Situated in a great location this beautiful luxury property is ideal for couples or a small family who want to escape to the coast at any time of year. Just 50 metres from the harbour at Wells-next-the-Sea it is big and beautiful inside and out yet cosy enough to feel relaxed and chilled from the moment you step inside. Coastal-themed and furnished in an eclectic and contemporary style it is a true seaside haven.

Furnished imaginatively by the owner, with statement pieces set against a backdrop of soft muted colours, with pops of vibrancy, everything works beautifully together to create a light and airy space with plenty of personality.

With big windows, light interiors and quality fittings throughout, this modern idyll has wonderful harbour views from the fully-enclosed rear garden.

Situated in a great central location it is perfect for couples wanting to enjoy a relaxing week, or long weekend away, right on the coast and yet within easy reach of local shops and restaurants.

The two beautiful bedrooms come with crisp linens and comfortable beds which provide the perfect backdrop for a blissful night's sleep after a day on the beach. Both of the double rooms (one of which has a luxurious four poster bed) come with stylish ensuite shower rooms and built-in wardrobes, whilst the family bathroom is also available to use.

On entering the property, there is a large entrance lobby with ample space for coats, boots and tired dogs. Alongside this is a light and airy entrance hall with stairs leading to the first floor. Kipling House is practical too and has a downstairs utility room which is equipped with a washer/dryer, wash basin and WC. The sitting room with two comfy sofas also has a stunning gas log burner (remote controlled) which is perfect for warming you on cooler evenings and double glass doors to the rear garden. An archway leads through to the lovely kitchen/diner giving a spacious open-plan feel.

The superb kitchen with large arched windows offers lovely views onto The Glebe and is thoughtfully equipped with special touches and includes an electric range cooker, fridge/freezer with drinks cooler, dishwasher and microwave.

There is a family room too, which provides additional living space, with a flatscreen TV, a large selection of games and DVDs and a large snuggly corner sofa which is perfect for days spent inside, when the weather is not so fine, particularly with the addition of the wall- mounted fire. Double glass doors open onto the rear enclosed garden which is the perfect location for breakfast or summer barbecues, or simply enjoying an evening drink in the pretty pergola. From here you can enjoy spectacular views down to the harbour. A gate leads onto to a quiet lane with direct access to the Quay.

Unusually for Wells-next-the-Sea, there is parking for two or three cars (depending on size) on the front gravel driveway.

Wells-next-the-Sea is a bustling seaside town located in the centre of North Norfolk and right next to Holkham beach, often voted the best beach in the UK which you can walk to at low tide, although Wells beach must come a close second! Meander up the narrow Staithe Street to browse the numerous independent shops which cram this little town, or hop on the little train down to the beach (dogs can board too!). Lined with over two hundred beach huts, Wells beach itself is perfect for families with its white, soft sands and dunes which is backed by a glorious pine forest. Being so vast you are sure to find a quite spot somewhere. Don’t miss 'crabbing' from the quay (you will enjoy endless hours of fun with a bucket, bait and line), hot fish and chips from two of the best fish and chip shops along the coast, locally-caught seafood at The Crab House or Dutch pancakes for breakfast (or for lunch or dinner for that matter) on The Albatross moored in the harbour. Looking for something completely different? Then take an Alpaca for a walk on the outskirts of the town. For a lovely day out, head to Holkham Hall where you can explore the splendid hall, museum, parkland, see the deer and wildlife and even take a boat across the lake, before heading down to its famous beach. The Wells and Walsingham Light Railway is the longest narrow gauge steam railway in the world and is well worth a trip. Or jump on the train and take the Poppy Line from Sheringham to Holt, a beautiful market town which is well worth a visit too or drive a little further to Morston or Blakeney where you can take a boat trip to see the seals in their native habitat. Head to Wells Deli or Walsingham Farm shop to pick up some great local produce for lunch or supper, or meander through the town to see what other local delights tempt you! Looking for culture? Then head to Wells Maltings Arts Centre with is seasonal programme and children's activities. This beautiful town won’t fail to disappoint whatever time of year you choose to visit. Further afield you have Houghton Hall, Blickling, Felbrigg Hall to explore and of course the numerous little fishing villages, harbours and wonderful beaches that populate the North Norfolk coastline. And with so many fabulous award-winning pubs, restaurants. delis and cafe's within the town itself and just short drive away, you won't go hungry either!
