A light and bright room overlooking the mature garden, exposed Carrstone fireplace with cosy log burner and a range of children's games. Leather three seater sofa and two seater sofa and comfy armchair. High ceilings and french doors to the garden.

Dining room
Oak dining table seating 6, exposed brick open fireplace, recessed lighting, window and glazed door to the rear garden, doorway to kitchen.

Kitchen Breakfast room
With a range of frees-standing cupboards and drawers. Stainless steel electric double oven, Belfast sink, recessed lighting. Smeg dishwasher, fridge/freezer, Magimix coffee machine cooker hood. Breakfast bar seating with four with quirky tractor seat stools.

Master Bedroom
King size bed with bedside tables and lamps, chest of drawers, two windows overlooking the rear garden, built-in wardrobe, double doors to en suite shower room.

En-suite Bathroom
A newly fitted luxury bathroom with large walk-in shower with rain shower, roll top bath, low level WC, wash hand basin with mixer tap and vanity storage, mirrored cabinet, under floor heating and recessed lighting.

Double Bedroom
With two windows to the front elevation, double pine bed with beside crate/tables with lamps and wardrobe/drawer unit.

Twin Bedroom
Ideal for children with twin beds, pine wardrobe, bookcase with a range of children's books, shabby chic drawer unit, bedside table with lamp.

Pedestal wash hand basin with mirror, low level WC, bath and part-tiled walls.

Rear Garden
There is a mature 'Cottage style' rear garden with seating area, mature plants and trees, with lawn leading down to a small decking area, an ideal place to enjoy a glass of wine whilst enjoying the countryside views.

Outside and Parking
There is a shingled area immediately in front of the Cottage giving parking for two vehicles.
Beyond the parking area there is a small raised lawn with shrubs and hedging.

Surrounding local area

Sedgeford is a small very historical village just a few minutes inland from the coast. Every summer an ongoing archeological dig takes places and many incredible artifacts have been unearthed including a beautiful Iron Age Gold Torc now in the British Museum. Volunteers are welcomed see the SHARP website for details. The King William pub serves good home cooked food and is very child friendly.

“We had the best time in Norfolk our second time now, its now become a regular event for us. Peddars Rest was absolutely lovely we felt right at home almost the minute we walked in, it has a lovely homely feel about the place, its clean, spacious, and beautifully decorated. We would certainly want to return there and soon hopefully. We particularly like the fire place that was a big hit with the family and the bedrooms where very bright and clean and most importantly comfortable, especially the en suite bedroom /bathroom. I would like to see a little more entertainment maybe a freeview TV or some digital package, it would help if you have a young family. And possibly a TV in the main bedroom for the adults, this is by no means a complaint its just what we are use too. The location is great with a excellent deli 5 mins down the road that had fresh produce every day so dinner was never a problem. We explored a lot of the beaches and eat out at the 'Orange Tree' pub which was excellent and made even better because they accommodated dogs with a great menu for them, ''Scooby snacks menu'' Highly recommended!! Overall we have very little to complain about, in fact there really is nothing apart from the great time we had and how sorry we were to leave ;( keep up the good work and keep that fire warm for us...we'll be back :)”
