The Roost is fabulously located, right on the coast, a short five minute walk to the renowned Titchwell Manor with its excellent restaurant and bar and Briarfields where you can enjoy dining al fresco on their outside terrace.

Head down the track opposite and walk to Titchwell beach where you may also catch sight of the seals frolicking in the lagoon.

With a well-equipped kitchen and luxurious bathroom, this is a welcoming home from home, stylishly furnished throughout.

Don't forget to bring your binnoculars and walking boots, or head to nearby Brancaster beach where you can enjoy long sunny days with a picnic in the summer months.

Open plan with tiled floor. Fireplace with Aga wood burning stove. Two comfortable sofas. Exposed brickwork with shelves. Side table, Flatscreen TV/DVD and lamp.

Kitchen
Brand new fitted contemporary style kitchen. Very well equipped with dishwasher, electric cooker, large fridge freezer, washing machine and microwave. Ceramic butlers sink. Tiled floor, door to rear courtyard. Iron and ironing board.

Bathroom
Very luxurious bathroom with bath and shower over, basin and WC, towel rail, full length mirror and tiled floor.

Stairs
Traditional Norfolk winder style stairs (please note that these are steep).

First floor

Bedroom one
Pretty twin room with two single beds, bedside table, lamp and full length mirror.

Bedroom Two
Double bed with bedside tables with lamps, chest of drawers and wardrobe. Fabulous views over the salt marshes to Titchwell RSPB reserve and to the sea beyond.

Outside
Parking is on the coast road directly outside the cottage or alternatively you can park in Briarfields hotel car park a short walk away. There is a south facing courtyard style garden to the rear with a large fenced, full enclosed lawned garden beyond. There is an outside tap, perfect for washing dogs or muddy shoes after a long walk or time on the beach.

Surrounding local area

Titchwell is right on the North Norfolk Heritage coast and home to the famous RSPB reserve. The sight of the geese flying overhead in the Autumn is one of the most incredible sights you will see. There are two good places to eat including Briarfields Hotel and the acclaimed Titchwell Manor. Brancaster is a couple of minutes drive away.

We instantly loved the cottage, it's so cosy and welcoming. The location is perfect for visiting the prettiest parts of the North Norfolk coast! We've been lucky with the weather, blue skies and a freash breeze everyday we've visited Wells, Holkham and Burnham Ovary Staithe and The Spring market in Brancaster. We'll definately be coming back.

We really enjoyed our stay at The Roost and would definitely recommend to others. The cottage is beautifully furnished (especially for a dog friendly property) in a great location for exploring the North Norfolk coast and villages and is equipped with everything you could need and more including a very comfy bed. If you have young children, just be aware the bathroom is on the ground floor and the stairs are pretty steep.

Oh what a super little cottage! We felt at home as soon as we walked in the door. Everything you could ever need was there to use, even Ellie dog had an emergency box of essentials in case we had forgotten anything. The area round the Roost was stunning and all the fab beaches and pretty villages were so accessible. We really didn't want to leave. We will return one day soon.

Ideal spot to explore these North Norfolk villages and coastline. We only live in Holt, but it was good to be able to chill out and walk the beaches - our dog loved it! The Roost was a cosy retreat with everything spotless and in good order. Comfy bed, everything we needed in the kitchen and comfortable sitting room. Would definitely recommend to friends.
