Sexton's Yard Cottage is a wonderful recently refurbished character cottage which is set back from the road in a quiet village location, and has a really lovely welcoming feel.

A stable door opens into the open plan living area with a wonderful exposed brick feature fireplace with multi-fuel stove, windows with shutters, comfortable seating and dining space for four people, and a Smart TV with WiFi and radio. Although there are two double bedrooms, the second has a small double bed (4') which would suit one or two children, or one adult (two is a squeeze!).

The kitchen is fabulous, well-equipped and great for budding chefs with all modern appliances and solid oak surfaces. There is a shingled area to the front of the cottage with table and chairs, and parking for one car.
Sexton's Yard Cottage is dog-friendly (one large or two small well-behaved dogs are welcome), although please note there is not an enclosed garden for your four-legged friends. The shingled area to the front of the cottage is open to the courtyard and used for either additional parking or 'al-fresco' dining.

Open-plan living area
A stable door leads into the lovely newly decorated open-plan sitting room/dining area with painted beams, exposed chimney breast with log burner. There is a comfy sofa wing chair, coffee table with lamp. A window looks out to the front of this charming cottage with bespoke shutters. There is a super oval dining table with chairs seating four people and a wall mounted flat screen 'Smart TV' with radio and internet. Open-tread stairs lead to the first floor bedrooms.

A well equipped galley style kitchen with shaker style units with oak work surfaces and ceramic sink with mixer tap. Appliances include integrated washer/dryer, slimline dishwasher, larder fridge and electric oven and hob with matching cooker hood. There is a microwave, kettle and toaster and wall mounted heated towel rail. A window looks onto the garden area.

First floor:

latch doors lead to the bedrooms and shower room.

Master bedroom
A lovely room full of character with vaulted ceiling, exposed chimney breast and beams. Comfy double bed with crisp white bed linen, wall lighting and double wardrobe with drawer space, chest of drawers with lamp, mirror and hairdryer.

Small double bedroom (4ft bed)
Comfy bed with storage under and crisp white bed linen with cosy throw. Please note: this is a small double (4ft wide).

Shower room
There is a electric shower with curtain, WC and wall mounted wash hand basin with mirror over and storage, electric heated towel rail.

There is as shingled area with circular table and chairs, seating four people, at the front of the Cottage, a great place to enjoy breakfast or al-fresco dining. A retractable washing line is also available for your use.
Please note: Due to the age and character of many cottages there is some restricted head height in the sitting room which measures 1.73m (68") which may restrict some very tall people.

There is a single private parking space at the end of the yard on the left under a car port, additional vehicles can park on the High Street, if required.

Please Note::
Please be aware that although the Cottage is 'dog-friendly' the garden is not fully enclosed therefore not secure for dogs.

Surrounding local area

Docking is a large friendly village with an excellent local shop with late opening hours a great family pub, The Railway and a fish and chip shop. Situated just 5 miles from the coast it is ideally situated to access the West of Norfolk (Norfolk Lavender, Sandringham etc) and the heart of the North Norfolk Coast (Brancaster, Wells, Burnham Market etc)

A very nice week in Docking Norfolk. We had a very pleasant stay at sexton's yard cottage. On our arrival there were some nice treats waiting for us cake prosecco and chocolates. The cottage was excellent and we would highly recommend it.

Lovely cottage with lots of charming features and very well presented and spotless. Pleasant surprise of treats on arrival - home made cake, prosecco and chocolates as well as milk in the fridge. All most welcome. Met the owners who were very friendly and appeared keen that we enjoyed our stay. Location of cottage is good to explore the area. Short drive to lovely beaches and walks as well as shopping at Holt and Burnham Market. Would definitely stay here again.

Home from home. Beautiful cottage. Cosy and warm. Everything you could wish for. Lovely welcoming goodies lemon drizzle cake prosecco, apple juice and chocolate eggs. Owners lovely and friendly. Milly our little dog felt at home too.

Fabulous stay. We had a fantastic time at this beautiful cottage. The hosts were brilliant and had provided lots of lovely extras to welcome us.The cottage is beautifully decorated and very clean. We would definitely recommend it!

Gorgeous period cottage. This place was gorgeous with lovely little decorative touches everywhere. I loved the little welcome extras that the hosts included, such as the lemon drizzle cake and bottle of wine on day one. The only issue is low ceilings due to it being 300+ years old. Both my husband and I banged our head on more than one occasion so tall folks take care! Despite this I would def recommend this place and I would be happy to come back again.

This is the third time we have rented Sextons Yard and as always Bill & Di are very hospitable and the cottage is beautifully presented. This time we had mince pies, cake and a Christmas tree.
We had friends over for NYE with no issues from the neighbours or owners and will definitely be booking again later this year.
