Beautifully presented and stylishly furnished, this luxury detached former Coach House is set in a quiet courtyard location in this pretty village, just a short drive from the delightful North Norfolk coast. A sensitive conversion by the present owners has made it ideal for families and friends wanting to enjoy long summer days on the beach at Brancaster or cosy winter nights in front of the log burner. Even those just wanting to escape for a romantic break will also find this property appealing.

The spacious living room with its gorgeous log burner is a haven for all things cosy … think wooden floors, wooden beams, whitewashed walls and soft, squashy sofas, just perfect for curling up with a good book on an evening with a glass of something lovely.

Combine this with the well-equipped social kitchen which is ideal for cooking up a treat, and you won’t want to leave. With a large oak dining table with seating for eight, long supper’s discussing the events of the day await. If the nights are light and warm, then the fully enclosed courtyard garden offers alfresco dining too.

Upstairs you’ll find four stylish bedrooms; two king size, one with an en suite, two singles, (both with pull-out truckle beds beneath for children) allowing the property to sleep 8 when required. With comfortable beds, crisp linens, cushions and throws, you are assured of a good night’s sleep.

Outside there is ample parking with two spaces on the brick weave parking area in front of the property and a single additional car/trailer or dinghy parking space to the rear of the property on a separate shingled driveway.

Docking is perfectly placed for exploring the North Norfolk coast. The long sandy beaches at Brancaster and the popular harbour of Brancaster Staithe, great for kayaking and sailing, are only a short drive away. The popular Georgian village of Burnham Market is also close by and well worth a visit. Here you'll find fashionable boutique shops, cafe’s, delicatessens and the acclaimed Hoste Arms Hotel and Restaurant, plus more intimate restaurants. With walking and cycle routes literally on your doorstep and the nature and RSPB bird reserves only a short drive away at Titchwell, you won't be short of places to visit.

Entrance hall
Spacious entrance hall with oak flooring, side table with lamp, two wicker chairs and stairs to the first floor. Doors to sitting room, Kitchen/diner, Utility and Cloakroom and the rear courtyard garden.

Sitting room
A large and inviting luxurious space with oak flooring, double aspect windows to the side and rear, cosy log burner (with fireguard and bag of logs on arrival). Three large comfy sofas, armchair, lamps and coffee tables. There is a widescreen 'Smart TV' with Freeview and Bluray DVD player and a selection of DVD's. A door leads to the enclosed courtyard garden.

Fabulous double aspect room with well-equipped 'shaker style' kitchen with oak work tops, gas hob with electric cooker and extractor hood over. There is a full size dishwasher and integrated fridge/freezer (3 drawer freezer) and microwave. A large dining table accommodates up to eight people with six chairs and two additional chairs available for guest use.

Utility/Shower Room
Integrated washing machine and tumble dryer. Double shower cubicle with mains shower, heated towel rail.

WC, wash basin, mirror, heated towel rail and window.

First Floor

Spacious landing with velux window, doors to all Bedrooms and Family Bathroom.

Walk-in shower cubicle with mains shower and glazed screen, wash basin with mixer taps and shaver point. Heated towel rail, velux window and tiled floor.

Double Bedroom
King-size bed with side tables and lamps, chest of drawers, tall free standing mirror. Velux and side windows.

Full-size single bed with truckle bed (separate pull out bed underneath, ideal for children), bedside table with lamp. Velux window.

Front garden
To the front of the Coach House is a small seating area screened by attractive willow fencing with bench and log store.

Rear garden
At the rear there is a small fully-enclosed paved courtyard area with outdoor table and bench seating for up to eight people. A pedestrian gate leads to the additional shingled parking area mentioned below.

The Coach House forms part of a shared approach with neighbouring properties. There are two parking areas to the front of the property. There is additional shingle parking at the rear of the property for a vehicle and small sailing dinghy or trailer.

Surrounding local area

Docking is a lovely village just a short drive from the North Norfolk coast. With a village shop and pub in walking distance, plus great pub/restaurants just a short drive away you're in a great location to explore some of the best foodie haunts and beaches on this stretch of beautiful coast. You'll discover one of the best farmer's markets in the area at Creake Abbey in North Creake on the first Saturday of the month, or if you're not up that weekend, then visit Drove Orchards Farm Shop in Thornham or Thornham Deli, the latter of which stocks a fabulous array of local produce. For a bit of culture don’t forget to visit the nearby stately homes of Holkham Hall and Sandringham, HM The Queen’s country pad. Head to the RSPB reserves at Titchwell or Snettisham to appreciate the wonderful birdlife that frequent these shores; or take a boat trip to see the seals at Blakeney point from Morston a little further afield. With so many walking and cycling routes right on your doorstep too, you will also adore exploring the beautiful countryside and spotting the fantastic wildlife that makes North Norfolk so special ... whatever time of year you choose to visit.

On arrival in Docking, it was fairly easy to find The Coach House. We managed to park three cars easily, leaving the reserved space outside for one of the two other properties on the site. We were delighted with the space, amenities and cleanliness of the property; plenty big enough for 6 adults, a toddler and a 5 month old baby. As we were in the country, we were pleased we had taken fly spray! We also decided to take fans with us, because of the extreme heat; it was very warm in the house, particularly upstairs. Would definitely book again.
