Marigold Cottage is a delightful, refurbished cottage located down a quiet lane overlooking Major Hare's estate parkland. The kitchen/diner is open plan and ideal for entertaining with a stable door leading to the enclosed rear garden.

There is a wonderful fireplace in the large sitting room and large, comfy sofas to curl up on front of the log burner. Upstairs there are three bedrooms; a master, double and bunk with plenty of room for a travel cot in the master bedroom. The bathroom has a luxury roll-top bath - perfect for relaxing those muscles after a long walk on one of the many stunning local beaches - Old Hunstanton, Brancaster and Holkham, to name but a few, are just a short drive away. For angling enthusiasts,there is a fishing lake just five minutes walk away.

Sitting Room
The ground floor is predominantly open-plan from the sitting room to the kitchen/diner. The sitting room is a lovely triple aspect room with oak style flooring and French doors that lead onto the garden. There are two large comfy sofas and wonderful fireplace with log burner. You can enjoy a film on the TV with Freeview or a DVD in front of the cosy fire. (There is a fire guard for use under the stairs).

The dining area and kitchen are partially open-plan to the sitting room and stairs lead to the first floor bedrooms and bathroom.

Open-plan Kitchen/diner
A great double aspect room with dining area to the front and table and six chairs seating six people. The shaker style kitchen is well equipped and has wooden work tops, central island and Belfast sink with mixer tap. There is a free standing Range master cooker with 5 ring gas hob, oven and grill and all the appliances you could possibly need including fridge/freezer (70/30), dishwasher, washing machine, kettle and toaster. A stable door leads onto the enclosed rear garden.

First floor

Landing area
Window the rear overlooks the garden and latch doors lead to the bedrooms and family bathroom.

Master bedroom
A light and airy room with exposed floor boards and King size bed with bedside chests and lamps with over bed wall lighting and DAB radio. Plenty of space and room for travel cot and built-in triple wardrobe and wall mounted full height mirror.

Double Bedroom
Double bed with bedside drawers with lamp, double 'shabby chic' wardrobe with drawer beneath and wall mounted full height mirror. Exposed painted floor boards.

Bunk Room
Bunk beds (full-size), a great room for children, side table with lamp and three drawer chest with mirror. A window overlooking the garden to the rear.

Family Bathroom
Lovely roll top bath with hand held shower attachment and claw feet, pedestal wash hand basin with mirror and shelf and shaver point. WC with high-level cistern, tiled floor and window.

Outside
The rear garden is fully enclosed, mainly shingled and has a variety of climbing plants and shrubs. There is a raised decked area with bistro table and four chairs, ideal for 'al-fresco' dining, there is also a washing line.

The front garden is mainly laid to lawn with a central path with steps leading to the front door. A large rustic style porch gives shelter from all of the elements with curved bench seating, an ideal place to sit and contemplate.
Parking is available at the side of Marigold Cottage with space for 3-4 cars. Please do not obstruct the access at the front of the Cottage to neighbouring properties.

Surrounding local area

Docking is a large friendly village with an excellent local shop with late opening hours a great family pub, The Railway and a fish and chip shop. Situated just 5 miles from the coast it is ideally situated to access the West of Norfolk (Norfolk Lavender, Sandringham etc) and the heart of the North Norfolk Coast (Brancaster, Wells, Burnham Market etc)
