming brick and flint cottage was originally the stables to St Mary’s Church and the rectory. With all the bedrooms on the ground floor, this fabulous cottage is practical too. Peacefully situated in a private location, well away from the main coast road, but within a ten minute walk to the beach and only 5 minutes' walk to the renowned Ship hotel/pub/restaurant. Grooms cottage also has lovely fully-enclosed cottage gardens, so perfect for dogs and children and there is garden furniture to relax and enjoy long sunny days and al fresco dining.

Grooms Cottage is a delight and has been sensitively refurbished over time to now offer ‘upside down’ living accommodation. Upstairs you'll discover the spacious open-plan living space with an open fire and a very well-equipped kitchen with range oven.

The owners of Grooms Cottage are supporters of the RSPB and donate a percentage of each rental to the charity, so make sure you visit the RSPB reserves at nearby Titchwell or Snettisham, where you can explore the reserve and appreciate the fabulous bird and wildlife that frequent the area. With Brancaster Staithe in walking distance you can walk the coast path to buy fresh fish from the harbour where the boats land their catch.

If you are a larger group of 12, then consider booking Betty's Cottage too, which also has a fully-enclosed cottage garden, so perfect for dogs and children. The cottages sit just 40ft away from one another, some plenty of privacy yet close enough to enjoy quality time together.

Master bedroom
With a king-size bed and quality linens.
En-suite shower room
Originally the grooms kitchen, this lovely shower room is full of character, with the old chimney still in situ.
Shower cubicle, WC and wash basin.
Bedroom two
Twin bedroom (twin beds can be zipped together so please specify requirements at time of booking) and vintage wash stand.
Bedroom three
Single bed with full-sized pull-out truckle bed beneath (these two beds can be made up as two single beds or one double bed so please specify requirements at time of booking).
Family bathroom
Bath with shower over, WC and wash basin. Under stairs cupboard with washer/dryer.

First Floor:

Stairs leading into the spacious sitting/dining room and kitchen

This lovely open-plan, light, sunny and stylishly-furnished room with a television and DVD player and ornate cast iron open working fireplace.

Dining table with seating for six views over the pretty, private gardens.

Well-equipped with range-style electric cooker with double oven and ceramic hob, microwave, dishwasher and fridge with icebox.

Outside:
Grooms cottage is situated at the end of a long drive off the beach road. The cottage is in a peaceful location with a fully-enclosed private garden stretching the full length of the building and is approximately 100ft. The garden is fenced to the front, the fencing being 3ft high with hedging to the front. The side and rear garden and the cottage are not overlooked. There is a charcoal barbecue and garden furniture.

Additional Information:
Two well behaved dogs are welcome (small additional charge).

Surrounding local area

For days out, head to Burnham Market with its boutiques, galleries and eateries or go slightly further afield and pay a visit to Wells-next-the-Sea where you can shop in bustling Staithe Street, head to the beach or crab from the quay. Holkham Hall with its stunning beach, Houghton Hall and HM The Queen's Sandringham private residence are not far away too.
Brancaster seals bask on the creek edges and children can safely paddle in the tidal lagoons. The tide goes out a long way revealing the shipwreck of the SS Vina (beware of strong tides and do not venture out!) The sand is perfect for sandcastles and picnics. Kite surfers provide exciting entertainment on windy days.
Parking is a few yards from the beach and anyone who walks that little bit further will be rewarded with their own private stretch of sand!
The Ship public house has recently been reopened under Chris Couborough The Flying Kiwi Chef to great reviews.
Traditional ice-cream and lollies can be had from the booth on the beach! Wildlife along the coast is abundant and accessible, Marsh Harriers wheel overhead along with Avocets, Oyster Catchers and Terns.
A trip would not be complete without tasting the famous mussels, in season when there is an 'R' in the month.
Make sure you visit the RSPB reserves at nearby Titchwell or Snettisham, where you can explore the reserve and appreciate the fabulous bird and wildlife that frequent the area.

We thoroughly enjoyed our stay at Grooms Cottage. It is cosy, well furnished and ideally located for seeing the North Norfolk coast. The garden is an additional bonus with many evenings sat outside enjoying a barbecue cooking local fish and meat.
A great place to stay and we will definitely return.

Fantastic Birthday Weekend at Grooms Cottage. We have stayed in a number of properties through Norfolk Hideaways and are always amazed at how lovely the cottages are and how much attention to detail goes in to making our stay so relaxing. Grooms Cottage is the perfect little hideaway, with a lovely large enclosed garden that our two little Miniature Schnauzers absolutely loved! We met the owners on arrival who were so friendly and accommodating (along with their two lovely Spaniels), they couldn't do enough for us and made my birthday really special with an added "surprise". The cottage is perfectly located, with ample parking and just 15 minutes walk from the beach. The "upside down" arrangement, with the lounge and kitchen upstairs, adds to the ambience of the peaceful location, with so much light being brought into the rooms. Six of us stayed there very comfortably - we shall definitely be returning very soon. We cannot recommend this cottage enough!

Great Dog Friendly Cottage. Great for holidaying with your dogs. Walks from your doorstep, pub 2 mins walk. Lovely accommodation, very comfortable and warm with all the amenities you need.

Norfolk Hideaway! Had a fantastic long weekend at Groom's Cottage. Plenty of space, the cottage was well equipped, close to a nice pub, the beach and the Coastal path.
No shops close by, (walk-able) so bear this in mind. Would definitely go again.

Short break, long beach, glorious
We know the North Norfolk Coast quite well, and have visited Brancaster beach several times but never stayed nearby; remedied that with a short break in Grooms Cottage. Excellent property, tucked away off the road leading to the beach, and perfectly positioned for a short walk to the endless sands at Brancaster and coastal paths to the east and west.
Cottage is very well equipped, and the upside down (bedrooms on the ground floor) works well so as to provide lots of light into the upstairs living area. Lovely front garden, with apple trees and seating, though end of October was a little too cold to sit outside.
Totally enjoyed our stay, will definitely be back.

Lovely cottage with nice walks for dog along the footpaths. However the walk to the beach was a reasonable 20 minute walk and although I walk regularly I could not find a shop within walking distance and was more like a drive in the car than a walk.

People we met in connection with cottage, i.e gardener and owners family in cottage connected were very helpful and friendly and the garden itself was lovely.

A second visit to this lovely cottage, so well placed for the coast and hidden away in a very quiet spot. Local restaurants provide excellent food and the shops in nearby Burnham Market provide some great browsing. Dogs are very welcome not only in the cottage but generally in the area and walking with them is a joy. We will be returning.

Great place to stay and great location for the wonderful beach at Brancaster. We'd never been to Norfolk before and had a thoroughly enjoyable week.
I'm not sure if it was the owner of the property but someone put a note through our door to point out our car seemed to have an oil leak so many thanks to them. We phoned the garage at Burnham Market and had excellent service from them in solving the leak and lending us a courtesy car - excellent so it didn't spoil our break.

Grooms cottage is lovely, beautifully furnished with attention to detail. Everything was really good quality which made it a real home from home. We loved the upside down layout which really worked and we are already trying to organise dates for next year. Norfolk Hideaways were their usual helpful selves with queries quickly and efficiently dealt with.

We had a wonderful quiet week in Grooms cottage. Lovely location, a walk to the beach and a short hop to the Ship hotel for gorgeous food.Our son loved the fact that the accommodation was "upside down" which meant the bedrooms stayed nice and cool downstairs during our hot and sunny week.

Beautifully presented cottage, 2mins to a great pub and a hop, skip & jump to a never ending beach! We stayed there with our dogs - and the enclosed garden was reassuring. Fabulous border too. Very friendly and helpful owners next door. We were made to feel very welcome. Whole area is very dog friendly - and there are some lovely pubs in the area. This is the 1st cottage that we've stayed in that we'd want to return to.

Grooms cottage is beautiful, and its location is perfect, just a short walk from the wonderful beach at Brancaster. Great to have a lovely enclosed garden.
