Little Birches is a delightful modern 'dog friendly' annexe, finished to a high standard and situated in the village of Roydon, overlooking Roydon Common Nature Reserve. Bordering the renowned Sandringham Estate, this fabulous retreat for two has a wonderful open-plan living area with a modern fitted kitchen and luxurious bedroom with en-suite shower room.
Little Birches enjoys a very sunny aspect - you can choose to sit in the private rear garden for your morning cup of coffee or soak up the sun with an evening meal on the front terrace overlooking the parkland. There are three pubs within walking distance and the stunning North Norfolk coastline is just a 15 minute drive away.
Due to the uniqueness of this wonderful little gem, there is some flexibility with regard to the length of your stay. Please speak to one of our enquiries team if you would prefer a slightly longer break.

A beautiful stylish living area complete with a modern style seating area comprising of a three seater sofa with large screen television and DVD player, side tables with lamps and bookcase offering a range of books and DVD's to enjoy.
You can cook your evening meal in the purpose-built gloss contemporary style, well equipped kitchen complete with slim-line dishwasher. There is also a stainless sink with mixer tap and drainer, kettle, toaster and oven and grill with four ring induction hob, microwave and integrated fridge with freezer compartment. A comfortable dining table has seating for two, a lovely place to enjoy a romantic evening meal.
The beautifully spacious king-size bedroom has a real luxurious feel with its fresh linen, wall mounted flatscreen television with remote control and bedside tables with lamps. The bedroom is light and bright with a french door which leads directly onto the rear sun terrace and private garden. Door leads to the en-suite.

This contemporary style en-suite has a large walk-in shower with digital temperature display, WC and wash basin with vanity storage cupboard with mirror and shaver point.

The garden is fully enclosed and has a wonderful large terrace with table and chairs, a perfect place to enjoy the morning sun with coffee and a croissant perhaps! The terrace borders the lawned garden and has a variety of shrubs and flowers.
To the front of Little Birches is a separate terrace with table and chairs, screened from the 'in-out' driveway and a perfect place to catch the evening sun!

Additional Information:
Although 'Little Birches' does not have private laundry facilities, for guests staying for more than one week there are facilities available within the adjoining property.
One well behaved dog welcome (small additional charge).

Surrounding local area

Roydon is a small village which originally formed part of historic Castle Rising and borders the royal estate at Sandringham. It is just a few minutes from the A148 and A149, providing easy access to both the North Norfolk coast and the inland countryside.

Roydon Common National Nature Reserve is classified as an international Site of Special Scientific Interest and attracts walkers and birdwatchers from across the UK. The village has two pubs, the Union Jack, which has twice been CAMRA Norfolk Inn of the year, and The Three Horseshoes, a traditional country pub serving good quality food.

There is a village shop two miles away in Grimston and a Butcher's shop just one mile away in Pott Row.

As well as Roydon Common and Sandringham Country Park, the field footpaths and quiet lanes around the village provide a wide range of walks to enjoy.

Excellent holiday home in a wonderful location. Little Birches is an outstandingly stunning high spec property. Rachael and Marc were very welcoming hosts and gave us lots of information - there was even a bottle of wine, chocolates, flowers and milk to greet us. We cannot recommend this property enough, very clean with excellent facilities and great location. We will definitely book again in the future.

Perfect holiday if you own a dog,with a secure garden as well. Top class accommodation, owners couldn't have been more helpful, if you're a dog owner it's perfect. We were so comfortable we didn't want to come home! Everything was just perfect,provided with the guests comfort in mind! So clean and easy.....we really loved our 5 days at Little Birches. So handy for Sandringham, which was a great day out, and Kings Lynn. Our hosts were very welcoming!

I can't speak highly enough of this property everything was of the highest standard, there was everything you could want or need provided, including a welcome of chocolates, flowers and a dog basket with treats and poo bags.The garden was indeed dog friendly. The couple are lovely people and welcomed us with all the information about where to go and which restaurants we may like to try. All in all a fantastic stay would highly recommend to anyone going to Norfolk.

This is the most dog friendly cottage we have ever stayed in - the enclosed garden is a real bonus. The accommodation is first class and we cannot fault it. Lovely gifts on arrival for all of us. Marc and Rachael have been fantastic hosts - very welcoming and friendly. We would love to come back for another visit.

Had a warm welcome from the owners. Everywhere is easily accessible from Roydon. Accommodation was very comfortable and beautifully maintained. We would definitely recommend Little Birches to those looking for peace and quiet or those wishing to explore North Norfolk. We had o lovely week.

Decided on a last minute break and enjoyed every moment of it. The cottage is superb, Rachael has put a lot of thought into the decor, it caters really well for dogs and their humans.
