Newgate Boathouse is a stunning contemporary conversion of an old boathouse. Situated in a loke just up from Wells Quay it provides a romantic and quiet bolthole whilst still being in the centre of this bustling seaside town. Fittings are all of the highest quality and specification, with great attention to detail. Parking is now available in the garage at the Boathouse but is not suitable for large vehicles due to the narrow lane.

Pretty garden with paved area for al fresco eating to the rear of the property. Table and chairs BBQ. There is a garage available at the property to park one car (please note that due to the narrow street in front of the garage it will only be possible to park a standard family car in the garage, long estate cars will not be able to swing into the entrance). A freezer is also located in the garage for guests to use.
Please note that the washing machine and tumble dryer is located in the garage.

Surrounding local area

Wells-next-the-sea is a charming, traditional seaside town with sandy beaches protected by a pinewood forest. A visit to Wells wouldn't be complete without trying your luck at a spot of crabbing on the quayside, or simply relaxing and watching the world go by whilst sampling the best in local fish and chip cuisine. Bicycle hire is available on the quayside. Great local pubs include The Crown Inn, The Globe and The Victoria at Holkham.

A comfortable haven - Ideally situated for visiting the RSPB reserves and other sites in the area to view overwintering birds. Beautifully clean and comfortable and a lovely warm haven after a chilly day. Everything we needed in the way of cooking equipment etc.
Advisable to book if you want to eat out.

Our stay at Newgate Boathouse was ideal for 2 people. Very convenient for all shops and restaurants, and the Coast Hopper bus stop was only a 2 minute walk away.

Well what can I say. Being a man of very high standards this wonderful little boathouse exceeded all my expectations. It was simply beautiful and perfectly furnished with a great eye for detail. We can't wait to come back next year.

We thoroughly enjoyed a peaceful week's stay in early July in this beautifully appointed accommodation. The open plan living area was excellent as was its quiet location in the centre of Wells-next-the-sea within easy walking of the eclectic mix of shops, some good pubs, restaurants and the quayside. We found no problem in parking in the nearby streets as it was too tight to comfortably get our Renault Clio into the garage. A thoroughly enjoyable week thank you, with a welcome bottle of wine on arrival.

This apartment is a lovely bolthole with the added benefit of parking (if you have a smallish car!). Cosy and practical. Wells is a quaint place, with interesting shops, great pubs and the most fabulous beach. We have stayed here four times over a number of years, and always leave feeling rested and content.

We had a lovely 3 night stay in the Boathouse in April when we were fortunate enough to have unseasonably warm April weather. Wells is the perfect place for a long weekend getaway with plenty of amenities and choices for food and drink in town and numerous places of interest a short distance away, not least the beaches at Wells and Holkham (plus a visit to Holkham Hall is highly recommended). The boathouse itself is very well presented, tidy, cosy, warm and very well equipped. Of particular note is the very comfortable bed, excellent shower and lovely little garden where we had our breakfast every day.

“Really lovely little boat house. Perfect location for walking to the shops, pubs and the quay. Lovely welcome with a complimentary bottle of wine. The parking in the garage was so handy as parking is hard to find in Wells. The only downside was getting woken up every morning between 6am-7am by the shop next door opening up their delivery bay. Even with windows shut we were woken daily by loud bangs, crashes and shouting. Not very peaceful if you're wanting a lie in. We'd really recommend eating at The Globe or The Golden Fleece, both just a 2min walk from The Boathouse. ”
