An attractive and elegant former farmhouse with wonderful panoramic views across beautiful open countryside, yet only fifteen minutes' drive from the coast.

Located just out of the village of Hindringham, on a quiet country road, County Farm is a fabulous rural retreat for a family, couples or friends who want to enjoy a peaceful and wide open rural landscape. The house is lovely and has been thoughtfully updated with a modern country kitchen, tasteful furniture and furnishings and happily accommodates up to five people. There are three bedrooms (double, twin and single) and two bathrooms, both of which are downstairs - one is just off the kitchen, and the other is a fabulous walk-in shower within the outside laundry room - in true country style! There is a large partially enclosed garden where dogs and children can safely play and let off steam without disturbing the neighbours - the nearest ones are a little way down the road!

Although there are no amenities in the village, it is only two miles to Binham where there is a very well stocked village shop, a good pub and a petrol station. This is a great base from which to explore the beautiful North Norfolk coast. Remember to take along your binoculars so you can spot the fantastic bird life and your bikes too - there are numerous quiet lanes all around the village.

Ground Floor:

A well-equipped modern country style fitted kitchen, with tiled floor and underfloor heating, has a butler's sink, an electric cooker and hob, with extractor over, fridge with icebox, microwave and dishwasher. A glazed door lead into the side garden, and an adjacent outhouse, where there is a separate fridge/freezer. A second door leads into the Dining Room.

Dining Room
An elegant room with grey painted wooden table, chairs, and dresser. Windows to both the front and side create a light and airy feel, and offer a great view.

Sitting Room
A comfortable and cosy room with two sofas around the antique log burner and widescreen tv with DVD player

Accessed from the kitchen, with bath with handheld shower, washbasin and wc.

First Floor:

Double Bedroom
To the front of the house, with lovely views from the windows, with iron bedstead, wardrobe, wardrobe cupboard, bedside tables and lamps.

Twin Bedroom
Full size single beds, bedside tables and lamps, chest of drawers and wardrobe cupboard. Views across farmland.

Single Bedroom
With iron bedstead and chest of drawers.

Utility/Laundry/Shower Room
A really useful outside room with laundry area, with washing machine and tumble dryer. At the far end is a large walk-in shower - handy for cleaning up muddy dogs and children!

Garden & Parking
A large garden to two sides of the house, mostly laid to lawn surrounded by fencing and shrubs. To the side of the house is an enclosed garden, mostly laid to lawn which is safe for dogs (smaller dogs may be able to get through the wire fencing) and children to play. Here there is also a patio area with table and chairs. There is parking for two cars on the driveway.

Although there are barns and farm buildings alongside the house, these are mostly locked and safe, but are not for guest use. There is also an uncovered pond in the grounds. Please ensure that children are supervised in these areas at all times.

Hindringham is a quintessentially pretty North Norfolk village just six miles inland from the stunning beaches at Wells and Holkham, and only five miles from the popular coastal village of Blakeney, with its attractive harbour, and the wondrous saltmarshes at Stiffkey. This is a great base from which to explore the wonderful variety of coastal villages, both near and far. If you fancy a spot of shopping, you can chose between the lovely Georgian market town of Holt and renowned Georgian village of Burnham Market, both only seven miles away where there are plenty of independent shops and galleries to browse, and some great places to eat. There are also many pubs in the area serving good food. For local provisions, there is a brilliant, well-stocked village shop in Binham, just two miles away, where you will also find a petrol station.
