Garden Cottage, Manor House Farm is a beautiful, romantic bolthole located in a tiny hamlet close to Fakenham, just 20 minutes' drive from Burnham Market and the North Norfolk coast and beautiful beaches at Wells-next-the-Sea, Morston and Blakeney.

The property is a converted barn on the owners' conservation award-winning farm. The property and beautiful gardens, which are open for the NGS in June, overlook the 13th century church. The owner has taken care to furnish the property beautifully, with great attention to detail. Well-equipped, with a cosy wood burning stove for chilly evenings, there are french doors which open onto the patio area for summer al fresco dining.

The setting provides a wonderful opportunity to watch birds and barn owls, which nest close by. The cottage is a wonderful retreat; away from the hustle and bustle of the coast, yet within a few miles drive. A very special place to stay indeed.

A stunning room with vaulted ceiling and exposed ‘A’ frame roof trusses. York Stone tiled flooring. French doors to rear patio area and formal gardens. Settle down in front of the wood burning stove for cosy nights in. A starter basket of logs is provided for you on arrival. There is great attention to detail in the elegant furnishings. There is also a television with DVD player.
Kitchen area
Well equipped with washing machine, fridge, ceramic hob, oven and microwave.
Master bedroom
A pretty romantic room, again with vaulted ceiling and exposed ‘A’ frame trusses. Stylish brass and iron four poster bed surrounded with lace panels and dressed with patchwork quilts and cushions.
Luxurious, contemporary bathroom with bath and separate shower cubicle, WC, wash basin and heated towel rail.

Without doubt this is the icing on the cake! The gardens that surround the cottage are beautifully kept and include walkways lined with old roses and fabulous herbaceous borders, all of this to the back drop of the 13th century church. Free-range eggs are available from the farm for breakfast! Patio area with chairs and table.
Rural walks direct from the cottage down the quiet and peaceful lanes.

Wellingham is a quiet little village tucked away in mid-Norfolk. It's really not much more than a hamlet; in the 2001 census it is shown as covering an area of 1.69 square miles with a population of around 25 people in 16 households.
If it's peace and quiet you want this is the place to be. Only 20 minutes drive to Wells-Next-The-Sea or Burnham Market and just eight minutes' drive into the market town of Fakenham which has three supermarkets, banks, a host of local traders and a very popular farmers market which is held once a month and a weekly market on Thursdays.
Wellingham is perfectly situated for exploring the whole of Norfolk including all the historic houses like Houghton, Sandringham, Blickling and Holkham and of course, you are not that far away from historic Norwich too.

Stunning is the word that comes to mind . .set in beautiful grounds and gardens, so quiet and tucked away yet central to all what Norfolk has to offer. The owners are very obliging and helpful. Garden Cottage certainly has the 'wow-factor' - if you come here you certainly wouldn't be disappointed..

A very enjoyable week staying at Garden Cottage. Wellingham is a very quiet well kept hamlet, one of the tiniest parish communities in Norfolk. Garden Cottage, a modern smartly decorated well kept property surrounded by superb gardens made the ideal place to stay when exploring this part of Norfolk. In a week we visited Houghton Hall, Sandringham, Holt Railway, Blickling, Felbrigg, The Gunton Arms, and Holkham. Robin and Libby run a tidy retired farmstead and are excellent hosts. We were self catering but there are good pubs around that offer tasty meals, we used The Dabbling Duck twice. If a couple want a quiet peaceful retreat this is the place.

A cottage for garden lovers in quiet surroundings. A very attractive small barn conversion in a lovely farm buildings environment, with the most beautiful gardens surrounding the cottage which we were welcome to explore. The bedroom and bathroom section was very spacious, and the whole cottage was furnished with unusual and well-considered furniture. Chickens, guinea fowl, deer and rheas on the farm! The village is tiny and very quiet but with quick access to the main road, an excellent centre for exploring north Norfolk.

One break that lives up to the blurb! A stunning cottage in lovely surroundings. The quiet and peaceful garden location helped us to de-stress after a busy summer. The Ellis family are very welcoming and go over and above the norm to make you feel comfortable. You can have as much or as little contact as you want. We found this an ideal location for exploring North Norfolk - we took up all suggestions offered and found every one to be worthwhile. Thank you very much.

Location of Garden cottage is wonderful, provides a place to total relax watch the wildlife and enjoy the peaceful surroundings. Our stay was amazing although the same could not be said for the weather, still the log burner in the cottage added the romantic touch. The owners are very helpful,knowledge about the area and happy to share their information. We have this cottage on our list to revisit at some point.

We had an excellent week here - it was quiet and peaceful, and away from our busy life at home.The cottage was both comfortable and well equipped. The location meant that we could travel to the coast and various other places, in a very short space of time. There is such a lot to experience, explore and enjoy. The gardens surrounding the property were wonderful and it all added to the high quality and standard of what was available to us to enjoy whilst we were staying there.
