Several original features of the old school remain; the big red arched front door and tiled floors in the hallway. The ground floor is spacious with two sitting rooms, a good-sized kitchen, garden/dining room and a downstairs shower room.

With a beautiful open fire in the sitting room, you will love snuggling down together on the squishy leather sofas, watching TV after a busy day exploring, or enjoying supper and good conversation around the dining table in the spacious dining room with french doors leading out onto the terrace and garden beyond.
The well-equipped shaker-style kitchen incorporates all the mod cons and there is a washer/dryer in the utility room with Belfast-sink which is also perfect for storing boots, coats and makes the perfect place for your four-legged friends to lay their heads after a busy day running on the beach.

You will enjoy restful nights in one of the four bedrooms, which includes a master bedroom en-suite, with king-sized bed and large walk-in shower.
The family bathroom comes with a decadently deep freestanding contemporary bath and separate walk-in shower - perfect for washing those sandy toes and enjoying a relaxing soak.

Undoubtedly this gorgeous character property would suit either a couple, family or two sets of friends or a larger party. With fabulous walking from the cottage or nearby on Barrow Common at Brancaster Staithe, don't forget to bring your walking boots. Cycle Route No.1 goes through the village too, so enjoy cycling the narrow lanes full of poppies and wildflowers, during the warmer months when you will be rewarded with glorious views of the coast and the fantastic wildlife and birdlife.

Situated in the centre of the village of Docking, on a tree-lined road overlooking the village church, it is a great location for exploring the whole of the North Norfolk coast. Despite its central village location, the house enjoys a feeling of privacy and seclusion. The beautiful sandy beaches at Old Hunstanton, Brancaster, Holkham and Wells-next-the-Sea are easily reached by car, and the popular Georgian village of Burnham Market with its independent shops is about a 10 minute drive away. The Old School House welcomes up to four dogs and there is off-road parking for up to four cars on the shingle driveway to the side of the property.

Overlooking the church with mature trees to the front. There is off-road private parking on the driveway through the gateway for four cars. The gardens are mainly laid to lawn and are fully enclosed. A sheltered walled area directly from the dining room is a peaceful place to enjoy al fresco dining. There is garden furniture and a barbecue.

Docking is a pretty village, close to the coast yet rural too. In the heart of one of the UK’s favourite foodie destinations, you’re really spoilt for choice when it comes to eating out. On the doorstep there is a village pub and a fish and chip shop and there's an excellent local shop with late opening hours. Make sure to also head down into Brancaster and you’ll find The Ship Inn, owned by celebrity chef, Chris Coubrough where you can enjoy good food and ales. Dine out at the renowned Duck Inn in the neighbouring village of Stanhoe where the Sunday roasts are particularly good, or try No.Twenty9 or Socius in Burnham Market for something a little different. Head to the coast, just a short 10 minute drive away and have breakfast, lunch or supper at The White Horse, overlooking the marsh, where you will also be rewarded with spectacular sunsets. Children and adults will love the fantastic beaches, Pensthorpe Nature Reserve and Hunstanton Sea Life Centre. The RSPB and NWT reserves at Titchwell and Holme-next-the-Sea are also in easy reach.

A lot of properties advertise themselves as being "dog friendly", but will usually only take one or two "well behaved" dogs, it is almost impossible to find a property that will take 4, so the Old School House was a great find. The house is very comfortable and well equipped and the gardens are secure. There was a lovely welcome pack of goodies awaiting my arrival and even something for my canine companions. Docking is a good location with various beaches and tourist attractions within easy reach. I quite enjoyed being next to the school and part of village life, everyone was very friendly and having a village shop is a huge advantage. I would definitely recommend the Old School House to other dog owning friends.
