A beautiful, spacious, refurbished three storey character property enjoying sea and harbour views from the top floor. This lovely double fronted mid terrace house is superbly located; so close to the heart of Wells, its harbour and amenities, yet is still a haven of peace and tranquillity with its sheltered south facing patio garden, which is a real sun trap. The location really is exceptional! Just a minute's walk from the Quay, Coxswain's House is far enough away from the hustle and bustle, but close enough so that everything is at hand.

Spread over three floors, Coxswain's House (pronounced 'coxons') used to be the home of the town's Lifeboat helmsman and skipper, hence the name! The property has been beautifully renovated and is bursting with character, space and lots of charm. Stylishly decorated and comfortably furnished throughout (with the odd tasteful nod here and there to its seaside location), the owners have paid great attention to every small detail to ensure guests have the best and most comfortable of holidays.

Children (and adults) will have great time playing pool in the snug. You have a choice of two dining areas; one in the breakfast kitchen and another in a separate dining room, which has a wood burning stove, making it the perfect venue for a long, chatty lunch or special dinner. Outside there is a very sunny private and spacious enclosed courtyard garden; an ideal spot for a barbecue or pre-dinner drinks. Coxswains House is definitely the perfect holiday house for families, couples and friends to enjoy the very best of times in this popular seaside town. The house is also available as a sleeps four - Coxswain's House (4) - out of the main season and school holidays, when it is a great low season escape for one or two couples wanting a luxurious and spacious bolthole. When booked as a Sleeps four, guests will not have access to Bedroom three or the top floor twin suite.

Louvre doors conceal a washing machine and condenser dryer.

With wash basin and WC.

With pool table, television and bean bags.

At the front of the house with super-king size bed.

With large walk-in shower cubicle with pressurised hot water, wash basin, heated towel rail and WC.

To the rear of the house with extra-long super-king/twin bed option (please request preferred option on booking).
Bedroom three

Family bathroom
With P-shaped bath with shower overhead, wash basin, heated towel rail and WC.

With full-size single beds and 'the view' through skylight windows across the town to sea and harbour. Please note there is restricted ceiling height to the sides of the room, and a sunken foot-well between the bedroom and landing area to accommodate the low ceiling.

Outside:
A private and spacious sunken courtyard, with garden furniture and kettle barbecue.
There is parking for two cars within the gated courtyard garden belonging to Coxswain's House.

Additional Information:
There is further parking available in the nearby public car park on Freeman Street (£7/day, £28/week).

Surrounding local area

Wells-next-the-Sea is a hub for North Norfolk coastal activities. From the picturesque harbour (where crabbing is a must) you can either walk, take the narrow-gauge railway or drive to the spectacular beach with its famous array of colourful beach huts.
Stop at the Beach Cafe afterwards for a drink and snack.
Wells has a pretty, leafy green peaceful square,The Buttlands, which is surrounded by fine Georgian buildings. There is a bustling high street with all kind of independent shops, some lovely tearooms, great gastro pubs and restaurants.
This beautiful coastline is a top destination for birders and walkers all year round.
Beautiful Holkham Hall is just down the road.
You can hire a bike from the quayside and spend a day exploring the coastal paths, or perhaps Holkham estate.
And, don't forget to reward yourself after a busy, active day with some of the best fish and chips in the area.

Thank you for providing the perfect setting for our annual "post-Christmas Celebration"! As soon as we arrived we felt at home in your beautiful cottage and thank you for the fizz and biscuits. We've enjoyed full English breakfasts in the kitchen-diner, turkey and all the trimmings in the dining room (great cooking range) and relaxed in the lounge. Coxswain's House is ideally located in the town and a fantastic time was had by all. We would certainly love to come again.

What a fabulous house and so well quipped with everything we needed. Welcome goodies were very well received. Great location for exploring, walking and cycling. The weather has been far warmer than normal for October and we have really taken advantage of the coastal walks. Thank you Mike and Jo for the little touches which have made this a perfect break with our teenage children.

Lovely house in a central position for all amenities but secluded for sitting out and enjoying the courtyard. Comfortable beds and generous sized rooms. Family and granddaughters all enjoyed their stay and trips to the beach.
