General questions

Will paying guests look after our home?

This is probably everyone's biggest concern. In our experience, you can expect your property to incur normal wear and tear as a result of being occupied, often at capacity, by guests. By the same token a well-presented, clean and cared-for property generally commands the greatest of respect. To ensure peace of mind we require a security deposit for each booking which is refundable subject to no loss or damage following an inspection on departure.

Can you guarantee only suitable guests will rent my property?

When letting your property there are no guarantees.However, Norfolk Hideaways take several steps to mitigate this:we send a comprehensive set of booking conditions explaining the Terms & Conditions and restrictions on occupancy for all houses to all guests interested in holidaying with us.We require all guests to complete an online booking form detailing the names, ages and sex of all members of the party staying in the house.We are also available on the phone to speak to all guests and answer any questions they have, either prior to or during their holiday.

Will letting my property be financially worthwhile?

From our experience there is always a demand for quality self-catering holiday homes on this beautiful stretch of coast. There are a variety of tax benefits available for offering your second home as a Furnished Holiday Let and it is worthwhile consulting your accountant on this. Together with the rental income, this can significantly help with the general running costs of your house and towards achieving a healthy return on your investment.

Norfolk Hideaways are happy to offer an assessment of the potential rental income achievable from your property. Just give us a call and we'll arrange a visit. There is of course no obligation or cost for this service.

How much does it cost for Norfolk Hideaways to manage the letting of my property?

We will charge you a booking commission of 20% + VAT of the total rental income for each period your property is let by us. We do not charge any additional premium for working in tandem with another letting agency.

Do I have to organise my own cleaners, laundry, gardeners etc?

Whilst Norfolk Hideaways do not provide a full managed service for the properties we market, we can recommend housekeepers, housekeeping agencies and laundries for you to use. You can then interview them and decide which one offers the best service for your requirements.

We can also liaise directly with your housekeeper, sending them a weekly rota showing upcoming arrivals & departures and specific housekeeping instructions where relevant.

What Information do I have to provide for guests?

We ask all our owners to provide a folder of house notes for guests. This will include information on how to work the TV, washing machine, heating system and any house-specific information that guests will need.

Norfolk Hideaways produces a very comprehensive information pack for guests, it is professionally printed and bound and saves the need for piles of leaflets or lots of research into tourist information for guests.

When and how do I get paid?

Each month you will receive an Owner Statement of Account, showing income and costs related to the previous calendar month. Your payment from Norfolk Hideaways will be made at this time by BACS (unless by previous arrangement). All the monies received from guests in the form of deposits and balance payments are kept separately in a Client Account.

Norfolk Hideaways charge 20% + VAT booking commission of the gross rental value for each holiday period booked. This deduction is made from the funds received when your guests make initial booking deposits. The balance of deposit funds is forwarded to the Owner in the month following the reservation.

8 weeks prior to arrival is when your guests' final balance is due. The full amount of the balance will be remitted in the month following receipt of payment.

Are there any restrictions on my personal use of the property?

Absolutely not – it is your home and you are free to use it as and when you wish. Obviously, you need to ensure there are no existing bookings in place for your dates and it is important to let us know in advance to ensure that we do not book it out to guests at the time you want to stay in it. We will not be able to cancel an existing guest booking once it is in place.

Do I need special home insurance?

In many cases your existing home insurer will cover holiday letting (probably for a small additional premium).You will need to ensure that your policy covers you for sufficient Public Liability.We advise that you check with them for a quote.Should your current insurer not cover for holiday lets there are several specialist insurers who provide holiday let insurance.

How will Norfolk Hideaways attract bookings?

Your property will be featured on our website,, showcasing photographs of both internal and external views alongside a detailed write-up. Visitors to our website are able to check availability, rates and book online all in the same visit; ensuring that no potential lets are lost due to having to wait until working hours to make enquiries and bookings.

The website achieves an average of 20,000 visits per month and is found in the top 5 results on Google for all the major search terms; for example ‘Norfolk Cottages', ‘Norfolk Holiday Cottages' and ‘Holiday Cottages Norfolk'.

We have an annual budget in excess of £35,000 for Google Adwords, Internet Marketing, PR & Advertising.

We have had fantastic coverage in the national press and printed media with features appearing in Elle Magazine, The Telegraph magazine, The Daily Mail, The Daily Mirror, The Daily Star, The Eastern Daily Press, Woman & Home Magazine, Coast Magazine, Woman's Weekly, Prima Magazine, Norfolk Magazine, The Cambridgeshire Journal, Bath Parent Magazine and many more.

We print a full colour A4 brochure each year, which is distributed to all previous guests and those who have requested brochures in the past. Each property has a half page entry in the brochure. There is a nominal charge for entry to the brochure (£50 + VAT).

Our offices are perfectly situated in unrivalled locations on the coast road at Burnham Deepdale as part of the Dalegate Market development and our new office opening at Easter 2013 is on the very popular Staithe Street in Wells-Next-The-Sea, ensuring maximum exposure to visitors to the coast. A selection of Norfolk Hideaways properties for let are advertised in the windows of the offices and brochures are available to collect from the office during opening hours (we are open 6 days a week).
