A beautiful, spacious recently refurbished three storey character property enjoying sea and harbour views from the top floor.

This lovely double fronted mid terrace house is superbly located; so close to the heart of Wells, its harbour and amenities, yet is still a haven of peace and tranquillity with its sheltered south facing patio garden, which is a real sun trap. The location really is fantastic! Just far enough away from the hustle and bustle, but close enough so that everything is at hand.

Spread over three floors, Cosxwain's House (pronounced 'coxon's') used to be the home of the town's Lifeboat helmsman and skipper, hence the name! The property has been beautifully renovated and is bursting with character, space and lots of charm. Stylishly decorated and comfortably furnished throughout (with the odd tasteful nod here and there to its seaside location), the owners have paid great attention to every small detail to ensure guests have the best and most comfortable of holidays. There are four bedrooms over two floors (one super king, and two super king/twins on the first floor and a twin bedroom on the top floor), and three bathrooms. Super comfy mattresses to all beds which are dressed with divine, high thread count bedding. So lovely to sink into after a busy day enjoying the outdoors. The top floor bedroom has the best views in the house - over to the harbour and sea.

On the ground floor, the sitting room is a fabulous place to relax with squishy sofas to flop into and a log burner to keep off the chill. There's a TV with BT Vision and Sport, so you catch all your favourite series, and even a prosecco table - very decadent! Children (and adults) will have great time playing pool in the snug, where there is another TV, so there's no need to fight over the remote. You have a choice of two dining areas; one in the breakfast kitchen and another in a separate dining room, that has a log burner making it the perfect venue for a long, chatty lunch or special dinner. Outside there is a very sunny private and spacious enclosed courtyard garden; an ideal spot for a barbecue or pre-dinner drinks.

Coxswain's House is definitely the perfect holiday house for families, couples and friends to enjoy the very best of times in this popular seaside town.

A spacious room with engineered oak flooring, ample comfortable seating, feature brick wall with log burner, prosecco table and TV with BT Vision and Sports package.

Snug/Dining Room
At the front of the house with a feature brick wall, log burner, and dining table with seating for eight.

A well-equipped kitchen with large Smeg range with double oven and warming oven, double butler's sink, drinks fridge, fridge/freezer, microwave and dishwasher.

Breakfast Room
Adjoining the kitchen with table and seating for six.

Laundry cupboard
Louvre doors conceal a washing machine and condenser dryer.

With wash basin and WC, hooks for coats and space for boots.

Games/TV Room
With pool table, TV and bean bags.

First Floor:

Master Bedroom
At the front of the house with Super King bed, wardrobe cupboard, chest of drawers, freestanding mirror, bedside tables and lamps.

En Suite
With large walk-in shower cubicle with pressurised hot water, wash basin, heated towel rail and WC.

Bedroom 2
To the rear of the house with extra-long Super King/Twin bed option (please request preferred option on booking), fitted wardrobe cupboard, chest of drawers, bedside table and lamp.

Bedroom 3
At the front of the house with extra-long Super King/Twin bed option (please request preferred option on booking), 'beach hut' wardrobe, chest of drawers, bedside table and lamp.

Family Bathroom
With P-shaped bath with shower overhead, wash basin, heated towel rail and WC.

Bedroom 4
With full-size single beds and 'the view' through skylight windows across the town to sea and harbour. Please note there is restricted ceiling height to the sides of the room, and a sunken footwell between the bedroom and landing area to accommodate the low ceiling. There is a wardrobe cupboard located in the inner hallway at the bottom of the stairs.

En Suite
With bath, hand held mixer shower, wash basin and WC.

A private and spacious sunken courtyard, with garden furniture and kettle barbecue. There is parking for two cars within the gated courtyard garden belonging to Coxswain's House. There is further parking available in the nearby public car park on Freeman Street (£7/day, £28/week).

Wells-next-the-Sea is a hub for North Norfolk coastal activities. From the picturesque harbour (where crabbing is a must) you can either walk, take the narrow-gauge railway or drive to the spectacular beach with its famous array of colourful beach huts. Stop at the Beach Cafe afterwards for a drink and snack - you can also hose down a sandy dog! Wells has a pretty, leafy green peaceful square,The Buttlands, which is surrounded by fine Georgian buildings. There is a bustling high street with all kind of independent shops, some lovely tearooms, great gastro pubs and restaurants. This beautiful coastline is a top destination for birders and walkers all year round. Beautiful Holkham Hall is just down the road. You can hire a bike from the quayside and spend a day exploring the coastal paths, or perhaps Holkham estate. And, don't forget to reward yourself after a busy, active day with some of the best fish and chips in the area.
