Yeoman's Cottage is a wonderfully spacious 'dog friendly' Cottage located in the heart of the village close to shops and amenities.

The Cottage has all 'mod-cons' having been recently renovated and offers above average sleeping accommodation, ideal for larger families or family gatherings.

Downstairs there is a double bedrooms and a large sitting room with cosy log burner, ideal for cosy nights in. There is a spacious dining room to the rear with oak table and French doors that open onto the garden with spacious sun terrace.

On the first floor there are three further bedrooms and a spacious newly fitted bathroom. There is plenty of private off-road parking for upto 3 cars or perhaps a small sailing dinghy.

Entrance Hall

With stairs to the first floor and doors to sitting room and double bedroom.

Double Bedroom

Double bed with side tables and lamps and a chest of drawers with storage and lamp. There is a window to the front elevation with wood-slat venetian blind.

Sitting Room

A lovely room with window to the front and large comfy three and four seater sofas. Relax in front of the log burner on the large three and four seater sofas and watch a film on the flat screen TV or watch a movie on the DVD player.

Dining Room

A lovely bright room with exposed brick and flint wall and French doors leading onto the terrace. A great place to enjoy a meal with lovely oak style table and chairs seating eight people. There is an Ipod docking station, ideal for entertaining with friends and family. A door leads to the rear lobby.

Rear Lobby/Utility

Open to the kitchen and with door to cloakroom. This space is ideal for kicking off your boots or for those four-legged friends, with tiled flooring, coat and boot space, stainless steel sink unit with cupboards and washer/dryer. An external glazed door leads to the side and rear garden.

Kitchen

A lovely fitted contemporary style kitchen well equipped and fitted with integrated appliances including 70/30 fridge/freezer (3 drawers) and dishwasher. There is a stainless steel sink unit with mixer tap, electric oven and grill and matching cooker hood and microwave. There is a window allowing the light to flood in.

Cloakroom

Wall mounted wash hand basin with tiled splash back and mirror over, WC and tiled floor.

First Floor

Master Bedroom

King size bed with crisp bed linen and cosy throw, bedside drawer units with clock radio, lamps and double wardrobe with matching chest of drawers giving ample storage. There is a wall mounted flat screen TV opposite the bed and window with curtains.

Family Bathroom

A beautifully fitted suite with curved bath with side taps and electric shower with glazed screen. There is a modern vanity basin with storage and WC with concealed cistern. Recessed lighting and a heated towel complete the room and there is a large frosted window complete with woodslat venetian blind.

Twin Bedroom

A lovely bright room with twin beds with pull-out storage drawers, bedside tables with lamps and side window with blind.

Single bedroom

There is a single bed and window to the side elevation with venetian blind.

Outside

Rear Garden

There is a fully enclosed garden to the rear predominantly paved and has a large seating area/sun terrace with raised beds and a variety of shrubs and climbing plants. The shed houses a bar-be-que and cushions for the outdoor seating, there is also room to store bicycles. A rear gate at the rear leads to the parking area suitable for two cars, there is an additional gate at the front which leads to a gravelled area at the side of the Cottage.

Surrounding local area

Docking is a large friendly village with an excellent local shop with late opening hours a great family pub, The Railway and a fish and chip shop. Situated just 5 miles from the coast it is ideally situated to access the West of Norfolk (Norfolk Lavender, Sandringham etc) and the heart of the North Norfolk Coast (Brancaster, Wells, Burnham Market etc)

We stayed here over Christmas and on opening the door we were met with a real Christmas Tree, a box a chocs, Champagne and a lovely card. We appreciated the welcome and homely touch which meant we could get Christmas celebrations off to a great start. The cottage is well furnished with plenty of comfy seating around the wood burner and a dining table for 8. There is plenty of parking and a safe garden for children or in our case a dog! The kitchen is well fitted out and with a selection of equipment - we cooked a full Christmas roast as well as dinner on other evenings. The cottage is within walking distance of a friendly local pub and is almost opposite a very well stocked Spar. Our only suggestions to improve would be for kitchen utensils to be more sturdy as we found some of the plastic ones a bit flexible but this is only our preference.

We had the most wonderful week, exploring the many excellent beaches and were blessed with great weather. If it had rained we would have been happy to stay in the comfort of the cottage. We would certainly recommend this property.
