Romance and rusticity are the order of the day in this luxury detached self-catering barn conversion in this popular and quiet village right on the coast in North Norfolk. Formerly the village blacksmiths, it has been sensitively converted into a cosy couples’ retreat. Perfect for walkers, cyclists, bird and wildlife lovers, it is a fabulous base for exploring the whole of the North Norfolk coast.

Set in peaceful Holme-next-the-Sea, with its stunning sandy beach and village pub, The Old Smithy retains its authentic character, but has plenty of modern touches too. With its flint walls, cosy nooks, original features and peaceful setting, The Old Smithy offers a sunny front terrace and wildlife garden, yet comes with unexpected touches too, such as the stunning glass floor in the spacious bedroom.

Draw the big wooden barn door across at night and you'll feel totally tucked away from the outside world! Hunker down together in front of the log burner and large flat screen TV with BT Vision and Blu-Ray DVD player, or turn on the fabulous Sonos® music system and simply immerse yourselves in this pretty little abode.

With a calming décor and stunning first floor bedroom with vaulted ceiling and luxurious king-size bed and dressing area, you'll enjoy distant sea views across to Holme marshes. The glass ceiling panel in the centre of the room also provides a wonderful focal point.

The open-plan hand-built kitchen is well-equipped and comes with a sit-up bar with stools and a separate dining area. The sitting room has two comfortable chairs and a squashy leather sofa, perfect for snuggling down in front of the fire.

Outside the fully-enclosed side garden is dog-friendly and backs onto the marshes with uninterrupted views of the NWT Holme Nature Reserve. With a sunken patio area, lawn and even a bird hide, the garden offers the opportunity to relax and enjoy the seclusion and location of The Old Smithy, whilst also enjoying the bird and wildlife that surrounds it.

But if you do need to keep in touch with the outside world, there is good WiFi and an EE signal booster in the property.

This gorgeous barn is just perfect as a honeymoon retreat.

The owners of the property also own a beach hut on Old Hunstanton beach which is about a 20 minute walk from The Old Smithy. Please enquire in respect of prices and availability.

Dogs are welcome at the Old Smithy at a cost of £50 per dog. A highchair and travel cot is also available on request for a small hire charge of £10 per item. A stairgate is already fitted at the property.

The Old Smithy has been renovated to a very high standard and comes with off-road parking and a garden with magnificent views.

Ground Floor
The property is accessed via a large sliding barn door, providing access to an inner terrace with a small table and chairs. There is a further inner stable door into the property.

Living/Dining/Kitchen
A light and spacious sitting area with exposed chalk walls and a large feature fire surround with a log burning stove and tiled hearth. A bespoke glass ceiling creates a stunning feature which provides a double aspect view ot the vaulted ceiling in bedroom above. In the sitting area, there are two sofa’s, a coffee table, dining table with four chairs, lamps, large flatscreen TV with Blu-Ray DVD player and Sonos® music system. Windows with views to the rear, side and front of the property let in plenty of light. The kitchen is separated from the main living area by a brick, chalk and stone wall topped with copper worktop which doubles as a breakfast/sit-up bar with stools. The hand-built kitchen is fully equipped with integrated fridge/freezer, integrated dishwasher, integrated washing machine, oven, halogen hob, extractor fan, microwave and butlers sink. There is also a Tassimo coffee machine. Stairs to master bedroom.

First Floor

Large vaulted room with beamed and braced roof, exposed stone wall and feature glass floor panel with illuminated surround frame. King size bed, bedside tables and lamps, dressing area with dressing table and stool and sofa.

There is a front terrace with small table and chairs. The fully-enclosed side garden is laid to lawn overlooking open fields and comes with a terrace and garden furniture, perfect for dining alfresco. There is a charcoal BBQ.

There is parking for one car to the rear of The Old Smithy.

Surrounding local area

Walking enthusiasts are offered an abundance of exploration at The Old Smithy, with walking trails starting from the doorstep. Sit outdoors on a morning, with a pot of tea and map and plan your walk along the Peddar’s Way and Coastal path. Head to Holme Dunes where you'll see numerous migrating birds, plus natterjack, toads, butterflies and dragonflies. There are few sights in Norfolk more evocative than the barn owl carefully quartering the fields and at the NWT Holme Dunes where you can see the birds as they hunt silently over the grazing marshes at the end of the day. Saunter down to the village pub on an evening where you can enjoy good food and ales at The White Horse. There are also plenty of restaurants, pubs, a deli, farm shop and trendy boutiques in the neighbouring villages of Thornham and Old Hunstanton which boast beautiful sandy beaches too. The famous Links Golf Course at Old Hunstanton is within walking distance and there is a lovely beach café set amongst the beach huts where you can enjoy hearty breakfasts. Jump in the car or catch the Coasthopper bus to Burnham Market where you’ll find numerous shops and the famous Hoste Arms, or bring your bikes and simply cycle the quiet lanes and explore the pretty little sailing villages and harbours along the coast.

Superb Norfolk Stay. We arrived after a long 12 hour journey from Scotland with 2 young dogs during the most horrific thunderstorm the cottage down the lane was certainly a welcome sight. The small hamper waiting for us was very thoughtful especially the much needed bottle of wine after our long day on the road.The cottage was extremely comfortable had a rustic cosy and homely feel to it and although very compact it was well equipped with everything we needed for our week's stay and the dogs loved the sunny rear garden. The location was perfect for the local dog friendly pub and nearest beach both within walking distance, also great for exploring the quaint villages along the coast by car. We had a wonderful and unforgettable holiday in Norfolk and would hope to return one day in the future.

Gorgeous little quirky cottage with so many home comforts and delightful extra touches. It was a fantastic base, with plenty of beautiful walks, pubs and beaches on the doorstep. We loved our weeks holiday here with our dog, would highly recommend staying here and hope that we will again soon!

A little Gem in North Norfolk. A very pleasant stay. The welcome pack was a very nice touch. The cottage was very cosy, thank goodness for the wood burner as we encountered some extremely bad weather during our stay. One early evening on a particularly cold night a representative brought us a heater, this gesture was was very much appreciated and showed a high level of customer service, as did the fact we were able to gain access earlier on the day of arrival. Unfortunately, we decided to leave a day earlier due to the adverse weather conditions. A cosy, well equipped dog-friendly cottage in a very nice location. Thank you.
