A cool and contemporary conversion of an old boathouse with a pretty courtyard garden and parking, just a short walk from Wells quay and the centre of this bustling little seaside town. This stylish hideaway, a favourite with our guests, is set in a quiet and peaceful location yet is only a short walk to all the pubs, restaurants and shops.

Although small in size, this 'cute as a button' property delivers in bucket loads. With quality fixtures and fittings throughout and a stylish vibe, this little gem is a great place to stay all-year round. With most of the accommodation on the first floor, you have the added benefit of a parking space for a medium sized vehicle in the garage beneath the living area - a rarity in Wells!

This bijou detached property allows couples to enjoy plenty of privacy too, with a pretty sheltered courtyard garden to the rear, which is ideal for enjoying a morning coffee and reading the newspaper or dining alfresco on warmer days..

Light and airy room with oak flooring, velux windows and french doors onto a Juliet-style balcony. Sofa, television with FreeSat and DVD player, CD player/iPod dock unit.
Kitchen area
Two ring hob, oven, fridge (freezer is located in the utility area/garage), microwave, butcher's style block for food preparation, dining table and seating for two.
Bedroom area
Divided from main living area by wall that stretches 3/4's of the way across the studio area, this area has a double bed and bedside tables and hanging space.

To the rear of the property there is a pretty courtyard garden with paved area and a table and seating for two, plus a barbecue.
The garage will only accommodate one medium size car due to the narrow street in front of the garage and turning area.

Sorry no pets.
Although there is a garage, it is only possible to park a medium-size family car inside the garage due to the narrow road. Larger/estate cars will have difficulty accessing due to the lack of turning space.
Please note that the walkway to the side of the property which provides access is narrow.

Surrounding local area

Wells-next-the-sea is a charming, traditional seaside town with sandy beaches protected by a pinewood forest. A visit to Wells-next-the-Sea wouldn't be complete without trying your luck at a spot of crabbing on the quayside, or simply relaxing and watching the world go by, whilst sampling the best in local fish and chip cuisine from one of the numerous restaurants overlooking the quay. Bicycle hire is available on the quayside.
Great local pubs include The Crown Inn, The Globe and The Victoria at Holkham.
Don't miss a visit to the vast expanse of sand at Holkham beach whiere you can almost be alone even in the height of summer, or walk along the coastal path where you will be rewarded with wonderful views.
If you love birdwatching or wildlife, head to the RSPB reserves at Titchwell or Snettisham or Cley-next-the-Sea and make sure you visit at least one of the beautiful Norfolk Wildlife Trust locations across the county.

The garage was definitely a bonus. The Boathouse lovely and ideal for us, very close to all the amenities, 2/3 minutes walk to the quay and Staithes Street and nearby hostelries and restaurants. The weather could of been kinder.

A Hidden Gem. We had a lovely week in this boathouse made for two! It was clean, warm and very tastefully decorated and had everything we needed. It was well positioned midway between the Harbour & The Green so handy for walking either end to the pubs and shops. I was proud to have put the car in the garage every day - the garage is roomy but the lane is narrow!! We would definitely stay again!

A wonderful stay, even in the cold and thick fog! A really pleasant and comfortable accommodation. It was very cosy and warm. It was of a very high standard and had everything we needed. Would certainly stay again and recommend to friends and family. I would also like to commend the staff of Norfolk Hideaways who managed to replace the kettle that had died within an hour. This was done out of office hours and we were most grateful.

Enjoyable break.We thoroughly enjoyed our stay. The Boathouse was clean and well equipped, providing everything we needed for our short break. The position is good for travel to different parts of the coast and further in land.

A comfortable haven - Ideally situated for visiting the RSPB reserves and other sites in the area to view overwintering birds. Beautifully clean and comfortable and a lovely warm haven after a chilly day. Everything we needed in the way of cooking equipment etc.
Advisable to book if you want to eat out.

Our stay at Newgate Boathouse was ideal for 2 people. Very convenient for all shops and restaurants, and the Coast Hopper bus stop was only a 2 minute walk away.

We thoroughly enjoyed a peaceful week's stay in early July in this beautifully appointed accommodation. The open plan living area was excellent as was its quiet location in the centre of Wells-next-the-sea within easy walking of the eclectic mix of shops, some good pubs, restaurants and the quayside. We found no problem in parking in the nearby streets as it was too tight to comfortably get our Renault Clio into the garage. A thoroughly enjoyable week thank you, with a welcome bottle of wine on arrival.

This apartment is a lovely bolthole with the added benefit of parking (if you have a smallish car!). Cosy and practical. Wells is a quaint place, with interesting shops, great pubs and the most fabulous beach. We have stayed here four times over a number of years, and always leave feeling rested and content.

We had a lovely 3 night stay in the Boathouse in April when we were fortunate enough to have unseasonably warm April weather. Wells is the perfect place for a long weekend getaway with plenty of amenities and choices for food and drink in town and numerous places of interest a short distance away, not least the beaches at Wells and Holkham (plus a visit to Holkham Hall is highly recommended). The boathouse itself is very well presented, tidy, cosy, warm and very well equipped. Of particular note is the very comfortable bed, excellent shower and lovely little garden where we had our breakfast every day.

“Really lovely little boat house. Perfect location for walking to the shops, pubs and the quay. Lovely welcome with a complimentary bottle of wine. The parking in the garage was so handy as parking is hard to find in Wells. The only downside was getting woken up every morning between 6am-7am by the shop next door opening up their delivery bay. Even with windows shut we were woken daily by loud bangs, crashes and shouting. Not very peaceful if you're wanting a lie in. We'd really recommend eating at The Globe or The Golden Fleece, both just a 2min walk from The Boathouse. ”
