The Engine House forms part of a fabulous converted water mill outside the village of Burnham Overy Staithe.

The original chimney forms the centrepiece to the house and now houses a log burner. The double height open plan kitchen, dining and reception room is beautifully light and there are lovely views out of the rear windows onto the river, National Trust land and Burnham Norton church in the distance.The exposed timbers throughout are original to the house and were reclaimed from an old ship.

The property boasts two bathrooms, a double and twin bedroom and a cosy galleried snug on the first floor, which looks down onto the main living area.

The Engine House provides spacious living accommodation for four people and is a super base from which to explore the North Norfolk coast. It is situated midway between Burnham Market and Burnham Overy Staithe and for those who enjoy walking, it is possible to walk to either village.

Sitting Room Area

A large, bright comfortable room with a three seater sofa and two armchairs. The main chimney dominates the room and houses the wood burning stove. There is a side board with TV & DVD and occasional tables and lamps.

Kitchen and Dining Area

The kitchen area is well equipped and spans a back wall to the rear of the property. It is bright and contemporary with a door out to the decking to the rear of the house. There is an integrated electric hob, electric oven below, microwave, and under counter fridge with ice box. There is a good sized table and four chairs.

Master Bedroom

Double bed with bedside tables and lamps, wardrobe, chest of drawers and arched window with views over the river.


Adjacent to the bedroom is a cupboard area which houses the washing machine and tumble dryer and next to this is the bathroom with a WC, wash hand basin, bath with electric shower over and towel rail (not heated).

Staircase to First Floor

Galleried Snug

Cosy space with velux window with lovely views, open railings to look down on the main living area below. There are two comfy chairs with side tables and reading lamps, a stereo and bookshelf.

Twin Bedroom

Good sized room with twin single beds, velux window to the rear of the property, chest of drawers, bedside tables and lamps and pegs to hang clothes on.

Upstairs Bathroom

Next door to the twin room is another bathroom with bath, WC and wash hand basin.


There is off road parking to the side of the property with marked spaces for two cars. There is a private decked area to the rear of the house with a bench to sit on and enjoy the view over the river. While the decking is private and fenced to the riverside, it adjoins the adjacent properties, and unsupervised children or pets could make their way round onto the river bank.

Surrounding local area

Burnham Overy Staithe is home to Overy Staithe Sailing Club. There is a comprehensive chandlery on the quayside. The creek is spectacular in all weathers and the walk along the sea bank to the beach is very special. Overy beach is deserted and wildlife is abundant. Miles of sand backed by high sand dunes make it a desolate but incredible place. In season terns nest here on the beach and are protected by the Norfolk Wildlife Trust. The Hero pub and restaurant is a couple of minutes walk from the quayside and provides hearty and wholesome food. The Norfolk Coast path runs through Overy Staithe. The black windmill is a true North Norfolk landmark and dominates the skyline for miles. This is owned by the National Trust.

Countryside pleasures. Our stay at The Engine House was an unexpected delight. The setting of this property is outstanding if one likes to be at one with the countryside. A real highlight was the sighting of a kingfisher right outside our window. We look forward to a return visit.

“The location was excellent particularly for birdwatchers. The millstream was right outside the window and at least 30 species of birds were seen from the property. It is well situated for visiting the beautiful north Norfolk coast and surrounding areas. The Engine room itself is very attractive and comfortable and well appointed. It was also nice and warm. The property is surrounded by farmland with grazing cattle and the occasional barn owl.”

“The Engine House does provide a wonderful base for a holiday. Very peaceful with great views. Lots of lovely walks around the area including the walk to the beach at Burnham Overy Staithe. The hero is nice for a drink on a summers evening. Lots of dog friendly places including The Beaches which are more enjoyable at High Tide. Great food at Ship Inn. ”
