Tucked away on the edge of the pretty village of Northrepps, this beautiful conversion (highly commended for a Conservation & Design Award) is set on the Paston Way and enjoys wonderful open countryside views from every aspect. Stylish, sophisticated and spacious - The Stable Yard is simply stunning. This beautiful conversion of former stables is a very special holiday retreat for those who enjoy the finer things in life, and are looking for a peaceful, relaxing escape from a busy life. A perfect place to stay all year round.

The one level living space is light and airy with full length windows and french doors in all rooms, opening onto a large central enclosed courtyard. Ground source underfloor heating throughout, porcelain flooring, beautiful bathrooms, sumptuous soft furnishings and White Company linens all help create a super luxurious feel. The Stable Yard will very comfortably accommodate six people, with plenty of room to spare. One 'wing' has two super king bedrooms (one can be made up as twin beds), and two bathrooms, one of which is ensuite. In the 'wing' on the opposite side of the central inner courtyard is a further bathroom and the main sitting room, an extremely spacious room which has a dividing screen, concealing the super king bedroom at the far end of the room. An entrance hallway, large kitchen dining room, and super comfy, cosy snug/TV room links the two side wings.

There is a beautifully landscaped large private garden to three sides which offers wonderful open views across park and farmland. A central enclosed courtyard and two further courtyards offer a choice of seating areas. There is plenty of space for everyone to enjoy, and guests are asked to respect the newly landscaped areas and courtyards, and ensure any ball games are restricted to the spacious orchard area of the garden only.

The Stable Yard is perfectly suited to couples, friends and older families, who are looking for a peaceful, relaxing and very special place to stay at any time of the year. The coast at Overstrand, just two miles away, can easily be reached on foot across the lanes and fields. From here you can link up with the North Norfolk coastal path, walk to Cromer and enjoy some of the best fish and chips in the area, as well as freshly caught Cromer crabs. The Vernon Arms in the neighbouring village of Southrepps is a popular spot serving great food, and The Gunton Arms at Thorpe Market, with its eclectic art collection, is a foodies must. A short drive away is the National Trust's Felbrigg House and Sheringham Park. A little further afield is Blickling Hall.

Large Entrance Hall

A spacious entrance hallway with large bureau/desk, settle and useful wall mounted map of the area. A cupboard houses a washing machine and tumble dryer. A corridor off the hallway leads to

A Very Spacious Sitting Room (with screened Super King 'bedroom' to one end)

A lovely relaxing space with two three seater settees, side tables, lamps, trunk chest, sideboard and widescreen 42" Smart TV. There are french doors to either side leading to the central inner courtyard to one side, and a further landscaped south facing courtyard to the other. A pretty folding screen at the far end of the room conceals the 'bedroom area' beyond, where there is a Super King bed, with large three drawer chests and lamps to either side. A stand is available to hang clothing.

Bathroom

With large shower cubicle with both rainfall shower head and handheld shower, vanitary unit with inset basin and mirror over, low level wc.

Dining Kitchen

From the Entrance Hall, an open doorway leads into a large light filled room, with full height windows and sliding door to one side opening into the central courtyard, and french doors onto a spacious paved courtyard with a wonderful view overlooking the garden and parkland beyond on the other. A well-equipped kitchen sits at one end of the room. Hi-gloss units with oak work top house integrated oven, combi-microwave, dishwasher, large fridge and separate freezer. A central island with oak worktop has further shelving and cupboard storage, an integrated induction hob and under counter freezer. The dining end half of the room has table and eight chairs. From here an open entrance leads into the Snug/TV Room.

Snug/TV Room

A cosy room for reading or watching TV with feature window. A large comfortable L-shaped sofa, bumper footstool, side tables and lamps. A wall of fitted bookshelves, with a vast selection of books to chose from, and cupboard storage below. A 55" Smart TV is inset into the wall unit.

Master Bedroom with Ensuite Wet Room

A spacious room with full length windows and doors to the central courtyard, with a Super King bed, bedside tables, lamps, dressing table and two double fitted wardrobes. An open entrance to the Ensuite Wet Room with large open shower with both rainfall shower head and hand held shower. A slimline vanitary unit with inset basin and mirror over. Low level wc.

Main Bathroom

With large shower cubicle with both rainfall shower head and handheld shower, bath, vanitary unit with inset basin, large mirror over and shelving, low level wc.

Super King/Twin

With Super King bed, bedside tables and lamps, double wardrobes.

Outside

A sweeping driveway leads to a spacious shingled parking area with space for three or more vehicles. A large private garden to three sides offers wonderful open views across park and farmland. We've had a wonderful week staying in this beautiful house! Amazing views and outside space. Loved having cows 'next door', except 'inquisitive' would be a better description than friendly! We saw hares in the fields in the mornings and evenings, partridges and pheasants, but unfortunately no deer! Thank you.

A beautiful home - comfortable, spacious, and full of light. We've spent a very relaxing and peaceful week here interspersed with visits to Blickling, Felbrigg, and East Ruston old vicarage gardens (all enhanced by fabulous weather). Ran my first 'Parkrun' at Blickling having taken up running two months ago. Not sure the bull was impressed by my attempt at 'fertlek' runs in the mornings -he watched as I ran along the driveway back and forth at various speeds for a short while and then turned around and meandered off, probably thinking 'not another mad cow..' Looking forward to returning later this year and also next summer.

Lovely house in beautiful surroundings, just the peace and quiet that we needed. Nice walks at Sheringham Park (20 mins drive), Felbrigg Hall worth a visit (15 mins drive). Nice meals at Gunton Arms and you get to see the deer in the surrounding park and very nice food and pub/gardens at Wiveton Bell, although 30 mins drive it;' a must. for the food and coastal walks only 5 mins from the pub. We have seen hares and rabbits in the field and a deer in the evening and a deer over the field behind the public footpath both between 6:30-7:30pm. Head the owl but unfortunately no sightings. So nice to have cows in the field.

We've had a wonderful week here celebrating my mother's 95th Birthday with various members of the family visiting including her 9 month old great-granddaughter. The accommodation is fantastic adn the tranquil setting perfect for us. We were also lucky to probably be in the only area in the country to avoid the rain and thunderstorms. We've enjoyed excellent pub meals (far too many) and visited lots of beautiful areas. Two minor suggestions - waste bins would be useful and we were also surprised tht there were no shower sockets to change razors/electric toothbrushes. Definitely a place we would come to again if visiting Norfolk. A Gem!

A beautiful house in a convenient location. Good place for seeing sights in the area. Good food at Foundry Inn and Vernon Arms. Only negative was lack of wardrobe facility in second bedroom plus waste bins in bedrooms would be a bonus. (I left for you for future use in en suite). Thank you.

Really appreciated staying in such a comfortable house. The light and space are fantastic. Sadly, we experienced the very wet Easter weekend weather, but that didn't stop us having a great time on bikes hired from Huff & Puff (v. good). Wonderful to come home to a warm house - and the heavenly bath. The week got better - weather wise - and we had a fab walk to Overstrand‌ and on to Cromer. Discovered North Lodge Park Tea Rooms in Cromer - quintessentially English and delicious pancakes! We certainly plan to be back. Thank You.

We had to find a property at relatively short notice and this was one of the few available that met our basic criteria - detached, rural, near the coast. We had a few concerns when booking. It's very smart but would it also have a homely feel? We'd never even heard of ground source heating, so would it be warm enough? There were only two of us - would it be worth the money?
Our fears were groundless and we had a very comfortable stay in an amazing property. It's built,maintained and equipped to a very high standard. The snug area contains a library with an enormous range of books. After a day being blown along the beach it was a warm and cosy place to relax. (Sadly the cottage didn't come with a guaranteed good weather package! ) Above all the cottage was quiet, without being remote. From the kitchen you could see deer in the meadow, hares in the garden. Even the cows in the field next door were friendly.

What a fabulous house! It really does have that 'wow' factor. Thank you for creating a beautifully designed house that really does feel homely - all creature comforts have been met and more! We were so lucky too to have great weather all week so have enjoyed both East & West patios. the walk from the Village to Overstrand and Cromer is just lovely and walking on the beach on the outward leg and returning on the cliff path via the Lighthouse was super. Really hope to come back sometime!

What a wonderful week in this amazing house! Peacefully situated on the edge of the village and at the end of a lane, if you are looking for a luxurious getaway within easy walking distance of the beautiful Norfolk coast, look no further! The amazing kitchen/dining room is spacious and cleverly designed to face East and West with patios and garden furniture on each side so you can enjoy breakfast and dinner al fresco! Underfloor heating, luxury bathrooms, lots and lots of books, comfy sofas and beds and even a thoughtful welcome pack (milk, bread, butter, jam, juice and wine) ... the list goes on!

A tranquil and beautiful setting for enjoying Norfolk. Accomodation is first class, we hope to return. Adding to the surprise were fresh flowers and the welcome pack, whch was greatefully received. During our stay we visited, the four national trust properties in the area - Felbrigg, Blickling, Sherringham park and Morston Quay. We also visited Holt, the town of Sheringham, Cromer, West Runton, Overstrand, and Mundesley (a very underrated, beautiful beach). Therefore this holiday cottage is in an amazing location to visit Norfolk Norfolk.

We felt very lucky to be one of the first to stay in such a beautiful house, finished to such a high standard. Great location, we enjoyed a day out in Cromer, several walks around the immediate area and a lazy lunch at the Gunton Arms on Easter Sunday - Highly recommend. Beautiful sunset looking out over the stable yard. We would definitely come back when visiting Norfolk again.
