Glaven Cottage is an exquisite Grade II listed flint cottage situated in an idyllic location on the banks of the River Glaven in Letheringsett. Nestled in a highly discreet and private location within a prestigious gated development, Glaven Cottage is tucked away at the rear of The Maltings development which dates back to the 17th century and once was the old Letheringsett Brewery Mill. A great base for enjoying easy access to both coastal and rural North Norfolk, it offers the opportunity to totally relax, kick back and take in the North Norfolk air. Just a short drive from the North Norfolk coast with its plethora of sandy beaches and the bustling Georgian market town of Holt, this property pretty much ticks all the boxes.

With a wealth of period charm throughout; you'll just love the beautiful oak floors and doors, ornate and highly decorative original windows, exposed beams, feature fireplaces and vaulted ceilings. Although it has character in abundance, though the little cottage still retains a warmth and cosiness too. On cooler evenings snuggle down on the comfy sofas in front of the woodburner or on long summer days pour yourself a glass of wine and while away the hours reading a book in the pretty riverside garden.

On the ground floor you will find a pretty light entrance hall/garden room which leads you into the kitchen/dinner and then beyond that into the pretty sitting room. On the first floor you'll find three beautifully decorated individual bedrooms all with stunning river views from the windows; the master king size bedroom boasts an ensuite shower room; while the king size double bedroom and charming single bedroom share the modern family bathroom which features a bath tub with shower over. There is a separate WC located off the entrance hall/garden room downstairs.

Undoubtedly the garden is a real feature of the cottage, with its paved sun terrace and lawn from where you can sit and enjoy picturesque riverside views and a picnic overlooking the babbling stream, if not demonstrate your culinary skills with a gourmet barbecue! Glaven Cottage is the perfect place for the young (and the young at heart!) to relax and spread out after the day's adventures.

Glaven Cottage is just a two minute walk to a very good pub/restaurnat, meaning you don't need to cook if you don't want to and the fabulous Back To The Garden deli/café/restaurant farm shop is either a short walk or cycle ride away if you fancy eating out for breakfast!

There is parking for two cars within the development.

A very atrractive entrance into the property with stable door and french doors to the garden. Seating for two making this a perfect place to relax with a book. Door to utility cupboard which houses the washer/dryer.

Kitchen/Diner
A light and bright room with period feature window with views to the garden and river. Hand-built painted 'shaker-style' kitchen with fitted modern appliances including electric oven and induction hob, microwave, dishwasher and fridge/freezer. Oak table with six upholstered chairs.

Sitting Room
Large sofa and two armchairs and small coffee table, all set around the log burner, TV with DVD player.
This dual aspect room has views to the side and rear. There is also access outside via what was once the front door.

Bedroom One

This beautifully romantic bedroom with its vaulted ceiling and beams has a King-size bed with two bedside tables and lamps, chest of drawers and built in wardrobe.
The room provides views from three windows to the garden and river.

Bedroom Two

With lovely views over the garden and river, this beautifully stylish bedroom has a vaulted ceiling and beams, clothes cupboard, bedside cabinets and lamps.
A pretty room that overlooks the garden, with bedside tables, chest of drawers and peg rail with hangers.

Ensuite

The ensuite shower room features a walk-in shower, sink and wc.

Bedroom Three

A very pretty room that overlooks the garden, with bedside tables, chest of drawers and peg rail with hangers.

Bathroom

A modern suite with bath, with glazed screen and shower over, washbasin and wc serving bedrooms 1 and 3.

Outside:

The lawned garden wraps itself around the rear and side of the cottage and provides river frontage. However, it is not fully enclosed and threrefore not safe for little ones to play unsupervised. The owners take no responsibility for this.
There is a right of way at the back of the property out of the development, directly onto the road which makes it ideal if you are walking up to Holt. The garden, is undboutedly the major feature of the property and is a great place to spend a quiet afternoon or evening just relaxing or rustling up a barbecue! There is some noise from the road but this shouldn't detract from your enjoyment of the property.

Parking is available to the front of the development (2 spaces) altough there is more parking possible in the access road which leads down to the King's Head pub/restaurant.

Standing on the banks of the Glaven Valley and listed in 'Hidden Places of East Anglia' as "A truly charming place in the most delightful of settings", Letheringsett is famous for its working mill which is the last remianing fully-working watermill in Norfolk and is open to the public. The village boasts the renowned pub, The King’s Head which serves good food and even has BBQ’s through the summer months. Plus there is the ever-popular Back To The Garden deli/café/farm shop where you can enjoy a hearty breakfast or lunch before heading out for the day. Letheringsett is just a 15 minute brisk uphill walk into the attractive Georgian market town of Holt, where you will find a wealth of excellent shops, pubs and restaurants. You are only a short drive from Blakeney and Morston where you can book a boat trip to see the seals and there is fabulous birdwatching and walking at Cley-next-the-Sea and of course the ever-popularl sandy beaches at Holkham and Wells-next-the-Sea.

We have had a fabulous stay in Glaven Cottage. So cosy and welcoming with everything we needed for a very comfortable stay. Loved the log burner in the evenings amid some wild and windy weather! Have had some lovely days out exploring the coast and all the little shops. Highlight has been the boat trip to see the seals at Blakeney.

What a great cottage! We had a delightful stay in Glaven Cottage - lovely cosy house with nice diffusers! The farm shop - 'Back To The Garden' nearby is amazing, delicious food in the shop and the restaurant. You must visit The King's Head - so convenient, amazing food and wonderful staff. We had a nice visit down to Holt and a visit to Felbrigg Hall -all highly recommended. The 'Norfolk Hideaways' info book is very helpful as well. Thanks for a lovely stay!

We loved staying in your beautiful cottage. Can recommend The King's Head for good pub food - The Deli food is amazing - but a bit on the pricey side. You must try 'Wells Crab House' for outstanding seafood and atmosphere and service. Holt is lovely, steam train a bonus. Blakeney and the coastal walks are great - lots of gift shops around. Old Hunstanton beach is fabulous - miles of sand to walk and play on. We were incredibly lucky, arrived to Storm Brian but had sunny days where the weather hit 17 degrees. We loved the bells!! And also loved all the amazing fragrances thatnks to the diffusers! A fab stay!

Top notch accommodation

Beautifully presented cottage, part of recently restored development next to River Glaven. Next to welcoming pub, serving food. Very comfortable and cosy. Rather more road noise than expected, although owners had warned of “some road noise” in their description. No welcoming supplies, although you can order a hamper to be delivered at your own expense from a local deli. Close to Holt, Blakeney and the north Norfolk coast’s amenities. Gorgeous deli and restaurant “Back to the garden” just along the road, by car .
