This is a truly unique family holiday home set in an unrivalled position, and a great base for trips to local beaches including Holkham (three miles) and Wells-next-the-Sea (five miles). The popular village of Burnham Market, renowned its boutique shops set around the pretty village green, is just two miles away.

There is a large flat screen TV with Free view, DVD player and a range of DVD's, books and games to enjoy. For those quiet nights there is a Bose docking station ideal for music from your smart phones/ipods.

Kitchen/Diner
Beautiful hand built kitchen with cosy Aga and a comprehensive range of free standing units, Belfast sink with mixer taps, tongue and groove panelling to walls and recessed lighting. Fitted with a range of appliances to include integrated dishwasher, free standing fridge freezer and microwave. There is seating for six at the kitchen table which overlooks the fantastic scenery and marshes.

Wet Room
There is a large fully tiles walk in 'rain' shower which can be accessed from the hallway or straight from the raised ear garden, ideally located after splashing around in the creek. A built-in cupboards house the tumble dryer and washing machine.

First floor

Landing
An original wooden carved staircase leads to the landing area wall lighting, widow to the front elevation with doors leading to all bedrooms, family bathroom and separate shower room.

Master Bedroom
Fabulous six foot bed oak bed with complimentary matching furniture and large bay window with stunning views of the water, marshes and North Norfolk coastline. There are bedside tables with lamps, wardrobe with drawers beneath and separate chest of drawers for you to completely unpack and unwind.

Family Bathroom
A tranquil room with luxury roll-top bath with mixer tap and shower attachment, vanity hand basin with mirror and light over, tongue and groove panelling to walls and heated towel rail.

Double Bedroom/Family Suite
With painted shaker style double bed with matching drawer unit with bedside lamp. Double wardrobe with drawers beneath. There is a large picture bay window with views across the marshes and towards the harbour and a door leads through to the adjacent bedroom.

Single/Twin Bedroom
Adjoining single/twin room with stunning views across the marshes and coastline. Single bed with trundle beneath (can be used as twin beds if required - please advise when booking). Bedside drawer unit with lamp and wall lighting and large wardrobe with drawers.

Shower Room
Walk-in 'rain' shower with curved screen, full height tiling to walls, pedestal wash hand basin with mixer tap and mirror with light over. There is a heated towel rail, recessed lighting to the ceiling and tiled floor.

Single Bedroom
With full-size single painted sleigh bed, wall lighting, window to the front elevation and a small range of children's toys.

Outside

Rear Garden

Steps lead from the rear of the property via the Wet room/Utility to the raised terrace at the rear overlooking the harbour and marshes, There is outdoor seating and table, ideal for 'al fresco' dining and additional bench seating adjacent to the raised lawn and BBQ area.

Surrounding local area

Burnham Overy Staithe is home to Overy Staithe Sailing Club. There is a comprehensive chandlery on the quayside. The creek is spectacular in all weathers and the walk along the sea bank to the beach is very special. Overy beach is deserted and wildlife is abundant. Miles of sand backed by high sand dunes make it a desolate but incredible place. In season terns nest here on the beach and are protected by the Norfolk Wildlife Trust. The Hero pub and restaurant is a couple of minutes walk from the quayside and provides hearty and wholesome food. The Norfolk Coast path runs through Overy Staithe. The black windmill is a true North Norfolk landmark and dominates the skyline for miles. This is owned by the National Trust.

Beautiful, comfortable, spacious cottage. The location is perfect, access to the water and walks was wonderful, a birdwatchers heaven, we even sat watching a 'local' kingfisher who visited on several occasions. Loved the aga & it was difficult to move ourselves away from the spectacular views from those gorgeous big windows. We would return again & again to this tranquil cottage!
