The Cottage (Erpingham Court) is a well presented cottage just a few minutes’ walk to the lovely sandy beach at Old Hunstanton and within easy reach of all local amenities, including The Lodge Hotel, the village shop and the Coasthopper bus service. The property has the benefit of both a downstairs bedroom and bathroom. The owner has thoughtfully furnished the house in a mixture of vintage and modern furniture. The kitchen is newly fitted, as is one of the bathrooms. The gardens are fully enclosed and dog friendly. The cottage is the perfect base for a seaside holiday.

Sitting Room
Comfortable, homely room with new leather sofas and two tub chairs. TV with Freeview, DVD player, side tables and lamps, gas fire. Book shelves and selection of books. iPod dock. Newly fitted oak flooring.

Extremely well equipped newly fitted farmhouse style kitchen with excellent range of cupboards and storage. Lovely vintage pieces and kitchen equipment. Fitted double oven with gas hob, large fridge freezer and dishwasher. Ceramic Butler’s style sink. Pine table and chairs. Tiled flooring.

Utility room
A really useful space with a door to the rear garden. Perfect for drying off dogs or taking off wellies! Sink, cupboard space and a washing machine. Microwave oven.

Downstairs Bathroom
Bathroom with bath and separate shower cubicle. WC and basin.

Bedroom 1
Double bed with bedside tables and lamps, wardrobe and mirror. French doors to front garden, ceiling fan. (please note there is no actual window in this bedroom only the glass doors to the gardens.) Oak flooring.

Bedroom 2
Lovely spacious room with white painted wrought iron king sized bed, bedside tables and lamps, two chest of drawers one with mirror over, wooden flooring and a large window that overlooks the front garden.

Shower Room
Walk in shower cubicle, WC and traditional style hand basin with vanity mirror over.

Bedroom 3
A sweet twin bedroom with pitched ceiling and Velux windows. The room has matching pine beds, dressing table with mirror over and bedside lamps.

The Cottage in Erpingham Court is approached through a gate to the row of cottages, once you walk along the path and enter into The Cottage front garden, you will find a lovely bright mature private garden with a patio and outside seating area ideal for enjoying dining al fresco. There is also a good sized rear garden at the property, with patio, mature shrubs and plants. Parking fo 1 car at the rear of the property in the allocated space.

Old Hunstanton is a rarity along the North Norfolk coast in that you can get very close to the beach without walking a long way over the salt marshes! Miles of sand, gentle sand dunes and beach huts make this a perfect family seaside holiday destination. For the more active Old Hunstanton has become a mecca for Kite Surfing. Hunstanton Golf Course, a challenging links course is voted amongst the top 100 courses in Britain. There are great places to eat, all within walking distance of our holiday cottages, including The Neptune a Michelin Star restaurant, The Lodge Hotel and a lovely traditional beach cafe serving a good fry up! The lifeboat station is a good place to visit and maybe see in action. The hovercraft being launched is a sight well worth seeing!

had a terrific stay at the cottage. location was superb just 5 minutes from a beautiful dog friendly beach and 1 minute from an excellently stocked general store. If required the local pub was only a one minute walk too! the decor is in period and doesnt lend itself to the spotless minimalist expectations of some people, but it was exactly to our taste and we wouldn't of changed a thing. Perfect for the dog with a utility room to clean up in and a secure garden for peace of mind. Would not hesitate to recommend and book again.

The cottage suited all our needs. The bedroom and bath room really suited my blind husband and the garden was fully enclosed front and back so our Guide dog and little rescue dog could play in the garden safely. Shops & pubs across the road and the beach really close, what more could you need. The cottage had everything you could possibly need. Fully recommend and would book again.

A wonderful place to stay. We had a wonderful break in this very comfortable and welcoming house. With four adults, two children and a dog the fact that we were such a short walk from the beach was a real bonus and with the village shop close we didnt feel the need to use a car while we were there. The layout suited us very well with the family upstairs and my husband and myself down. The kitchen became the place where we all settled during the day with plenty of seating for six of us. The lounge in the evening was light and airy and very relaxing after a frantic time on the beach. All shoes and dog leads etc could be left in the utility room meaning less sand in the house - although with hard floors clearing this was no problem. On top of all this the two enclosed gardens and a playground on the corner of the road were just the icing on the cake. We cant wait to go back!!!

Pooch paradise. We had a great holiday and the base in Old Hunstanton was perfect for ourselves and our three dogs. The beaches were lovely and the local attractions provided a good mix of culture, history, nature and cuisine delights. We found the stay very relaxing and would love to come back again!

Lovely cosy cottage equipped with everything you might need for your stay, enclosed gardens which was great for the dogs when not on beach walks. Great location, very close to beach, pubs, shop and cafes. We had a great time and so did our dogs. We would love to stay here again.

Beautifully presented & excellently equipped cottage, a stones throw from wonderful beach walks.
The cottage was like a home from home, the owners have taken care to ensure that everything you could possibly think of needing is there.
The wooden flooring looks smart and is super clean, perfect for ensuring that a dog friendly cottages maintains the same high standard that a non doggy house would. The beds are super comfy and there is plenty of space for 6 to sit on the sofas/armchairs. The garden is perfect for kids or dogs as is well enclosed and overlooked from the kitchen window. Extra little touches like a pannetone & tasteful Christmas decorations were very welcoming.
The bathrooms were both modern and clean, the kitchen was brilliantly equipped & had everything we needed and more. The kitchen table seats 6 comfortably. The utility room was a useful area for coats, boots and dog stuff.
The walks from the cottage were amazing- 2 mins behind the cottage is Hunstanton beach, where you can walk for miles. To the left is an easy 45 min walk to Hunstanton, passed a ship wreck. To the right provides miles and miles of beach, passed a reserve. The beach is dog friendly, the dogs can play off lead and there's no shortage of fellow dog walkers. There are beautiful sunsets across the wash, the only place on the east of England that you can enjoy a sea sunset view. We would most definitely stay again, & would highly recommend.

“Very comfortable, well equipped cottage, very olde world fittings, but overall a nice place to stay. Really near to the fantastic dog friendly beach and only a couple of miles from Hunstanton. Really great if you have a dog as you can take them on the old Hunstanton beach all year round. The old boathouse cafe serves lovely food and the staff are really friendly. Will defiantly come to old Hunstanton again.

Very clean and in excellent condition . All white goods in good working order as well as showers , etc . It was brilliant being able to walk to the beach easily and quickly from the property.
