Th rear enclosed garden is the perfect location for breakfast or summer barbecues, or simply enjoying an evening drink in the pretty pergola. From here you can enjoy spectacular views down to the harbour. A gate leads onto to a quiet lane with direct access to the Quay.

Unusually for Wells-next-the-Sea, there is parking for two or three cars (depending on size) on the front gravel driveway. This beautiful house is perfect for those looking for a coastal escape at any time of the year just metres from the Quay.

Surrounding local area

Wells-next-the-Sea is a bustling seaside town located in the centre of North Norfolk and right next to Holkham beach, often voted the best beach in the UK which you can walk to at low tide, although Wells beach must come a close second!
Meander up the narrow Staithe Street to browse the numerous independent shops which cram this little town, or hop on the little train down to the beach (dogs can board too!).
Lined with over two hundred beach huts, Wells beach itself is perfect for families with its white, soft sands and dunes which is backed by a glorious pine forest. Being so vast you are sure to find a quite spot somewhere. Don’t miss 'crabbing' from the quay (you will enjoy endless hours of fun with a bucket, bait and line), hot fish and chips from two of the best fish and chip shops along the coast, locally-caught seafood at The Crab House or Dutch pancakes for breakfast (or for lunch or dinner for that matter) on The Albatross moored in the harbour.
Looking for something completely different? Then take an Alpaca for a walk on the outskirts of the town.
For a lovely day out, head to Holkham Hall where you can explore the splendid hall, museum, parkland, see the deer and wildlife and even take a boat across the lake, before heading down to its famous beach.
The Wells and Walsingham Light Railway is the longest narrow gauge steam railway in the world and is well worth a trip. Or jump on the train and take the Poppy Line from Sheringham to Holt, a beautiful market town which is well worth a visit too or drive a little further to Morston or Blakeney where you can take a boat trip to see the seals in their native habitat.
Head to Wells Deli or Walsingham Farm shop to pick up some great local produce for lunch or supper, or meander through the town to see what other local delights tempt you!
Looking for culture? Then head to Wells Maltings Arts Centre with is seasonal programme and children's activities. This beautiful town won’t fail to disappoint whatever time of year you choose to visit.
Further afield you have Houghton Hall, Blickling, Felbrigg Hall to explore and of course the numerous little fishing villages, harbours and wonderful beaches that populate the North Norfolk coastline.
And with so many fabulous award-winning pubs, restaurants. delis and cafe's within the town itself and just short drive away, you won't go hungry either!

We have stayed all over the UK but this was just perfect! I am an ultra runner and managed up to 15 miles along the beach every morning. The house is also well suited to our furry babies too, they are exhausted! We will be back! PS, we love the separate lounges too!

We have stayed in many holiday cottages in Wells and this is by far the best! It is lovely and warm and the taste in decor is fabulous! We have had a great week and the accommodation made it even better. Our dog loved sleeping in the porch way and the secure garden is ideal for pets. We will certainly be returning in the future, thank you for this lovely accommodation!

Arrived late Friday afternoon and house lovely! Good sized bedrooms, well appointed bathrooms, comfortable seating and an enclosed garden to keep the dogs safe - very happy!

Great location for the winter weather with walks around town and even towards the beach at night time. We have been to Norfolk 8 times but this is the first time not in a little village - this has convenience in spades! Shops just around the corner and walks right from the doorstep. All the beaches here are great, we had a lovely time and will definitely return!

We have stayed in Wells on a number of occasions and can honestly say that Kipling House is one of the best properties we have stayed in. The owners have managed to make it feel like a home rather than a rented property and the location is great for walks, access to the town and the beach. We look forward to visiting again soon!

Fantastic family holiday house in great location. Arrived at Kipling House to find fresh cakes for 8. A welcome start to the holiday after a long journey, and a lovely touch. The house was great for us, 3 generations of a family and a dog. Plenty of bathrooms, well equipped kitchen, space to spread out, and very comfy beds. Parking for 3 cars was a bonus. Being close to town for fresh ingredients, and fish & chips was great.

This was a first visit for us all to Wells next the sea, what a lovely place, the beach and coast line are stunning.

Thank you for a wonderful stay - we have had such fun! The house is so well equipped, you have thought of everything, our children wanted to stay! We had fun exploring Holkham Hall, have been bike riding, horse riding, shopping and to the beach and the weather has been fantastic. None of us want to leave but we hope to be back next year!
