The Warren is a gorgeous newly renovated dog-friendly property set back from the road and located on a private driveway just a few minutes walk from the beautiful sandy beaches of Old Hunstanton.
Sleeping four to ten people, The Warren is perfect for family and friends who are looking for that special ‘hideaway’ by the beach. Offering ample space there is a fabulous garden room to relax in and, for the children, a games room with pool table and table football. Set in mature and spacious enclosed gardens this wonderful retreat boasts a fabulous hot tub to enjoy in the private gardens.
The Warren has the option to accommodate bookings of four, six or ten people (please choose the option you need and the correct price will then show).
The pretty carrstone village of Old Hunstanton has local shops, a Michelin starred restaurant,The Neptune, and beach cafe. Within a few minutes walk there is an award-winning links golf course which borders the beach, so The Warren is in a fabulous location.
The Victorian resort of Hunstanton is a mile away and provides a wide range of facilities to enjoy. Ten miles to the east is the Georgian village of Burnham Market, a popular shopping destination with interesting boutique shops.

Front door leads to the main entrance hall with coat storage and door to cloakroom.

With low level WC, wash hand basin, heated towel rail and wall mounted boiler.

An impressive room to sit and read a book in the lovely modern and cosy seating area. There is a sideboard with a table lamp, wall lighting and stairs with striped carpet to the first floor. Glazed doors to the Sitting room and Games room..

Sitting Room
A beautifully comfortable light room with sunny bay window which overlooks the mature gardens. A central feature of the room is a cosy log burning stove and a large ornate mirror above. There is a large flat screen Smart TV also an Apple TV and DVD player, a number of armchairs, sofa and snuggle chair, sideboard and ambient wall lighting.

Games Room
Fabulous triple aspect room ideal for older children with pool table, table football, two comfy sofas and picture window into Sitting room. Flat screen TV, recessed lighting and wall lights glazed door to front onto patio area.

Dining Area
This room has a modern feel nicely decorated with industrial style lighting. A Pine table and chairs seating 8, window to the front, sideboard, dresser and door to breakfast area with additional seating.

Garden Room
A wonderfully light and airy triple aspect room, glazed roof with ceiling light/fan, comfortable three and two seater leather sofas, wall lighting and digital radio.

Hand painted kitchen in dual colours with solid oak work surfaces, ceramic sink with drainer built into the front bay window. Co-ordinating range oven with nine ring gas hob with cooker hood, microwave, toaster, kettle and wine cooler fridge. Integral dishwasher and larder fridge with icebox. Hand painted dresser unit and quirky serving hatch to Breakfast area.

Utility Room
Additional cupboards, sink with mixer tap, Hotpoint washing machine and Miele tumble dryer, free standing 60/40 fridge freezer.

Rear Lobby
Glazed door to rear onto the raised terrace and gardens.

Double Bedroom
Double bed with colourful cushions and throw.Large window to the front elevation, a range of fitted wardrobes including three double and one single, bedside tables and lamps, drawer unit, comfy chair and wooden floors, door to en-suite.

En-suite Bathroom
Corner shower cubicle with rain shower, vanity wash hand basin with mirror, low level WC, heated towel rail and tiled flooring.

First floor

With window to the side elevation and nautical wall lighting.

Double Bedroom
A double aspect room including double glazed French doors to the Juliet balcony which overlooks the lovely rear garden. Double bed with over-head wall lighting, bedside tables and lamps. Ample clothes storage with dresser unit, drawers and tall boy as well as a double wardrobe. Door to en-suite shower room.

The house itself is set in mature gardens with a variety of shrubs and trees with fully enclosed gardens. There are several seating/terraced areas to enjoy within the garden where you can enjoy a glass of wine. Alternatively find a quiet spot in the garden to read or sit out on the raised sun terrace; or dip your toe in the water and enjoy the fabulous Hot tub. Please note there is a £100 additional charge for use of the hot tub if you wish to use during your stay. Please note: The hot tub is cleaned in the morning before your stay begins, so it is pristine for your arrival; please be aware that it may still be working to reach temperature on the first evening of your stay.

Front Garden
The Warren is approached at the top of a private lane by a large wooden gate set back from Smugglers Lane and offers parking for approximately 4-5 cars.

Old Hunstanton is a rarity along the North Norfolk coast in that you can get very close to the beach without walking a long way over the salt marshes! Miles of sand, gentle sand dunes and beach huts make this a perfect family seaside holiday destination. For the more active Old Hunstanton has become a mecca for Kite Surfing. Hunstanton Golf Course, a challenging links course is voted amongst the top 100 courses in Britain. There are great places to eat, all within walking distance of our holiday cottages, including The Neptune a Michelin Star restaurant, The Lodge Hotel and a lovely traditional beach cafe serving a good fry up! The lifeboat station is a good place to visit and maybe see in action. The hovercraft being launched is a sight well worth seeing!

Really enjoyed our stay. The accommodation was spotless, facilities brilliant and location such a short walk to the sea. Area was so quiet and peaceful, ideal for a relaxing holiday. Especially liked the doggy blankets etc provided such a good idea. The air con in the garden room was a must as the outside temp was 28°. The warren had something for everyone and the boys loved the games room. Would definitely go again!!

Fantastic quiet location minutes from the beach yet walkable to Hunstanton. House is well presented and equipped with everything you need to enjoy a relaxing home from home break. Lots of room for large families but equally homely for a couple. Beautifully kept garden. Couldn't fault this house and was lucky to get a good value for money price for a weeks spring holiday mid march. Norfolk hideaways served us well once again.

We were a group of 7 friends, and we needed a place with 4 bedrooms and ideally quite a few bathrooms - this place was perfect, all 4 rooms were large and all had en suites plus there was another upstairs bathroom and a downstairs toilet. The place was very clean, lots of different areas to sit in, and a games room with pool and other table games. It really was great and if I ever want to be in this area again, I'd go here in a minute.

“We stayed in the warren over half term, with 6 adults and 2 children over 3 generations. The layout of the house was ideal as the grandparents had the disabled access ground floor room and bathroom, and the large number of bathrooms (5 in total! And downstairs WC) meant we all Had our own privacy. The kids loved the games room, and the dining room and kitchen (with serving hatch) made for lovely family meals. The weather wasn't great, but the house was always lovely and warm to return to. Would recommend this property without hesitation and we all hope to return in the future.”

This was perfect in every way, it had a hot tub for the ladies and a games room for the lads. It is such a spacious property with excellent facilities to suit everyone.
