Fabulous sitting room with wonderful views over the salt marshes to the sea and estuary. Wood floor, comfortable corner sofa and leather chair. Large flat screen TV with Bt Vision. iPod dock. Wall mounted electric flame effect fire. Patio doors to first floor deck with contemporary style garden furniture. Large umbrella.

Outside
There is parking in the driveway and on road parking (which is restricted in summer) A small courtyard garden with garden furniture is at the rear and on the first floor with access from the sitting room is a fabulous decked area with garden furniture and an umbrella.

Wells-next-the-sea is a charming, traditional seaside town with sandy beaches protected by a pinewood forest. A visit to Wells wouldn't be complete without trying your luck at a spot of crabbing on the quayside, or simply relaxing and watching the world go by whilst sampling the best in local fish and chip cuisine. Bicycle hire is available on the quayside. Great local pubs include The Crown Inn, The Globe and The Victoria at Holkham.

Our week at Wells is always the best one of the year. Our second stay at Springbank and our third one booked. We love everything about it. See you next year! 12 year old Freya wrote - I have had a lovely time staying at Springbank. I like ice cream so drew you some to say Thank you. The pictures were really lovely

Weather really good - only one day of rain. Cottage very good, especially the TV and balcony. Wells is our 'Happy Place' and this cottage helped us enjoy another fabulous 2 weeks. We will be back!

“We were a party of 6 adults, being my wife and her two sisters plus husbands.We don't get together often enough. The property was perfect for us having 3 double bedrooms each with en-suite facilities, a sociable dining and kitchen area and a very relaxing upstairs lounge with great views. We are sure we would have taken the opportunity to enjoy the outside roof terrace had the weather been kinder, but it was wet, windy November! We loved Wells and its friendly people. The weekend passed by all too quickly.”

“Had the most amazing week's break with friends at Springbank in Wells-Next-The-Sea The house is gorgeous, centrally located, easy parking and the roof terrace adds to its charm. We came to Wells for friends joint 50th birthdays and their 20th wedding anniversary. After a weekend of partying and seeing people, many of us had not seen for 30 years, we had a quiet week of walking, eating and chilling. We picked this house as it was dog friendly but its also people friendly. Loved every minute and the beds are so comfortable. Would stay again.”

“Springbank is an interesting conversion with a great view over the playground to the marshes. Very close to the centre of wells but not noisy so convenient for shops, cafes etc. Only one parking space but we always managed to get a space on the road for the second car though could be tricky during the day. The terrace was much appreciated as the weather was glorious. Had a problem with a broken key and faulty TV but norfolk hideaways fixed both quickly. The TV is the biggest I've ever watched. We all enjoyed the week as crabbing, beach, little train, decent cafes and pubs all on hand. We had a good meal at the Globe in the Buttlands and Grey Seal coffee is excellent.”
