This charming 1930's family-friendly bungalow is in a superb location in the pretty village of Warham, just a short drive from the beautiful seaside town of Wells-next-the-Sea, where you can delight in fishing for crabs from the Quayside, catch the narrow-gauge steam train to the beach, count the multi-coloured beach huts and swim and breathe in the sea air, while the children build sand castles to their hearts content! This laid-back single storey cottage sits in a third of an acre of land, right on the outskirts of the pretty village of Warham and is just a 10 minute walk away from The Three Horseshoes pub/restaurant.

Families will adore this 'swallows and amazons' experience and delight in gathering around the kitchen table for breakfast, lunch or dinner, or simply dining alfresco outside on a warm summer evening. Grove bungalow has been used for the last few years as a much-loved second home by the owners and therefore you'll find everything that you could need for a few days or few weeks away on the coast. The light and bright sitting room is cosy and features a gorgeous wood buring stove Sleeping eight in three bedrooms, this cottage bungalow is perfect for an extended family or two families wishing to holiday together. The outside space is undoubtedly one of the loveliest things about this holiday home and the garden is awash with wildflowers and butterflies in the summer and children will adore exploring the garden.

This cottage will become a much-loved escape for families or a group of friends wanting a relaxed holiday in a great location. It is well placed for exploring the best beaches and locations along the North Norfolk coasts, yet it is far enough away from the crowds to escape from the hurly burly too.

Outside:
The cottage sits centrally in a third of an acre of land and is laid to lawn with shrubs and borders. There is a terrace area with garden furniture.
Access to the property is via a 5-bar gate. There is plenty of parking for four cars.

Additional Information:
Two well behaved dogs are welcome (small additional charge).

Warham is situated in the centre of the stunning North Norfolk coast, tucked away just behind the coast road which you wouldn't find if you weren't looking!
A short walk from the salt marshes just east of Wells, Warham is on several well-known walking routes and just off the Peddars Way and with the renowned Three Horseshoes pub/restaurant now open again, this popular establishment is well-known for serving home-cooked food, so is a fabulous place to head to for a refreshing pint or a hearty bite to eat.
The village boasts views across the Stiffkey valley and towards Wighton in the south and has two churches and the remains of two large manor houses, one of which was owned by the Turner family, once major landowners who were in the end eclipsed by the Holkham Estate.
Head out of the village towards the neighbouring village of Wighton and you'll discover the Iron Age fort, Warham Camp which is probably the best-preserved hill fort in Norfolk and another super pub, The Carpenter's Arms.
Although Warham is a pretty rural village, it is just seven minutes' drive to Wells-next-the-Sea, so a perfect spot to explore the whole of the North Norfolk coast, including Wells, Holkham, Stiffkey, Morston, Blakeney and Cley-next-the-Sea and of course the trendy village of Burnham Market and the market towns of Holt and Fakenham, which are only a short drive away too.

Thank you for a lovely week in Warham. Grove Bunglaow is very well equipped, with great beds and showers. It is in a very peaceful location. For any gardeners out there Creak Plants is well worth a visit and Holt is a great place to spend the day shopping.

Wonderful 12 day stay holiday here at Grove Bungalow. So blissfully quiet and relaxing. Lots of wildlife even in the lovely garden. We appreciated the comfy beds and spacious settees. Perfect location, central and many ideal spots. We look forward to staying again if you'll have me!

Nostalgic rural retreat. A spacious bungalow in a large lawned garden including orchard. Ideal for family holiday. The bungalow itself is clean and well equipped - although some visitors might miss a dishwasher, all the other stuff is there. A large airy kitchen with a great cooker, fridge/ freezer etc. Shower rooms also very good - but trays at hand height for soaps and flannels would be useful. Heating was great. One double room is accessed through the bunkbed room hence particularly suitable for family with children (of any age) - if only to ensure unembarrassed access to/from bedroom.We enjoyed our stay here.
You probably need a car to get around, although if you are prepared to walk a couple of miles down the road the 'Coasthopper' bus service provides a really good service along the coast. Also great place to bike from or do some country walking. There is a pub in the village but nearest useful shop is the Coop at Wells (which is not far by car).
