Grooms Cottage in Bancaster was originally the stables to the 13th century St Mary’s Church and rectory. The accommodation has been sensitively refurbished with ‘upside down’ accommodation, the bedrooms being on the ground floor. Upstairs there is a spacious open plan living space with an open fire and well equipped kitchen. The cottage is peacefully situated well away from the main coast road but within a ten minute walk to the beach and only a couple of minutes to The Ship pub. There is a lovely fully enclosed garden to the front of the property with table and chairs. The owners of Grooms Cottage are supporters of the RSPB and donate a percentage of each rental to the charity.

A light, sunny, well furnished and comfortable room with two sofas and a wing backed chair. Original wooden floorboards painted white give a fresh beachy look to the room. Ornate cast iron open fire. Dining table and chairs. Side tables and lamps. Views over gardens.

Well equipped kitchen with range style cooker with double oven and electric ceramic hob. Microwave, Dishwasher, baking facilities. Ceramic sink, fridge with icebox. Wood effect flooring.

Bedroom 1
Pretty room with king sized bed, bedside tables and lamps on the wall, vintage side table and wardrobe. Quality linens and bedspread.

En Suite Shower Room
Original Grooms kitchen with the old chimney still in situ. Shower cubicle WC and basin

Bedroom 2
Twin beds (can be zipped together) vintage wash stand, coat pegs and hangers.

Bedroom 3
Single bed with full sized pull out truckle bed (these can be made up as two single beds or one double bed). Built in wardrobe, bedside table and lamp. Coat pegs.

Family Bathroom
Bath with shower over, WC and basin. Cupboard under with washing machine.

Outside
Situated at the end of a long drive off the beach road, the cottage is in a peaceful location with a fully enclosed private garden stretching the full length of the building (100ft), fenced to the front (fence around 3ft high) and hedging (with fence behind) to side & rear and the cottage itself is not overlooked. There is a charcoal BBQ and table and chairs.

Surrounding local area

Brancaster is known for its simply stunning beach. It stretches for miles backed by gentle sand dunes and the famous links golf course of The Royal West Norfolk Golf Club. Seals bask on the creek edges and children can safely paddle in the tidal lagoons. The tide goes out a long way revealing the shipwreck of the S S Vina (beware of strong tides and do not venture out!) The sand is perfect for sandcastles and picnics. Kite surfers provide exciting entertainment on windy days. Parking is a few yards from the beach and anyone who walks that little bit further will be rewarded with their own private stretch of sand! The Ship public house has recently been reopened under Chris Couborough The Flying Kiwi Chef to great reviews. Traditional icecream and lollies can be had from the booth on the beach! Wildlife along the coast is abundant and accessible, Marsh Harriers wheel overhead along with Avocets, Oyster Catchers and Terns. A trip would not be complete without tasting the famous mussels, in season when there is an 'R' in the month.

Lovely cottage with nice walks for dog along the footpaths. However the walk to the beach was a reasonable 20 minute walk and although I walk regularly I could not find a shop within walking distance and was more like a drive in the car than a walk.

People we met in connection with cottage, i.e gardener and owners family in cottage connected were very helpful and friendly and the garden itself was lovely.

A second visit to this lovely cottage, so well placed for the coast and hidden away in a very quiet spot. Local restaurants provide excellent food and the shops in nearby Burnham Market provide some great browsing. Dogs are very welcome not only in the cottage but generally in the area and walking with them is a joy. We will be returning.

Great place to stay and great location for the wonderful beach at Brancaster. We'd never been to Norfolk before and had a thoroughly enjoyable week.
I'm not sure if it was the owner of the property but someone put a note through our door to point out our car seemed to have an oil leak so many thanks to them. We phoned the garage at Burnham Market and had excellent service from them in solving the leak and lending us a courtesy car - excellent so it didn't spoil our break.

Grooms cottage is lovely, beautifully furnished with attention to detail. Everything was really good quality which made it a real home from home. We loved the upside down layout which really worked and we are already trying to organise dates for next year. Norfolk Hideaways were their usual helpful selves with queries quickly and efficiently dealt with.

This cottage ticked all our boxes. Walk to beach, walk to pub, takes dogs and children, out door space for bbq. What I hadn't expected was how lovely it would be inside and out. Nobody wanted to come home.

We had a wonderful quiet week in Grooms cottage. Lovely location, a walk to the beach and a short hop to the Ship hotel for gorgeous food.Our son loved the fact that the accommodation was "upside down" which meant the bedrooms stayed nice and cool downstairs during our hot and sunny week.

Beautifully presented cottage, 2mins to a great pub and a hop, skip & jump to a never ending beach! We stayed there with our dogs - and the enclosed garden was reassuring. Fabulous border too. Very friendly and helpful owners next door. We were made to feel very welcome. Whole area is very dog friendly - and there are some lovely pubs in the area. This is the 1st cottage that we've stayed in that we'd want to return to.

Grooms cottage is beautiful, and its location is perfect, just a short walk from the wonderful beach at Brancaster. Great to have a lovely enclosed garden. Very peaceful location, but within reach of all of the attractions of north Norfolk. Many thanks to our hosts - and Jasper the lurcher says thank you for the dog biscuits!
