Curlew Cottage is a wonderful modern 'dog-friendly' cottage situated in a quiet location in the village. The cottage is very roomy and has a kitchen/diner with patio doors onto the terrace, downstairs cloakroom and a wonderfully relaxing sitting room with log burner to enjoy cosy nights in. As the sitting room is open to the stairs there are fitted safety gates at both the bottom and top of the stairs making this ideal for families with pets or young children enabling you to fully relax and unwind. Upstairs there are two double bedrooms with built-in wardrobes giving lots of space to unpack, a third bunk room is great for children to enjoy, as well as a family bathroom.

Local shops and amenities are just a few minutes walk away with local pub and Spar shop. A short drive away are the beautiful beaches of Brancaster and the popular harbour at Brancaster Staithe, great for sailing enthusiasts. There are some excellent places to eat in Docking and at nearby villages also great shops at the popular Dalegate Market where you will find individual retail outlets, pop up shops and the very popular 'Fat Face' store. The traditional seaside town of Wells-next-the Sea is approximately twenty minutes drive with beautiful sandy beaches protected by a pinewood forest. You can choose to walk alongside the harbour or take the Wells harbour railway which runs regularly during peak times of the year from the Quayside. A visit to Wells wouldn't be complete without trying your luck at a spot of crabbing on the quayside, or simply relaxing and watching the world go by whilst sampling the best in local fish and chip cuisine. Great local pubs include The Crown Inn, The Globe and The Victoria at Holkham.

Entrance hall
With coat hooks and space for shoes/boots storage, door through to the sitting room and cloakroom.

Sitting room
With two and three seater sofa, armchair, corner fireplace with log burner, flat screen TV with freeview and built-in DVD player. Ipod docking station and bookcase with a selection of games and DVD's. Stairgate fitted to prevent dogs and children escaping upstairs!

With pedestal wash hand basin, WC, window to front and tiled floor.

A light and open kitchen/diner with table and six chairs and glazed doors leading out to the terrace and garden. The kitchen is well equipped and has a electric oven and grill with cooker hood, integrated washer/dryer, larder fridge and three drawer freezer. There is a slimline dishwasher, kettle, toaster and sink with drainer and window overlooking the rear garden.

First floor

With mirror, doors to bedrooms and bathroom, stairgate.

Master bedroom
King size bed with oak headboard and stylish throw, bedside drawer units with lamps, window to the front. There is a large built-in wardrobe with shelving and ample hanging space for clothes

Double bedroom
Double bed, bedside drawer units with lamps, window to the rear with countryside view beyond.There is a large built-in wardrobe with shelving and ample hanging space for clothes.

Pedestal wash hand basin, shaver point and mirrored cabinet. Bath with mixer taps, mains shower over, curtain and screen. Tiled floor and window to the rear.

Bunk room
Great for children with two full-size bunk beds (could also suit adventurous adults!). Drawer unit with lamp and window to the front.


Rear garden
The rear garden is predominantly enclosed with ranch style fencing (partially open so not recommended for small dogs who wish to imitate Houdini! There is a large sun terrace at the back of the cottage, ideal for entertaining, a gas bbq and raised lawn with shrubs. A pedestrian gate at the rear leads to the parking area.

Parking is available at the rear of the cottage with designated parking for two cars and ample additional parking.

Front garden
The front of the property is screened from the lane by a tall laurel hedge. The front garden is shingled and low maintenance with a pathway leading to the front door.

We had a wonderful holiday, the location was perfect for everything we wanted to do. The communication from the holiday company but particularly the owner was excellent. They had thought of all sorts of extra things which made it a great home from home such as a high chair, pushchair, blackout blind for the children's room, dog bed and lead. The master bed was the comfiest I have slept in! A great find, thank you.

The cottage is well laid out and very comfortable. A dog is allowed downstairs. Stair gates top & bottom. There is access to the enclosed garden & parking space from the back kitchen door.

We enjoyed a wonderful family holiday in North Norfolk staying at Curlew Cottage in Docking. Docking is ideally situated to many of the amazing beaches and the very pretty village of Burnham. Curlew Cottage was very well equipped, comfortable and had ample space for 6 of us. We would happily return again.

We stayed with our two kids (7 and 9) and my father. A lovely cottage with a warm, homely lounge and very comfortable beds. Great to have the wood burner and also really well located for Sandringham, Holkmam and many other places. Super cottage in a quiet location and a village that has a shop and pub. We would certainly love to go back - top notch!
