Grade II listed, The Tack House is a very special Norfolk hideaway located just a ten-minute walk away from the South Gates, parkland and Long Avenue that sweeps down to glorious Holkham Hall. If you love walking, cycling and fresh air, relish calm and rural living, this is the perfect place for you. Add very easy access to the stunning beaches along the Norfolk coastline (Holkham's own beauty is just the other side of the park) and you have hit gold!

Refurbished in 2018, a great deal of consideration has gone into ensuring this spacious period country house has retained an essence of grandeur and elegance. The addition of a stylish mix of contemporary and antique furniture along with an eclectic selection of artworks from the art dealer owner's private collection enhance The Tack House’s individual character and bring it to life. You will find it to be a rather smart, but casual, easy and unfussy house that is comfortable and well-equipped, with rooms that are airy and bright. And there is certainly ample room for everyone to ‘spread out’.

On the first floor are three bedrooms (super king, king/twin and single), all with extra comfy beds and lovely linen, and two bathrooms. The magnificent private master suite runs the width of the house and has a separate seating area, dressing room and large adjoining bathroom. Downstairs there is a generous-sized farmhouse kitchen with both oil and electric Aga option, a lovely sitting room with log burner and windows overlooking the garden and a cosy snug enjoying views across the fields - an ideal spot for curling up with a book, working (if you must) or enjoying a television programme or film all to yourself. Outside the enclosed and private courtyard garden has a covered seating area, a fire pit and a full-sized table tennis table to keep you entertained.

The Tack House is a very much a ‘grown-up’ property but well-behaved children and dogs are very welcome to stay. Babes in arms are welcome too and there is a high chair, travel cot and stairgate availble on request.

A large space perfect for coats, shoes and the important walking boots.
Dining farmhouse kitchen
A spacious room with Aga and Aga Companion (two door electric oven). The main Aga will be switched off June to October. Table with seating for six. Fridge/freezer, dishwasher, small wall-mounted television. Door to the garden.
Sitting room
A lovely bright room with two and three seater sofas, wood burning stove, widescreen television with Freeview and Bluetooth soundbar.
A cosy room with views overlooking the countryside, two seater sofa and flat screen television.
Utility Room
With washing machine and drying rack.
A handy cloakroom with wash basin and WC.

First Floor:
Master bedroom suite
A magnificent room with super king size bed, two seater sofa and small wall mounted flat screen television. A doorway leads through to a large dressing area with fitted wardrobes.
En suite bathroom
Fully tiled with large walk-in shower, bath with hand held shower, vanity unit with wash basin, WC, heated towel rail.
Bedroom two
With 6' super king zip and link bed. The zip and link bed can be split into two 3' beds on request.
Bedroom three
A pretty single room with 3' single bed and views across parkland.
Family Bathroom
Bath with shower over, wash basin and WC.

There is a south facing garden to the rear of the cottage, laid to lawn and shingle, with covered dining area with table and chairs, full-size table tennis table and charcoal barbecue. The garden is fully enclosed and only very determined dogs will manage to escape.
Parking on the driveway for up to four cars.

Additional Information:
Two well-behaved dogs are welcome, at a charge of £50/dog.
Travel cot, high chair and stair gate are all available. Please request on booking.
The wifi signal should be good, though download speeds may be variable.

Surrounding local area

Holkham and New Holkham form part of the Earl of Leicester’s Holkham estate with its beautiful parkland, Palladian Hall and stunning beach, which draw in visitors all year round.
Holkham is especially popular with walkers, bird watchers and cyclists.
The expansive Holkham Bay, often referred to as the best beach in England, was used for the final scenes of the film “Shakespeare in Love”.
Much of Holkham is within a coastal nature reserve and, as well as sand and pines, the area also contains marshes, salt flats and narrow creaks.
The thriving village of Burnham Market with its principally Georgian properties set around a village green is approximately two miles to the west and offers a varied selection of traditional shops, designer boutiques, galleries including The Tack House owner's Fairfax Gallery, and restaurants and cafes to suit every taste.
Wells-Next-The-Sea, a popular holiday resort and traditional seaside town, three miles to the east, has every amenity you could possibly need, along with a supermarket and petrol station.
Houghton Hall & Gardens are a short drive away, and The National Trust properties at Felbrigg Hall, Blicking Estate and Sheringham Park can be reached in approximately half an hour.
