Beautiully styled by the owner, this gorgeous and charming brick and flint cottage was originally the stables to St Mary’s Church and the rectory. With all the bedrooms on the ground floor, this fabulous cottage is practical too. Upstairs there is an open plan livinng area with an open fire, perfect for the cooler months, when you want to return to a warm and cosy cottage. Peacefully situated in enchantng private gardens and only a 10 minute walk to the beach.

Grooms Cottage is a delight and has been sensitively refurbished over time to now offer ‘upside down’ living accommodation. With three stylish bedrooms on the ground floor including a master King-size bedroom with en suite shower room and two further bedrooms plus a family bathroom, this cosy cottage still offers plenty of privacy for a family. Equally it would make a wonderful retreat for a couple or two couples wanting to escape to the coast any time of year.

Upstairs you'll discover the main living accomodation and there is spacious open plan living space with an open fire, comfortable sofa's, dining table and a very well-equipped kitchen with range oven.

The cottage is peacefully situated in a private location, well away from the main coast road, but within a ten minute walk to the beach and only 5 minutes' walk to the renowned Ship hotel/pub/restaurant.

Grooms cottage also has lovely fully-enclosed cottage gardens, so perfect for dogs and children and there is garden furniture to relax and enjoy long sunny days and al fresco dining.

The owners of Grooms Cottage are supporters of the RSPB and donate a percentage of each rental to the charity, so make sure you visit the RSPB reserves at nearby Titchwell or Snettisham, where you can explore the reserve and appreciate the fabulous bird and wildlife that frequent the area. With Brancaster Staithe in walking distance you can walk the coast path to buy fresh fish from the harbour where the boats land their catch.

For days out, head to Burnham Market with its boutiques, galleries and eateries or go slightly furhter afield and pay a visit to Wells-next-the-Sea where you can shop in bustling Staithe Street, head to the beach or crab from the quay. Holkham Hall with its stunning beach, Houghton Hall and HM The Queen's Sandringham private residence are not far away too.

This lovley open plan, light, sunny and stylishly-furnished room with two sofas, chair TV/DVD has plenty of space to relax on an evening. Original wooden painted floorboards give a fresh 'beach house' feel to the room, whilst the ornate cast iron open working fireplace brings warmth and a focal point during the cooler winter months. Dining table with six chairs, side tables and lamps and views over the pretty, private gardens.

Grooms cottage is situated at the end of a long drive off the beach road. The cottage is in a peaceful location with a fully-enclosed private garden stretching the full length of the building and is approximately 100ft. It is fenced to the front, the fencing being 3ft high with hedging to the front. The side and rear garden and the cottage is not overlooked. There is a charcoal BBQ and garden furniture including a table and chairs.

Brancaster is a pretty village clustered around the coast road and is known for its simply stunning sandy beach. It stretches for miles and is backed by gentle sand dunes and the famous links golf course of The Royal West Norfolk Golf Club. Seals bask on the creek edges and children can safely paddle in the tidal lagoons. When the tide is out it reveals the shipwreck of the SS Vina. The sand is perfect for building sandcastles and having picnics. Kite surfers provide exciting entertainment on windy days. Parking is a few yards from the beach and anyone who walks that little bit further will be rewarded with their own private stretch of sand! The Ship hotel/pub/restaurant is owned by celebrity chef, Chris Couborough and offer good food and ales. Traditional ice cream and lollies can be had from the booth on the beach! Wildlife along the coast is abundant and accessible, Marsh Harriers wheel overhead along with Avocets, Oyster Catchers and Terns. A trip would not be complete without tasting the famous Brancater mussels, in season when there is an 'R' in the month!

Short break, long beach, glorious
We know the North Norfolk Coast quite well, and have visited Brancaster beach several times but never stayed nearby; remedied that with a short break in Grooms Cottage. Excellent property, tucked away off the road leading to the beach, and perfectly positioned for a short walk to the endless sands at Brancaster and coastal paths to the east and west.
Cottage is very well equipped, and the upside down (bedrooms on the ground floor) works well so as to provide lots of light into the upstairs living area. Lovely front garden, with apple trees and seating, though end of October was a little too cold to sit outside.
Totally enjoyed our stay, will definitely be back.

Lovely cottage with nice walks for dog along the footpaths. However the walk to the beach was a reasonable 20 minute walk and although I walk regularly I could not find a shop within walking distance and was more like a drive in the car than a walk.

People we met in connection with cottage, i.e gardener and owners family in cottage connected were very helpful and friendly and the garden itself was lovely.

A second visit to this lovely cottage, so well placed for the coast and hidden away in a very quiet spot. Local restaurants provide excellent food and the shops in nearby Burnham Market provide some great browsing. Dogs are very welcome not only in the cottage but generally in the area and walking with them is a joy. We will be returning.

Great place to stay and great location for the wonderful beach at Brancaster. We'd never been to Norfolk before and had a thoroughly enjoyable week.
I'm not sure if it was the owner of the property but someone put a note through our door to point out our car seemed to have an oil leak so many thanks to them. We phoned the garage at Burnham Market and had excellent service from them in solving the leak and lending us a courtesy car - excellent so it didn't spoil our break.

Grooms cottage is lovely, beautifully furnished with attention to detail. Everything was really good quality which made it a real home from home. We loved the upside down layout which really worked and we are already trying to organise dates for next year. Norfolk Hideaways were their usual helpful selves with queries quickly and efficiently dealt with.

This cottage ticked all our boxes. Walk to beach, walk to pub, takes dogs and children, out door space for bbq. What I hadn't expected was how lovely it would be inside and out. Nobody wanted to come home.

We had a wonderful quiet week in Grooms cottage. Lovely location, a walk to the beach and a short hop to the Ship hotel for gorgeous food.Our son loved the fact that the accommodation was "upside down" which meant the bedrooms stayed nice and cool downstairs during our hot and sunny week.

Beautifully presented cottage, 2mins to a great pub and a hop, skip & jump to a never ending beach! We stayed there with our dogs - and the enclosed garden was reassuring. Fabulous border too. Very friendly and helpful owners next door. We were made to feel very welcome. Whole area is very dog friendly - and there are some lovely pubs in the area. This is the 1st cottage that we've stayed in that we'd want to return to.

Grooms cottage is beautiful, and its location is perfect, just a short walk from the wonderful beach at Brancaster. Great to have a lovely enclosed garden.
