The Old Coach House is a charming and comfortable character property in the centre of Brancaster Staithe, just minutes' walk from the Jolly Sailors pub and the picturesque harbour. This wonderful dog friendly property has a completely enclosed courtyard garden and plenty of space for cars to be parked off the road. There is a pretty patio area with brick barbecue and a relaxing space outside to enjoy an 'al-fresco' meal with family and friends.

Inside there is a well-equipped kitchen/diner, large sitting room with fabulous log burner and downstairs family bathroom.
On the first floor there are five bedrooms including a lovely master bedroom with fantastic en suite shower room, two further double bedrooms and two single bedrooms, ideally suited for children.

For sailing enthusiasts there is an additional secure space for boat storage adjacent to the private large courtyard garden. The fabulous sandy beach at Brancaster is just two miles away, great for children or your four-legged friends.

Tiling throughout, WC and wash hand basin, bath with mains pressure shower over and glazed screen.

Kitchen/Dining Area
A double aspect room with windows to the front towards the marshes, window and stable door onto the rear courtyard garden. The kitchen is open to the dining area and has an integral electric oven and grill with integral ceramic hob and extractor hood, larder fridge, washing machine, slimline dishwasher, microwave, toaster, kettle and sink with oak draining surround. The dining area has an extending table with seating for up to eight people.

Sitting Room
Spacious double aspect sitting room with window to the front and a large window to the rear which overlooks the courtyard garden. There is plenty of space for families and friends to socialise with three-seater sofa and two, two-seater sofas. Coffee tables, wall lighting, large cosy rug and log burner in the centre of the room. There is a TV and DVD player and a selection of books on the book shelves.

Master Bedroom
A beautiful triple aspect master bedroom with vaulted ceiling and exposed beams with recessed lighting and windows to the front, side and rear. The window to the front has lovely views over to the marshes. King size bed with bedside tables and lamps, chest of drawers, wardrobe and chair.

En-suite Shower room
With modern suite, high ceiling, exposed beams, recessed lighting and tiled floor. There is a large walk-in shower enclosure with rainfall shower, double sink with mixer taps and mirror over, WC, heated towel rail and a window to the front of the property.

Double bedroom (rear)
Double bed, bedside tables with lamps, double wardrobe and chest of drawers, window overlooking the rear courtyard garden.

Double bedroom (front)
Double bed, bedside tables with lamps, chest of drawers and mirror, window to the front.

Single bedroom (front)
Raised single bed, ideal for children, with storage beneath.

Single Bedroom (rear)
Single sleigh style bed, oak floor, bedside table with lamp, chest of drawers and window overlooking the rear garden.

Outside
The property is approached from the side through two large electric wooden gates (a remote control is provided for guest use). Once closed the garden is fully enclosed and there is a pedestrian gate in the main gate for easy access on foot. The courtyard garden is all shingle and paved area but very pretty borders of mature shrubs and trees give it a lovely feel. There is a table and chairs, brick build barbecue, and clothes airer.

Boat store
There is a separate gated boat storage area adjacent to the driveway which can be used.

Our second stay. Very nicely laid out property, plenty of room for kids. Lovely location, short walk to the harbour and the two pubs. Nice courtyard to sit in the sun and eat outside. Brilliant.
