36 High Street is a period property with three good sized bedrooms, a pretty enclosed courtyard garden and a bright modern dining kitchen. It is a charming property with lots of original features and a great layout stemming from its heritage of originally being two cottages. It is a fantastic family home with special touches designed to make younger guests feel welcome.

Situated in the heart of Wells on the old High Street, and just five minutes walk from the Quay and the Buttlands. Wells is full of independent shops, cafes, restaurants and pubs.

Ground Floor
Enter through the back door from the Courtyard garden onto;

Sitting Room
A bright room with original beams in the ceiling and into the room. There are windows to the front and the rear of the property and the staircase winds up from the corner of the room. There are two comfortable sofas and two armchairs, a TV with Freeview and DVD. A woodburning stove to warm your toes on cooler evenings and dresser with lots of books and games to keep everyone occupied.

Through a door from the sitting room and down a few steps is the kitchen. With windows to the front and side of the property it is a bright room with a lovely modern fitted kitchen and large pine dining table with chairs for six. The kitchen is very well equipped with an integral gas hob with oven and grill beneath, a dishwasher, microwave, kettle, toaster and under counter fridge with freezer compartment. There is everything you will need for a fantastic family holiday, including plastic cutlery for very little ones and in the outhouse is a tripp trapp high chair (great for toddlers).

First Floor
The stairs lead off from the sitting room and are a very wide spiral up to the first floor. Please note that the depth of the steps is uneven in both height and width, so care should be taken on them and they may not be suitable for the less able.

Master Bedroom
With windows to the front of the property, the room has a double bed, bedside tables with lamps, a large traditional wardrobe.

Ensuite Shower Room
Off the master bedroom, with a shower, WC and small wash hand basin.

King Size Bedroom
Round the corner and down a couple of steps is a king size bedroom with windows to the side and front of the property. A good sized room with king size bed, bedside table and lamp, chest of drawers with mirror over and chair.

Family Bathroom
Adjacent to the master bedroom is the family bathroom. With a window to the rear of the property there is a bath with overhead shower, WC and wash hand basin.

Children's Twin Bedroom
Up a couple of steps from the upstairs corridor is the twin bedroom. There are windows out to the side and rear of the property and a small children's chest of drawers. This room is equipped for children with black out curtains to ensure that younger guests have a sound nights sleep.

To the rear of the cottage is a pretty walled courtyard garden, with a table and two chairs and borders filled with shrubs and flowers. There is a small outhouse where you will find the washing machine, tripp trapp high chair, other chairs for the garden and buckets and spades for those important trips to the beach. There is a shared driveway to the side of the cottage which guests can use to load and unload. Free parking can be found on the Buttlands just a few minutes walk away or there is the main pay and display car park about 7 minutes walk away (you can purchase a weekly permit for this).

Wells-next-the-sea is a charming, traditional seaside town with sandy beaches protected by a pinewood forest. A visit to Wells wouldn't be complete without trying your luck at a spot of crabbing on the quayside, or simply relaxing and watching the world go by whilst sampling the best in local fish and chip cuisine. Bicycle hire is available on the quayside. Great local pubs include The Crown Inn, The Globe and The Victoria at Holkham.

“We had a thoroughly enjoyable week in this pretty cottage which catered for all our needs beautifully. The central location of the cottage was perfect, allowing us to access the shops and restaurants Wells had to offer without the hastle of driving. Our children loved the days spent on the beach, as they did the toys and games provided in the cottage, which was a thoughtful touch. We did not have a problem in finding nearby parking even on the sunny weekend. To sum up we loved our week in Wells and would definitely consider returning.”

“This is a cosy, comfortable and roomy cottage; well equipped and tastefully furnished. Four of us (adults) stayed and enjoyed comfortable beds - two doubles and two singles - and enjoyed the benefit of two bathrooms. Happily, as there's a combi-boiler, there was always plenty of hot water and the pressure's good too. TV and Wifi both work well - a real treat as often neither works well in Wells. High Street is five minutes from the quay, two minutes from Staithe Street and a minute from The Buttlands; you can cut through Chancery or Green Dragon Lane. Beware the stairs are of uneven heights, some steep, so may be unsuitable for some. Not slick or modern but charming, cosy and characterful.”
