With long countryside walks from the front door down the lane and across open farmland, this gorgeous property will become a firm favourite with the most discerning of guests. With three beautifully appointed bedrooms, one on the ground floorith an en suite and a fantastic family bathroom upstairs with free-standing bath, this barn is perfect in the summer when you can throw open the French doors and enjoy the very pretty terraced gardens surrounding the property, or during the winter months when you can simply light the log burner and hunker down in front of the fire for the evening!

Standing in the heart of Norfolk’s undulating fields and on the edge of HM The Queen’s private residence and the Sandringham Estate, you are just a short drive to Anmer Hall. Being so close to Sandringham you may even sneak a glimpse of one of the royals who are often seen in the village too.

The property boasts fabulous views of Bircham Windmill which you can cycle or walk to during your stay.

Town Farm Barn is undeniably a romantic rural retreat to enjoy this beautiful corner of North Norfolk. With the coast and trendy Burnham Market village, with its fabulous array of eateries and independent shops only a 10 minute drive away and the beach at Brancaster only a 10 minute drve, you won’t find a better base to explore all that North Norfolk has to offer.

In the village, you’ll find the King’s Head pub/ restaurant which serves good food and ales, plus you have the fabulous Bircham Stores and Café on your doorstep, where you’ll find a gorgeous array of homemade dishes, cakes, pastries and home-cooked meals that you won’t be able to resist!

Being dog-friendly and with so many wonderful walks plus a big dose of peace and quiet, your pampered pooch can enjoy some well-deserved R&R too!

Lovely light room with beams. Arched window and front door leading to the front terrace. Large three-seater sofa, two -seater sofa and armchair. Feature fireplace with log burner. Shelving with books. Occasional tables and trestle table with lamps. TV and DVD. Stairs leading up to the first floor.

Large downstairs King-size bedroom with beautiful arched window to front aspect. Drawers either side of the bed with lamps. Large built-in wardrobe. Latched door leading to the en suite shower room.

Shower, stand-alone wash basin and attractive vanity table, WC, mirror.

First Floor
Stairs from the Sitting Room lead onto a spacious landing.

There is a wonderfully private and fully-enclosed rear terrace with attractive planting and steps down to a sunken ‘Italian style’ patio. Garden furniture. The front garden is shingled but not enclosed.

Parking
There is off-road parking for at least four cars.The property is located in a small quiet development. Please note that the grassed areas within the development are not to be used to exercise your dogs. Please instead use the little lanes and tracks to the fields which are literally on the door step.

A wonderful stay. The barn was perfect for our family holiday of six adults and one dog. We loved coming back at the end of a long day walking on the amazing beaches nearby. The barn was very warm and welcoming and very well resourced. We loved the open plan nature of the living area and would highly recommend this for families looking for a well placed but peaceful holiday. There are lots of good walks nearby plus a pub and convenience store so everything is close at hand. The owners have thought of every detail when restoring the barn and it is well furnished. We will book again!

A lovely week spent in a well-equipped and well located cottage. A dry and fine week (except Thursday) allowed lots of walking, both coastal and inland. Our first visit to Norfolk, but it won't be the last!

We spent a cosy Christmas at the barn. It was beautiful - just what we had hoped for. We enjoyed creating Christmas lunch with the Aga (and Mary Berry's aga book). We went for some lovely local walks and came back to the fire and lovely furnishings.

We all had a lovely time in your beautiful cottage. We really loved the little touches like the cake and biscuits were much appreciated and made us feel really special. This was one of the best Christmases we've ever had and definitely would like to come back!

The four of us have had a very relaxing and pleasurable time in this cosy and well-equipped cottage. The Deli shop in the village provided us with excellent cheeses and we had good lunches at The Dabbling Duck and The White Horse. The walks at Sandringham and Holkham were chilly but gave us good appetites.

A lovely short stay in Norfolk
We spent 4 nights at Town Farm Barn in Oct half term, we didn't have far to travel but the break meant we spent some family time together and the dog was able to spend many happy hours on the beach....a rare treat for her. The cottage was lovely, cosy yet spacious due to the open plan arrangement and we enjoyed sitting in front of the fire every night. The cottage was very well equipped and exceptionally clean and tidy. Beds were super comfy and we all slept well in the quiet location. We visited beaches both near Hunstanton and all the way round to Wells.....all quite close. We had a lovely meal at The Old Bank in Snettisham (highly recommended) as well as some of the other local pubs.
All in all, a lovely relaxing break in a lovely cosy cottage.....would certainly recommend.
