York Cottage is a fantastic large family house, offering spacious and comfortable accommodation for eleven people. It has a large walled garden which is ideal for children and dogs to play in, and is perfectly situated within walking distance of both the beach and a good pub/restaurant. With a more formal sitting room, separate TV room and dining room, there is plenty of space for everyone to relax whilst on holiday. The house is traditionally furnished and has lots of original features, including an amazing deep tub upstairs. It is ideal for large family get-togethers or multi-family holidays.

Situated off the kitchen with washing machine, tumble dryer, sink with drainer and small chest freezer.

Dining Room
On the opposite side of the hall to the kitchen is a traditional dining room. Large dining table that can be extended to seat all eleven guests, warming plate and hot cupboard and windows out over the garden.

Sitting Room
Lovely room with windows out to the garden and French doors onto the patio to the side of the property. Plenty of comfortable sofas and arm chairs, original feature fireplace with open fire, TV & DVD.

French Doors and windows out to the rear garden, armchairs, coffee table & sideboard, TV & DVD.

Cloakroom, leading to shower room with shower cubicle, WC & wash hand basin.

Outside
There is a lovely completely enclosed walled garden to the rear of the property with extensive lawns, a patio around the house and picnic table. It is possible to pull in through the gates to the side of the property to park one or two cars or there is unrestricted parking on the road outside the house.

Surrounding local area

Brancaster is known for its simply stunning beach. It stretches for miles backed by gentle sand dunes and the famous links golf course of The Royal West Norfolk Golf Club. Seals bask on the creek edges and children can safely paddle in the tidal lagoons. The tide goes out a long way revealing the shipwreck of the S S Vina (beware of strong tides and do not venture out!) The sand is perfect for sandcastles and picnics. Kite surfers provide exciting entertainment on windy days. Parking is a few yards from the beach and anyone who walks that little bit further will be rewarded with their own private stretch of sand! The Ship public house has recently been reopened under Chris Couborough The Flying Kiwi Chef to great reviews. Traditional icecream and lollies can be had from the booth on the beach! Wildlife along the coast is abundant and accessible, Marsh Harriers wheel overhead along with Avocets, Oyster Catchers and Terns. A trip would not be complete without tasting the famous mussels, in season when there is an 'R' in the month.

What a fabulous stay at York cottage, which has been home from home. Super comfy beds, everything we needed and thank you Debbie and Howard. So many things in your holiday home the same as we have in our home!. Our friends came to stay for 2 nights, loved it too. Elvis loved chasing the pigeons + loved playing in the garden. Brancaster on the Norfolk Coast is a quintessentially English paradise for those who love and can appreciate a coastal and village atmosphere with a broad mixture of holiday pursuits. York cottage, which sleeps 11, has a good sized garden for cricket and football to mention but two games, is a perfectly located house within a short distance of a large and sort after beach with wonderful walks and entertainment for children of all ages. We took it for a week for grandchildren, their parents and grandparents. Within a few hours of arrival we settled in to a very relaxing manner, as the house is so well-equipped in every possible way. All of our party ranging, from the ages of 8 to 79, loved every moment of it. There were two televisions and good Internet connections. Inside and outside dining for 11 and a barbecue. We had no problem in parking three cars outside the house. The beds were very comfortable and the kitchen was well equipped. There was plenty of hot water with good size baths and showers. There were very good local firms that delivered delicious food. We will return!
