This really lovely double fronted period cottage ticks many boxes, and will appeal to a small family, couples and friends who are looking for somewhere rather special to stay. A lot of thought has been put into the decor and furnishings to make it stand out and be just that little bit different. There's a mixture of new and some old, much-loved family pieces to enjoy. With two bedrooms (king size and twin), two bathrooms, and three to four living areas to chose from, as well as a modern, newly fitted kitchen, there's plenty of space here to keep everyone more than happy.

If you can bear to tear yourself away for the day, Mulberry Cottage is a lovely retreat to return to after a busy day exploring Wells, spending a day on the beach, or even venturing further afield. With so much to do, it might be hard to chose. And you've no need to worry about finding somewhere to park when you get back - there's two parking spaces here for you. But, if you just want to stay in and relax, there's no nicer place to be.

From the cottage, you are only a few minutes' walk from the centre of this ever popular seaside town, with its bustling quayside, independent shops, cafes and some great gastro pubs. It's only a ten minute walk to the Quay and, if you are feeling energetic, and like walking, you can reach Wells beach in another ten to fifteen minutes (or quicker if you are super fit). It's well worth the effort - this is one of the most stunning beaches you will see. There is something here for everyone, at any time of year and whatever your age. And please don't leave without trying a spot of crabbing from the Quay, and some of the freshest fish and chips around.

Ground Floor:

Sitting Room
A comfortable attractive room to the front of the cottage, with wooden flooring and feature wall above the fireplace and log burner. Ample comfortable seating with a two seater and three seater sofa and armchair. There is a widescreen TV, DVD player.and Bluetooth speaker.

Dining Room
A good sized dining room with table and six chairs, wooden flooring and striking feature wall. The fireplace is decorative only, not for use.

Sun/Quiet Room
As if two receptions aren't enough, there is also a contemporary space at the back of the house with a comfy sofa and armchair for you to relax in, read a book or just admire the interesting collection of pictures on the wall. French doors lead into the sunny and private courtyard garden..

Shower Room
A very handy downstairs bathroom with shower cubicle, washbasin and wc.

A bright and cheerful, very well-equipped modern kitchen, with electric fan oven, gas hob with extractor fan over, fridge freezer, dishwasher and microwave. There is a small hatch to the dining room. A stable door leads to the courtyard garden..

Inner Lobby
A useful space with radiator, coat hooks and boot rack - great for drying coats and storing boots and wellies.

Landing Area
A spacious area between the bedrooms with comfy chair, and bookshelves, table and lamp - an ideal spot for a quiet read!

King Size Bedroom
To the front of the house with a large chest of drawers, peg rail with hangers, bedside tables and lamps.

Twin Bedroom
With full-size single beds, a small wardrobe, with hanging and drawers, and a peg rail with hangers.

Two steps lead down into the bathroom. The white suite comprises luxurious rolltop bath with hand held shower, washbasin and wc.


Courtyard Garden
A pretty, enclosed private courtyard with table and chairs and barbecue. A gateway gives access to the lane that runs to the car parking area at the top, where there is allocated parking for two cars. The lane and parking area is shared with the cottage next door.

Wells-next-the-Sea is a hub for North Norfolk coastal activities. From the picturesque harbour (where crabbing is a must) you can either walk, take the narrow-gauge railway or drive to the spectacular beach with its famous array of colourful beach huts. Stop at the Beach Cafe afterwards for a drink and snack - you can also hose down a sandy dog! Wells has a pretty, leafy green peaceful square,The Buttlands, which is surrounded by fine Georgian buildings. There is a bustling high street with all kind of independent shops, some lovely tearooms, great gastro pubs and restaurants. This beautiful coastline is a top destination for birders and walkers all year round. Beautiful Holkham Hall is just down the road. You can hire a bike from the quayside and spend a day exploring the coastal paths, or perhaps Holkham estate. And, don't forget to reward yourself after a busy, active day with some of the best fish and chips in the area.

Mulberry Cottage is perfect for a Christmas break as it is so cosy and comfortable. It's in a perfect location as it is not too far from some of the best sites in Wells, such as Holkham beach and the restaurants. We have had a lovely Christmas in Mulberry Cottage and would love to come again.

A great weeks holiday in a lovely cottage.

We spent a great week at the cottage with our 2 children, who loved it. The extra room at the back of the property is ideal as a play room for them. Also a small thing, but the heater under the coat rack was super for those cold mornings when you put a nice warm coat on. Would definitely return there again. Many Thanks...

Cottage impeccably clean. Everything of very good quality, beds and furniture comfortable. We had a good week weather wise and met up with some family. My wife Dianna was born in Wells and we love coming back every year.

We visited Mulberry Cott with some friends in October. We love Wells and found that the cottage was in a very good location, 5mins from the quay and the high street, with all the fabulous services that Wells has to offer and as easy drive up and down the stunning North Norfolk coast. Great butchers, fab bakers, wet fish shop and great choice of local eateries.
The cottage itself was great for 2 couples, it was very well kitted out, maintained and beautifully clean. Nice touches of basic supplies on arrival - nuts, wine & chocolate biscuits, great!
The only down side would be for anyone not 100% fit as the stairs were very steep and there were quite a few small steps throughout the house.

What a super cosy cottage, just perfect for an October break. Lovely little town - our first visit to Norfolk. Holkham was worth a visit, great tea room. The walk round the coast was fab. Cottage was ideal with great heating, essential for an Autumn break.

On our arrival at the lovely Mulberry Cottage we were greeted with beautifully clean, pretty, and well equipped accommodation for our stay in Wells. The cottage is in an excellent location for both walks into town and to the beach and onto the main road to the surrounding areas of Holkham and Brancaster.
Mulberry Cottage provided us with a wonderful base for our stay and had everything we required including a travel cot and booster seat for our 2 year old....and the wine in the fridge was much appreciated.
We ordered an online shopping delivery, but there's a very good supermarket just 5 minutes away. We also had fish and chips from the local shop on the harbour which was fabulous!
We would definitely recommend Mulberry Cottage to others and will be back soon.

We have had a lovely stay in Mulberry Cottage - Isla's first holiday. Our son loved walking to the beach. We really recommend hiring bikes to ride around the Estate at Holkham Hall. The home is very well equipped and we all really appreciated the little extras. The weather was glorious and we will certainly be returning to Wells in the future.

We have had a brilliant week in Wells. Mulberry Cottage is lovely - beautifully decorated, well equipped and a great location. the kids loved crabbing and the beach at Wells. Frech's Fish n Chips are delicious and lovely food in The Globe and The crown. Holkham Hall is also a great day out! We'll be coming back.

Very comfortable cottage. Wells is an idea base for exploring North Norfolk. A long walk along the coastal path to Blakeney was a highlight as was cycling through the Holkham Estate.

Lovely, well equipped cottage in an excellent location. castle rising is worth a visit with lovely tea rooms close by. We have been in various pubs in Wells, food good standard in all. walked down wells Beach & nearly all the way to Stiffkey.

Our second visit to Wells and we have loved it again. Love Mulberry Cottage, great location and lovely cosy cottage. Very well equipped. Lots of lovely walks, fabulous meal at the Crown and the best Fish n Chips. It was lovely to see seals at Wells beach. Super Week!

We were not sure what to expect at Wells but it has exceeded expectations. The cottage is in a great position and it is possible to while away the day without using a car. We have eaten out several times and been very happy - at the Globe in particular. Lovely day out on the North Norfolk Railway. The Cottage is well equipped.
